Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Pat & Joan are wonderful people, very hospitable and welcoming. The house is great and so is the breakfast. Public transport is convenient, by bus you can reach the city centre easily. We had the best time!

United StatesLots of things to love about this place! Yeah, it's a bit outside Dublin, but it's an easy walk to the bus stop that will take you right downtown. And if you sit on the upper level of the bus (as the hosts recommended), it's like a free tour! The room had a private entrance so you don't have to go through the house to get to it, and the hosts left several treats in the room! They also put all your breakfast goodies in the kitchenette area so you can eat breakfast whenever you want. We'd definitely stay here again!

Joan and Pat were really kind and helpful hosts! It was nice to chat with them and I felt really welcome in there house. Single room, bathroom and the house in general are very nice equipped and everything ist very clean. It's in the suburbs of Dublin, but the bus station to the city center is close and busses drive often. It was really nice to stay there for visiting Dublin!

Lovely, homely place to stay with superb hosts Pat and Joan. Gave us lots of advice on places to visit and the best way to get there. Room was beautifully decorated and comfortable as were the facilities. Really good shower! Nice peaceful location, a little out of the city which we knew, but plenty of transport options. Stopping at a B&B gave us the oprion to meet fellow travellers from Spain and Germany at breakfast and we will definitely be stopping here again in the future and highly recommend

PolandJoan and Pat are great hosts. House are great and spacious, they have garden you can enjoy in sunny day. Breakfast was a great bonus. Despite my partner back problem Joan did her best to comfort us and offer alternative bed. We felt well looked after and if I go again to Ireland I will pick the same Beechtree House. Send lots of hugs and big thank you to Joan and Pat.

United StatesWould have liked a bit more variety at breakfast, but otherwise had no complaints at all about the B&B.
Beechtree House was the perfect quiet B&B for anyone who wants to visit Dublin without being swallowed up by the noise and hustle of the city every night. Just a bus ride away from both Lucan Village and Dublin proper, Joan offered several great recommendations for local pubs and attractions to visit during my stay. She really went above and beyond to make sure I felt comfortable and welcome, and is a perfect example of Irish hospitality. I highly recommend staying here if you are visiting Dublin.

Hong KongA truly warm and welcoming stay! Joan and Pat were incredibly kind and informative, making my visit feel extra loving. The neighborhood is very safe and peaceful, which added to the comfort of my stay. And the bus connections to the neighboring villages and Dublin is great. I was in Leixlip for a course, but if I visit Dublin again, I’d still love to stay here—even though it’s not in the city center. Highly recommended!
