    Renovated old agricultural building, with visible traces of the ancient living. Has a special atmosphere. Quiet place in a small town. Easy to discover the surroundings, a traditional Italian town. The room is comfortable, airconditioned.

    Was upgraded to a beautiful Suite. Was pleasantly surprised. The owner Was most helpful and accommodating.

    The air conditioning could be better or maybe additional air conditioner in suite as it is quite a large room.

    I have had my worst accommodation experience in my life at this place. The owner is aggressive and unreliable. My experience is detailed in another review, but I'll think it is worth also mentioning the reputation of this host among my friends. I dis not know when I booked this place, but have later learned that this host is infamous for bad behaviour in my community. A very close friend of mine told me as the first thing when I said I was going to stay there that I should try to change. The friend had a booking from long time in advance that was not honoured upon arrival with some fictive excuses. I was told the story at the time it happened, but I did not know it was this host. This village is not exactly a place with lots of accommodation options, so you are pretty stuck when you cannot trust your booking. When mentioning this to other friends, I realised that this host has very bad reputation, and many incidents on his track record. My advice is to look somewhere else!

I've been offering hospitality to people like you who go dancing at the milonga for more than 10 years, but have I ever had a customer like this, bad me? Maybe my problem is being too good. As regards the reliability of reservations, in 10 years it has happened that I have had problems in the rooms, breakage problems, but you or others cannot know, do you know in how many rooms I have had to replace pieces of wooden flooring or shower taps that do they give in at the last moment? but I have always warned well in advance, it is certainly not in my interest not to host people, I am also writing this to you, just to make you understand who I am and what relationship I have with customers: on 8 December 2021 my mother passed away, I have the accommodation next to the house, many people advised me to close and let out the people who were inside due to the serious loss that had struck me, but I decided to leave everything as it was, also because they were customers of the milonga and I it would be sad to do something wrong. She is part of the percentage, not all of us are the same. I know by name her friends who call me unreliable, and they will have told her their story, but she doesn't know the rest, the keyboard writes what she wants, without knowing if it's true or not. My advice is that you look for her elsewhere where they allow her to do what she wants with the schedules, with the absurd demands and maybe being able to change rooms during the night because she felt alone.

    Through decades of regular travelling this is by far my worst experience. This host should never have been working related to service industry. Very aggressive, rude and not trustworthy! Also not proficient in English, so when you get problems with him, that many will and more on that later, you will have to sort it out in Italian. Arriving in the evening to check in there was nobody at the premisses and I called the number by the entrance. The owner was yelling at me in the phone and refusing to let me into the room which was prepaid. His issue ... on an earlier stay I had changed bed during the night as I was freezing in my initial bed as it only had a sheet while the other bed had a ticker duvet with more insulation. But for that he claimed it had been 2 people and I had to pay extra. I told him why I had used two beds, but he refused to accept, and without paying extra he would not give me the room. I told him again that I was the only person in the room and I changed because I was freezing at night. He was then yelling something and hang up. I called back 3-4 times and he was just yelling and hanging up. Last time I said I would report to Booking.com, while he was still hanging up on me, I got a text 10 minutes later that I would be locked in in 5 minutes. A friendly girl, his daughter I presume locked me in, and I thought this was over. The next morning I was going down to have a quick breakfast, he was coming in and stopping me from taking food, position himself 10 centimeters from my face and being very aggressive. I would have thought that after a night he would calm down, but rather the opposite! I still was forced to pay extra. I said that any dispute on payment he should take via Booking.com, and I just wanted to have my breakfast and get out of there. He was refusing me to have my breakfast, and I was asking him 4 times if I could have my breakfast or not, and he just kept on yelling in my face until I left!

On the morning of the first night he disappeared, not even the correctness of a greeting and saying that he wasn't having breakfast (maybe because there were two of you?) I went into the room and I saw two used beds with the sheets and blankets all on the floor.You have your version where I don't have proof, I say there were two of you. If she was cold it was enough to put the blanket that was in the wardrobe clearly visible like all customers do, apparently it's easier to change the bed than to open the wardrobe and if maybe you feel lonely, could you change the room too? On the second evening my son was unwell and I had to take him to the pediatric emergency room, I have check-in from 5pm to 8pm. I didn't see him arrive and at exactly 8.20pm I left for Udine hospital, and when I was entering the emergency room she called me, I answered her, all out of breath, that by now it was closed and that I had been waiting for her. I didn't answer the next calls because I was talking to a nurse, even though it was after hours I called my daughter to open them and ask her what time she wanted to have breakfast. Then my daughter wrote to me that she wanted to have breakfast at 10 and I wrote to her that it wasn't possible as check-out is at 10, consequently she then wrote to me at 9:45 and I wrote ok. The next morning after having served all the customers, it was 9.55am, I started putting away the more delicate products in the fridge, also because at 10.00am I had made a commitment to bring a couple of dancers from the milonga to Udine. to take the train to Venice and then the plane, when at 9.57 she arrived, she took the plate and was starting to plate the ham when I stopped her saying it was too late, she insistently asked me for a coffee and I, with the customers waiting outside, told her that she had to arrive earlier and that I didn't have time now, she then started to blackmail me by telling me that she would write everything on booking and I replied that it's fine, but I never got close to she, she's not my thing, and just to say everything, even the things I did wrong unlike her, I turned up the volume, but not as she says, being in the hospital, because I was already nervous about my son, she kept talking call, even though it was 45 minutes after hours and I might not have answered her, but since I'm as bad as she says, I took care to call my daughter to give her the keys. P.S. In your opinion, why did some of the customers who were present in the facility on those days give me a 10? Moral of the story: if you had been more correct, there wouldn't have been so many misunderstandings. may life smile on you

    The building is nicely renovated and the room are clean and well equipped. I think it is ok for a short stay (1-2 nights) The area is nice and the laction is well situated for trips to Collio, Udine, San Daniele etc.

    Breakfast consists of Ham (San Daniele, Speck), Cheese and lots of sweet options, bread and 1 croissant per person. There are no vegetables or options for egg etc. If you show up too late (09.30) you risk that the buffet already was taken away ... There is no really option to sit outside in the fresh air (no garden etc.) and there are no balconies or terraces in the rooms, so there is little incentive to relax at the location itself. The location indicated, that there are charging facilities for e-cars available - this is no the case. We needed to leave earlier due to familiar emergency at home. The landlord apparently agreed with a refund for non-consumed days and said, he will settle this with booking.com. Due to the fact, that Italian was the only language to communicate (english was poor) we understood, that the refund will be ok (why else calling booking.com). Back at home and chekcing back at booking.com we learned, that there was no refund, because it would not be possible to sell the rooms again. The location was not booked out at any time while we were there... This gave really a negative impression.

    Mr Harald, thank you very much for your review, and as you described the structure and its location, the studio apartment is well equipped and it is not only for 1/2 nights as you say but there have also been customers for a year. He writes because some breakfast products were missing. As for vegetables, I have never had a request, the egg is not available for health reasons, I don't have the kitchen that allows me, on a bureaucratic level, to offer it to my guests. The girl has the order to always fill up, the fact is that there are customers who have breakfast at 7.30 and always arrive earlier, so I start preparing the necessary things at 6.45 I go to the bakery for bread and croissants and after a couple of hours that certain products are out of the fridge, they put them back in the fridge and after all she never lacked anything. Nobody believes that the garden isn't there, the photos prove it, the chairs, the benches and even the umbrella, the rest has been ruined by this year's storms and by thefts. regarding the charging of electric cars, I don't know where you saw it, but there is one 200 meters near the town hall. Now we come to the best part. She booked me the studio apartment for 9 nights, he arrived on Tuesday on the fourth day, on Friday morning she told me that she had a problem at home (as she said, a family emergency) and that she should leave early. I told her I would contact Booking. com to know what to do and I was sorry. Booking.com responded to me saying that the customer is not entitled to a refund in case of early departure. He continued the holiday until late Sunday morning and then quietly said goodbye. I say, if I have an emergency at home involving a close family member, I won't take another three days off but will rush to get home. Yesterday a friend of his called me to ask me for the money for the nights not used and I told him that I will behave as booking.com told me. In any case, I also freely informed his friend that I would offer him a stay at a more peaceful time for him. Finally she writes in the review: "We returned home and looked on booking.com, we discovered that there was no refund because it would not have been possible to sell the rooms again."
