How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewThe property was in a terrific spot, perfectly clean and even had access to outdoor seating to enjoy the afternoon sunshine! The apartment was perfect for the two of us, with a great bathroom and kitchenette.
Only one small issue was the bed kept separating as it was two single mattresses pushed together to create a double size.

Verified reviewI had not a good experience in that house and it started before I arrived when the owner told me that he will decide after my arrival if I can bring in my dog, because he have to check the health status of him. In my entire life I never was told that. For no reason he suggested that incredible idea that my dog could sleep in the garage. He is asking 10 euros for the dog, but this price wasn't shown when I booked the room. That was mentioned at the email confirmation on page 176 (really long and in Italian). He also wanted some more money for the early check in. But the room was already finished when I booked. The room was very small and you could hear all the neighbours. I barely slept. Sharing a bathroom is always a special thing, but I knew that before. Next morning I couldn't enter it for 30 minutes because it was blocked by another guest. A day before i have been in another house, same price, 30 sq meter rooms and no extra for the dog. The same I had the day after when I booked another room (and i got an entire house). So I can tell that this room is overpriced. With all the extra costs i could easily go to a better place, without hustle, discussions and including the dog. But I am travelling on a small budget and usually even the cheapest houses are ok. The hotel is in a safe area and you can park there. The house itself has an interesting architecture which I liked. The owner offered his garage for my hiking cart ( for free), which was very helpful and he donated 5 euro to my social project Trees of Memory by cutting off the price for the dog, after I complained massively about the extra cost strategy. To be honest. I wanted to cancel and asked him to give me back my money, so I could go somewhere. After that he upgraded my room with an extra bed. I still don't know why, because I am on my own and the dog sleeps on the floor. But anyway Thanks for all of that.
The owner keeps some goose in the parking area. They have a tiny little water basin, no grass and it's a universe away from what those animals need for a happy life. I felt sorry for them. They shouldn't live like that.
Thank you for taking the time to share your feedback. However, I would like to clarify some aspects you mentioned, so that your experience is correctly contextualized by the reader. My beloved animals – geese and ducks – do not live in the parking lot at all, as erroneously reported, but enjoy daily freedom on a private green hill of over 3,000 square meters, with large shaded areas, always available water tanks and full freedom of movement. They receive care, space and dignity that they would hardly find elsewhere. Regarding the presence of animals by guests, it is absolutely normal – and necessary – to check the hygienic-sanitary state of the animal to protect the environments and the other guests. We cannot accommodate animals with infestations, visible infections or in a state of neglect. The supplement for the accommodation of the pet, clearly indicated in the booking conditions, serves to cover the costs of deep sanitization of the room. In this case, at the end of the stay, the room was in critical conditions: widespread presence of hair, insects and dirt, so much so that an extraordinary disinfestation was necessary and the room had to be closed for two days, with the costs entirely at our expense. As for the early check-in, normally provided with a supplement for arrivals from 3:00 pm, it was granted free of charge at 12:00 as a gesture of humanity, considering your particular personal condition. I would also like to point out that all the conditions of stay (times, supplements, rules for animals, etc.) are widely and clearly visible before booking, in the language set on your profile, and are automatically re-sent by the platform (in Italian or English and not in German as set on your profile), divided into sections with clear and legible titles. The ironic comment on a supposed "page 176" seems to suggest carelessness in reading, rather than a real problem of clarity on our part. For the sake of completeness, I would like to point out that from the videos you have published on social media it appears that: - the night before our stay you stayed in an industrial area of a neighboring town, paying about 50% more than our rate, in addition to the supplement for the animal; - the following night you slept in an abandoned farmhouse, in the open countryside, without essential services. Comparing these experiences with a stay in a facility in the center of a regional capital, safe, with private parking, independent access and dedicated assistance, seems sincerely not objective. Those who choose to live in an extreme way and outside the minimum standards of comfort (walking around the world on foot, dragging a cart, sleeping on the street and living on offers) can hardly adapt serenely to a facility designed for guests who seek order, cleanliness and clear rules. Such alternative lifestyles are not always compatible with our accommodation proposal, which remains simple, but decent, honest and transparent. Verified reviewLocation was great, close to lifts to the upper part of town. Good coffee shop and a small grocery store next door. Gianluca was terrific. He helped us move in, gave us a nice introduction to the area, to some unique trees and some interesting feathered friends. He even took us to our car rental agency!! He was friendly, outgoing and humourous. In spite of the fact that he knew little English and we knew even less Italian, Google translate filled in the gaps. The room was spotlessly clean and well maintained. Parking was right outside the back door in a dedicated parking area - very convenient. Nice patio area, as well, on the way to the parking area.
The room was exactly as advertised - it met all of our expectations. We cannot think of anything that required any upgrading.

Quiet, good view and convenient for the city centre (Centro storico), which can be accessed by a short walk to the lift or by climbing 154 steps to keep fit! Bathroom is very well appointed. A bar next door is open from early until late evening. If arriving by train into Central station, take the little FAL train to Citta station (roughly every hour) for €1.05. 4 minutes walk from apartment.Walking with luggage is impossible and the famous escalators are unreliable.
Nothing important. Could I suggest a kettle, if only in the communal area, with basic tea/ coffee making facilities, which may be helpful in colder months.
