How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe whole area is so nice and quiet and the property looked cozy (the perfect backyard to get out in the morng and drink your coffee, with the fat cat purring next to you). Besides this, Sandra and her husband are the greatest hosts ever. They take care of your needs, and even if we don’t speak each other’s languages, we had a delightful conversatiom that lasted over an hour and was full of joy. Would totally come back sometime.

Verified reviewProximity of Sirmione and very calm. Two minutes from the lake, also restaurants and food stores . Very friendly hosts, excellent breakfast, good parking availabilities in front of house as it is a residential zone.
Wifi should be improved.

Verified reviewLower price than other rentals in the area. There was free breakfast. The hosts were nice although they only spoke Italian. Fridge was cold.
Our room had a lot of bugs and dust. Not sure about the other rooms here but it did not feel clean :( There were spider webs with many bugs we saw in there so it seemed like it was sitting for a long time. Shower was very small and in general the room felt cramped. Air conditioner barely worked and we were hot the whole time.
good morning, it seems that only my husband and I were saved from your nightmare stay that you spent with us. You stayed two days, if it was full of insects, dust, in your opinion, it was enough to say so. Apart from the fact that when we redid the room on the second day, between trolleys thrown on the floor, underwear, socks, bottles, papers etc. it was impossible to even move, notice, with an empty wardrobe, not to mention your garbage corner, despite there being a bin, perhaps from this combination of things the room was cramped. You complain about the location, but if you read the reservation it is clearly written that we are on the lake but 3 km from the center of Sirmione. As for the language spoken, it is also written there that we speak Italian, it may be a coincidence but we live in Italy, with other languages we struggle but with a little good will we understand each other, on both sides. The air conditioning was on from your arrival to your departure, turned off only when cleaning, what could be done, the room. It is not like me to respond by writing so much, but I would like to make it clear to those who read my response that if there were problems just say so, no one is perfect, but real problems though, and above all our description of our b and b is real. Verified reviewVery lovely landlords/owners, cozy, clean and room with an original and individual touch and a very relaxed atmosphere. Also, super cool breakfast - there is no buffet, so no waste (which I warmly welcome!) but the owners serve (literally!) everything you might need or want freshly in their kitchen.
Everything was fine. If you look for something near the touristic center of Sirmione, this place might not be for you, though. It‘s in a calmer area a bit further off.

Verified reviewLovely clean as described in the pictures. Bathroom was spacious and clean Plenty of choice for the buffet breakfast . Hosts were very friendly and nothing was too much trouble On street free parking available at the accommodation
It was a little bit far away from the main city centre, 45 mins walk, although there was some nice bars and restaurants locally. The pool was covered over so not available, this was a shame as we were looking forward to using it. It does in the pictures and facilities available so we think this should have been communicated before booking.

I'm sorry for the negative comment regarding the distance from the centre, it is specified that we are 3.5 km from it. The swimming pool, however, is seasonal and is usually opened in mid-May, weather permitting as written in the baby information. The photo of the same is however left visible on our site all year round (not misleading) but I repeat it is seasonal. Verified reviewVery nice place to stay. They only have 3 rooms, which gives it a very homely atmosphere. Sandra and her husband are great hosts. The breakfast is extensive and there are also sweets available (croissant, cookies, muffins,…). Sandra certainly doesn't want you to lack anything. They only speak Italian but they do their best to make themselves understood. In other words, a great stay, we would definitely go back.

Verified reviewWonderful hosts, wonderful room and breakfast and great location. Situated on a quiet street with easy parking. 5 minute walk to lake and shops and some lovely restaurants. A swimming beach can be walked to in 10 minutes. Love grassy area under trees with deckchairs to hire. The water was lovely and warm and very safe as goes deep very gradually. ISandras B and B was our favourite place on our Italy holiday. So friendly and made our stay very special. The room was beautiful and bed much bigger than it looked on the photos. The pool is lovely for a dip.

Verified reviewThe B&B was in an attractive well kept home and grounds. The room and bed were very comfortable and clean, as was the bathroom which was spacious. There was daily room cleaning as well. The breakfast, served by the hosts, not self serve, was varied, generous and tasty! Street parking was easy in this quiet residential neighborhood near Sirmione and a block from Lake Garda. The hosts were gracious, welcoming and very helpful!
I'm a fan of "first thing in the morning coffee" before breakfast; would appreciate more autonomy with coffee service.
