    Slightly complicated to find but owner very helpful and responsive, in Italian.

    Very new and clean with good facilities and comfort. Very close to Perugia Station which was why we chose this property.

    It is cold, which probably is the advantage in the summer months but not now. But they have put electric heaters in bathroom and bedroom. Also it is hard to find (no office or reception) so it is better to call them when you arrive.

    Perfect location, 50m to train station, 150m to Minimetro and with Coop just by. Flat was comfortable. Breakfast in the nearby cafeteria really good. Very flexible check in and out hours which I really appreciate.

    Super clean apartment. Anna was an excellent host and easy to contact. Walking distance to the train station and easy access to the mini-metro to go to the historic section of Perugia.

    Located near train station which is perfect for a day trip to Assisi. The host was very friendly and helpful but the thing that really stood out to us was the sparkling cleanness of the apartment (in fact the first in Italy we were able to walk barefoot comfortably).

    The traffic is noisy. Rush hour is 5-7 and then it quiets down and good for sleeping after 9. The access is very tricky with a car. Call ahead. Anna was extremely helpful guiding us.

    Very clean and functional. Right by the train station. All of the basics. Minimal cooking items to make simple meal in microwave. Take the mini tram to the top of the hill. Very good restaurant hidden one block from hotel. Osteria Mangiafuoco.

    One thing, would have been better if there were plates to heat food in microwave and bowls to eat some cereal.

    The appartment was spottless very clean, comfortable and all we needed. Bed felt like at home comfortable too. Hosts were very helpful, although I didn’t meet Anna physicaly we managed to communicate via watts app. Cloudio helped us to find the way to appartment and how to use the facilities inside. Very close to train station and the mini metro. Breakfast we were given vouchers that we used at a pasticeria Etrusca a bit further up the building.

    Main reason I booked this place was closeness to train station and late check in. Appartement was very clean, beds comfy, complimentary botteled water in the fridge. Also coffee. Bathroom was spacious. We took "breakfast included" option and I liked that it was served not in the appartement but 100 meters away in a small local coffee shop. It was so lovely. For 3€ you got coffee and a croissant. Loved, loved, loved the place, the atmosphere of the city and our lovely and helpful hostess :)

    There was nothing that we didn't like. The only thing which is not the property's fault is the location, it's a good thing that it's close to the train station, but on the other hand like most cities you have to be careful at night. Despite all this during our stay we never encountered any problems.

    The room was very clean, the beds were very comfortable and cozy. Anna, the host was very friendly and helped us with all the questions and things that we needed. For the breakfast we got some vouchers that are redeemed at the Etruscan coffee shop, food was always fresh and of good quality, it was also packed with people everyday and this says by itself of how good it was. I will definitely stay here again when I return to Perugia!

    This isn't a complaint as much as it is an FYI. The building isn't a hotel. It seems like an apartment or condos, so I wasn't sure exactly where to go to enter, but we figured it out. The host, Anna, is very friendly and helpful. I don't speak Italian and she doesn't speak english, but we made it work. I would type into Google Translate and we'd send messages back and forth in What's App.

    We chose this location because we needed to go to the train station very early in the morning. It worked perfectly for that. The room was very clean and comfortable. It was exactly as it looked. We didn't have time for breakfast, so can't speak to that. Also, we came in late at night and left early in the morning, so the proximity to the train station was perfect.

    The place is very nice ,the host is kind and willing to help , the studio is very clean and cosy. We will choose this place again next time we'll come to Perugia.

    We are experienced travellers, but in this case too many unexpected circumstances surprised us.

    The host sent us a single, long message via booking.com. It was written in Italian, which we didn't understand. In lack of proper indication of the house numbers, and any instruction received from the host, it took considerable time to find the building of the B&B. Within a circle of 100 meters around it, almost none of the local people was able to identify it. The flat turned out to be on the 7th floor of a large building, which wasn't obvious from the pictures published at booking.com. My wife cannot use lifts. She can easily go up to the 3rd or 4th floor, but climbing up to the 7th floor was more than exhausting. Although the location is close to the railway station and other facilities, there were many signs of regular drug and alcohol consumption in the neighbourhood and even within the building, which didn't give us comfortable feelings. When booking the flat, we gave the expected time of our arrival, but we didn't found anyone at the flat. I called the host, but it was impossible to communicate with her in English. Finally, she sent her son to show us where and how to find the key. We arrived with a Hyundai Tucson, which is bigger than a Fiat 500, but cannot be considered an oversized car. However, the door of the offered garage was too small to fit in, so we had to park in a public area. The statement "An Italian breakfast is available each morning at the bed and breakfast." is misleading. Guests get vouchers to be used in a nearby café.

    The flat was nice and clean.
