Room space was a little issue but that was manageable.

Due to off season Restaurant and room service was not available,basic needs like drinking water and cleanliness was provided by staff and that was upto the mark.best part is location and we njoyed thoroughly.No interference by anyone and safe to spend holidays.

For families, find better options, we were required to book because of a last minute cancellation by another property.

1. Bang on calangute beach, as we wanted. 2. Market near, restaurants, and really a good place to be.

There is no reception as it is not a hotel but like a lodge. One attended was there but of no use. You have to search him and remind him for anything. There was no room service. No linen was changed during our 3 nights stay. Sweeping of foor was not sufficient. We had to sweep our room ourselves several times because of entry of sand. There is no restaurant. No electric kettle in room. So you have to go to nearby restaurant even for a Cup of morning tea. Size of room was inadequate for three person but bathroom was quite big and very nice.

The one and only liking was the location. It was more than my expectations. 24 hours hot water supply. There was no electric supply failure during our stay. All other negative points are overshadowed by the location of the property. It is just a few steps away from the Calangute beach. You can see the beach from the room, verandah or from the front courtyard. It is just 250 MTR from the main beach entrance or main market. So it is little away from the noise and crowd. 👏👌😁

The location was fantastic, right by the beach and a short walk to many restaurants, bars and shops. The staff were very friendly and helpful, and there was a great view from the deck out the front of our room.

Little maintenance is required but it's worth the way it is now

Place is in Awesome location peaceful away from noise and music best suited for relaxing with friends and couples privately located worth spending money rooms are clean and maintained best part is the scenery of the ocean from the room. Absolutely no service at this place. At the time of check in one guy came & collected the full bill amount. Then he did not give water , drinking glasses in the next 2 days. No hot water for bath .

Avoid this place in monsoon. Rooms were not clean, there was bad smell in the room and surroundings. Toilets were not clean and there was a leakage too. Property has large honeybee house which is too dangerous.
