Excellent property. Beautiful heritage decor. Very clean. No noise. No disturbance. Location right at the heart of the heritage district and very close to everything in Panjim. Also well connected to the other sightseeing areas. The host couple are very very helpful and courteous.

We found the mattresses to be a light too hard to our liking. But again better than to soft and saggy

Everything was perfect.

Very good breakfast with Indian delicacies, very tasty bread rolls from a local bakery. The rooms are large and very clean.

Conversations with Roy and Sharon..such a well maintained 200 yr old heritage property..so much of old charm, classy vintage feel of the furniture and other interiors.. How things that are discarded have been beautifully repurposed! And that it is stones throw of colorful lanes of fontainhas, amazing eateries, bakeries, the iconic church , riverfront promenade ...loved everything

The Goan breakfast was simply amazing – authentic, flavorful, and a perfect start to the day. The hospitality from the owners was outstanding, making us feel truly at home. Highly recommended for anyone looking for a cozy and welcoming getaway.

Beautiful heritage place, gorgeous to look at and great location. A cut above other heritage properties around, big room and lovely little balcony. Recommended. Oh and a good breakfast and lively hosts too

The owners are so kind and helpful. They also have local and best tips, so if you go without a real plan Roy will ensure that you will have the best time. :)

Fabulous all round! A beautiful room with high ceiling, tiled floor and lovely balcony. Super clean, complimentary water each day and room cleaning if you want it. Breakfast each morning had a wonderful homemade feel, with different treats from the kitchen each day alongside eggs, cereal and fruit options. Sharon and Roy are really wonderful hosts, who recommended places for new contact lenses, every restaurant was delicious and their local knowledge is amazing. The location is quiet, and walking distance from the bus station and also to the lovely promenade for a night stroll. Highly recommended.

Location was excellent for exploring the capital of Goa, easy walking distance through historic Fontainas part of town, the rest of Panjim and to bus station. Very short walk to a range of restaurants. The room was lovely and definitely one of the cleanest rooms we stayed in while in India. The owners were very friendly and helpful and provided advice on places to visit and how to get around. The breakfast provided was good and a good mix of local dishes and your standard eggs etc. Definitely felt safe in this neighbourhood.

The mattress was probably the hardest we had in all of our stay in India which was a shame as the rest of the accomodation was excellent.

Excellent hosts, suggested activities and provided maps, took care of luggage and gave us an excellent breakfast when we checked out early to take with us although we hadn’t asked. Clean linens and hot water in room plus plenty of bottled water. Perfect location.

Nothing, was not a fancy hotel but everything was done well and it was inexpensive.

Spacious rooms, lovely garden (maybe with some bugs bites), amazing and very helpful stuff, great breakfast. Roy was very helpfull :) Would come back again for sure!

The location was great to visit the area, the building was beautiful, very big spacious rooms, very clean, and comfortable beds. The owner and his wife super friendly, and helpful with everything, he recommended 4 restaurants, we tried 3 all of them delicious.
