Great communication from the host, left us clear instructions and kept in touch up to our trip. The B&B was very clean, good location to get to key tourist spots. Would definitely recommend and stay again.

We stayed in this apartment for three days, and it truly met — even exceeded — our expectations. The floor has four units and offers a semi-private kitchen with a refrigerator, coffee machine, plenty of pots, pans, silverware, and dishes. If you want to have breakfast in the room, it’s very convenient — you can easily buy your own food and store it in the fridge. Everything was very clean, and the plumbing worked perfectly. The location is excellent — very close to the heart of the city and the Colosseum, about 20 minutes from major sights and only 25–30 minutes walking distance. Very convenient and comfortable. Special thanks to the cleaning lady — she did an outstanding job! The kitchen was always perfectly organized, and the room was returned spotless and in perfect order every day. Definitely recommended — thank you for a wonderful stay!

    We liked everything

    Bed..quiet location cleanliness

    Communication was not the best.

    Property response:

Thank you for your nice review! But...We really can't understand your comment about our communication. We are/always very precise and punctual.. You gave us an appointment here at 14:00, as you were moving from another hotel of the city. We were here at 14:00 as you requested waiting for your arrival. You did not come! You just disappear! You did not answer the phone! You left us waiting for you for a very long time!!! Then you showed up 4 hours later!!!! And you complain.. Which communication was not the best ??? Our communication... Or yours maybe?!!! Thank you for your good review, however..

The guest house is in a beautiful old building with lots of character and charm. The inner courtyard is so beautiful and peaceful. Only a couple of blocks from Termini station we had a short walk to the property and were soon met by the host. There are a number of guest rooms with ensuites and a shared kitchen lounge area which we found very useful. The coffee machine, fridge and sweet biscuits were great. The room was spacious and well appointed with a window onto the courtyard. The air conditioning was fabulous in the summer heat. The location is fantastic - many transport options and attractions close by. The quartiere was quiet and safe, we walked around day and night and didn't have any concerns at all.

Just a suggestion - there were chairs in the room but an armchair or Small sofa would be useful. Also a suitcase rack or two would be handy.

    Property response:

Thank you so much Judith! We really appreciated!

The accommodation is located close to Termini Station, just a 5-10 minute walk. Also, you can reach the Colosseum in a 15-20 walk. The staff are very welcoming and spend a lot of time giving you suggestions on what to see, do, and eat while in Rome. They have great suggestions for pastries and ice cream! The room is clean, the bed is comfortable, and the shared kitchen facilities have everything you need to cook by yourself. The accommodation is on the second floor and there's an elevator to bring up your luggage. The only downside, really, if any, is that the doors and walls are not the best soundproof, and you can always hear your "staymates" coming in and out.

I would give it a 10 stars rating if there wasn't an unfortunate incident. During my stay, parts of Rome experienced a power outage, which also affected the accommodation. While this was not in control of the accommodation, it was a big inconvenience. I couldn't turn on the AC with it being 37 degrees outdoors, couldn't charge my phone and even couldn't go outside since the front door only has an electric key. I reached out to the owner asking whether or not I can get a refund for my remaining nights and find myself another accommodation. The owner never replied. Since I didn't want to book another place to avoid paying for two accommodations at the same time I stayed and endured the circumstances. After completing my stay, I asked the owner for a 50% refund for the nights of the power outage which i am entitled to by regulations, but again, no reply from the owner. very poor! So I can only give it a bad rating.

Acceptable furnishings. Good public transport connections.

Unfortunately, our stay wasn’t as comfortable as we had hoped. There was no private fridge or kitchen — only a shared one in the common area, which wasn’t very practical. The main entrance door, which gave access to all rooms, could only be closed with a loud bang, making it quite disruptive, especially at night. The room had only blackout curtains, and unfortunately no real privacy — people could see in from outside and some even looked inside, which felt intrusive. Another issue was the air conditioning. Although the unit was installed in the room, it was regularly turned off by the host whenever we were out, so we’d come back to a hot room — not ideal during summer. The place had an old-school hostel vibe, but unfortunately without the low prices to match. The host also came across as rather arrogant and unhelpful. All in all, we wouldn’t stay here again.

    Property response:

The one and only reason why you will not stay here again, is because on the second day of your three days stay, we have expressly forbidden you to book our property in the future!!! It's the first time it has ever happened!!! You tampered with the electric tools by forcing the AC to maximum from morning to night while you were out in the city, against all safety rules!!! Then, even with WhatsApp messages we have read and kept in the chat, you used a very inappropriate language towards our gentle employees who gave up relating with you and reported to us. Your behavior was so unacceptable that it is the first time ever that we have formally banned a customer during his stay. Your review is just a hindsight revenge with a mix of inaccuracies and falsehoods that we don't want even to get into in your case..

Great location, less than 10 mins from Roma Termini. Very central, classic property. Spotlessly clean and comfortable. Good air-conditioning which was much needed as it was 35 degrees! No fridge in room but you could use the shared kitchen (shared by 4 apartments) and fridge there. Free coffee and tea provided. There are a few little cafe bars on the same road where you can get breakfast for €10, fruit, croissant, coffee and omelette. We picked up a hop on hop off bus for €26 each outside the station, this takes you close to all the main tourist sites and waswell worth it. Would definitely recommend as a base for a short stay. Thee accommodation is on the 2nd floor and there is a lift.

We struggled to find the property in the dark. There is only a small sign next to many other doorbellls on the door arch, so its difficult to spot as they all just look like residential apartment entrances. A lovely local called the hotel for us to help us identify it. With just a little more info it would be easier to find, however the lovely girl who met us took that on board.

The owner met us at the property & explained how everything works, there is a code for the building front door as well as for the apartments entrance. Then you get a key for your own room as there are a few rooms behind the b&b door. they have a communal area where there is a little kitchen but we did not use it so i cant comment on coffee/tea etc. The room had enough space & they gave us a room that overlooked the courtyard as it is quieter than the ones facing the road below. The courtyard is beautiful with trees, plants, water & fish. There is a lift one can use but the type that i dont like much so we used the stairs instead. TV is Italian so not much to watch for the hubby. The room gets cleaned every day by friendly ladies. There is a small safe in the room for passports etc. It is very close to the train station & the underground is not that far away either should you want to get to the Vatican or tourist areas. The room gets dark enough at night, could maybe upgrade the block out curtains as they dont cover 100%. Aircon works very well. The bed is a bit soft so some might like it, i prefer it a bit harder.

Maybe upgrade the block out curtains to cover a bit more of the window.

I arrived before check in time but the host was so nice to let me check in early when the room is ready. Location is very convenient. Walking distance to Roma Termini and metro station is also nearby.

Not enough hooks to hang towel or clothes in the bathroom. Also no rack for putting the luggage on.
