Rooms are all worn down. Not well maintained. Furniture in poor state. Need complete refurbishment.

Food was good - Breakfast, Lunch & Dinner . Service at the restaurant was also good. All staff was very responsive. External ambience was good. Location is excellent.

We booked the hotel so we could use the pool but It was left in a very unhygienic condition. Also, the rooms were smelling damp. One.of the showers weren't working.

Property is old and not maintained well. Broken furniture, fittings & shows its age. Linen, curtains all have been used beyond further use.

Far away from the routine locations in Goa. Very large property. Staff are good people & help where they can.

The un attentive maintenance. Area is not renovated painted or facilities maintained properly. Paint started peeling off. Rusted shower, non uniform ceiling in bathroom. Maintenance ongoing in next room while guest are allocated in next room making us felt unsafe or uncomfortable Bed and towels were old and they need yo get a new one.

Restaurant is not fully operational, quality of food is bad, Charging money for the order at the room itself immediately, poor support from House keeping staff, All are window AC need to upgrade to Split AC

The rooms were old and damp. There were no amenities and the room service was really bad. Food was only veg and they don't provide after 3pm. If you order food from Zomato the property doesn't even provide cutlery to dine.

The content about this hotel on <bookings.com> and the chosen room did not match the (no 3 stars allotted, room area <200 sqft). The site plan shows waterfront, but it is the river. Non-vegetarian or sea-food was not available. Wify was only in the restaurant (weak) and in the reception area. The rooms were badly done, smellt of strong insecticides 8beware of glasses/drinking water). The furniture/equipment had patly defects or partly did not function, e.g. very old/loud AC.

I liked the staff and the very qualified, helpful manager. Breakfast and buffet were thoroughly excellent, though only vegetarian. Swimming pool, the garden and the location were good and safe.

Regular cleaning of the rooms should be done - at present it is dependant on the occupant making a request to the reception The rooms is badly in need for repairs The areas surrounding the villas need to be cleaner- they appear shabby The air conditioning in the sit out area was not working The telephone EPABX was not working The geyser was not working

The property was spread out. The meals were vegeraian but decent. The swimming pool seemed decent enough.

The food at the restaurant is very expensive. The rooms shown in the picture are very different than what you actually get. Don't get deceived by the pictures.

Service and rooms its very old and the ac was making some weird noises we vacated immediately

The property was nice, like a garden type, but after entering the room there was a bad smell, as if it had been closed for many days. It was very dirty inside, full of mosquitoes. Outside on the ground, dogs were roaming and some strangers were also there."

Rooms are very dirty and stinking & smelling, No towels in rooms, no hot-water, no wifi, no intercom.

Location of property is prime and close to beach. Also have big area inside the premises.
