Room 106: AC works but not cool (hovering at 25), too hot at night (visited in summer) Safe did not work (unsure why). Socket in the toilet was loose, intermittent power for hairdryer. External building was dirty.

The rooms location was perfect to discover Venice. Room had enough space- The small kitchen and fridge in the room was very convenient. Staff was very friendly. Check-In and Check-Out was uncomplicated.

We had a strange experience whereby the hotel text us on the day of our reservation saying they had overbooked and wanted to offer us a free upgrade to a more expensive hotel - the Canal Riva De Biasio - however, when we checked the reviews this appeared to be a lower quality hotel with some very bad reviews. I’m unsure if this was genuine or an attempted scam to fit more customers in, so we declined the offer and stuck with our original booking. The hotel were originally quite pushy saying the upgraded hotel was a better option and worth more money, but eventually let up and confirmed our original booking. This could be a misunderstanding and a genuine offer, however something didn’t feel right and I thought it best to warn other customers as a precaution.

The room we stayed in was comfortable and clean. Whilst this hotel is on the edge of Venice Island, it is near multiple water-bus stops which makes getting the boat in each day very simple. This is a good budget accommodation especially if you are looking to stay away from the crowds.

Sadly, the building is tired and the room in particular shabby and in need of maintenance. The bathroom was in poor condition, the bath needs replacing and the sealant was a mess after multiple bodges. The mixer tap on the sink was also loose and was close to falling off. There was damp along one wall and the plaster was bubbling and failing. The main room was also in need of refurbishment. Bedside lamps fixed to the wall were loose and the general feel was scruffy overall. The other problem here is noise from othe guests. The building is compact and you can hear people coming and going, babies crying, chairs being dragged across floors and on several occasions we couldn't sleep or were woken by others. Also, if the windows are opened, mosquitos are a real issue here. Overall, a really good base to visit Venice from, not far from amenities, good access from the mainland and about 30-40 minutes walk from the centre. Dissapointed however by the condition, living experience and overall feel of the place.

Although the location is a little far out from the centre, it is good for access from the mainland. A Vaporetto drops you about 8 minutes away and the station is walking distance. You are also only 10 minutes from restaurants and shops. The area around the hotel is also very quiet. The room was a good size with a decent sized bathroom. It had everything you need, including kettle and air conditioning, although this was not cold enough and probably needed servicing. Cleaning and making up the beds was done daily.

The bathroom could use a bit of retouching. It is NOT shown in the property’s pictures. While it does not have technical issues, it certainly doesn’t match the aesthetics of the other rooms.

Overall the room was nice - spacious and equipped with everything you might need. It was located on the 2nd floor and featured a wonderful balcony overlooking the rooftops. We also benefited from daily cleaning services.

I asked for two single bedrooms as I was in Venice for work with a colleague and we had a big bed to share. There was the option on the reservation and I also wrote a message to the hotel to remind this necessity. Luckily I am not embarassed to sleep with this person, but it would have been not ok if I was with another one. It is mandatory to have cash to pay taxes, but they didn't have any change and I had to wait the third day to have the change back. All the staff does not speak italian. As an italian I consider this as pity and something unaccepable. Wherever the structure is clean and super calm, in a very good area, close to the station.

The shower was a little small and the shower curtain wasn't really keeping all the water out so the bathroom floor ended up getting a bit wet.

The place is close to the train station which is great. Shanju is extremely nice and helpful and answers calls quickly and is always ready to help.
