How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. The shower jet was not strong and the water did not drain well. The a/c in the biggest room was not enough (we moved the fan from the kitchen and it was much better).

Verified reviewExcellent location, just a few blocks from the Vatican. There are two grocery stores right next to the building. The check in instructions were clear and easy. I think the pictures are a bit outdated though. The unit was remodeled and has lot more sleeping arrangement. Would def recommend to a family with kids.

Verified reviewLocation is excellent! Very close to Vatican and an easy walk into centre of Rome. The Metro is 10 min walk so fairly easy to get across the city. The main bedroom is great and all beds were comfortable. The rooms were all clean too. Communication from host was excellent.
The bathroom really needs upgraded and fell short for us - shower also needed reset for hot water with poor pressure.. Kitchen also - although we ate out every night so not so much an issue but if you like to cook meals then prob not ideal. Lots of stairs - not an issue for us but if you have any mobility issues then not for you. Finally, if you need to get to airport then organise yourself. We arranged one and it was 90€ - a white cab will cost you 40€!.

Verified reviewVery private.The double bedroom mattress is really comfortable, quality pillows and towels. Location fantastic if you want to be close to the Vatican and St Peter's Basilica. Corner shop with all you need just a few strides away from the front door. Lots of restaurants close by. Really nice location!
The apartment is on the third story. No elevator so you need to be fit! About 60 steps. Air conditioning is too loud to have on over night. Check out time is 10 am.

Verified reviewThe location is excellent, very close to the Vatican, with restaurants, a bus stop, and a Carrefour supermarket nearby. The house is clean, spacious, and well-equipped. There is air conditioning, so it's not a problem during hot weather. The only downside is that the house is on the third floor without an elevator, so it's important to note for elderly people or those with mobility issues.
There are two minor issues: one is that there isn't enough toilet paper, and the other is that some utensils, like the bottle opener, are broken. We bought a bottle of wine and almost couldn't open it.

Verified reviewLovely, spacious, fully equipped and comfortable appartment in the heart of rome, in a pretty, historic building. Plenty of beds (can easily accomodate 6 people), fully equipped kitchen and bathroom. Few steps to St Peters basilica and castel St Angel. lots of great restaurants in the immediate neighbourhood, also the supermarkets, bus stops - basically everything you may need. The area is safe and peaceful.
Just few perks of an old bulidnig: 3rd floor (high one) with no elevator - not a problem for us, but I imagine it may be for some. Old, single glazed windows - one of the bedrooms is pretty noisy with the street noise (trash cans, cars, etc - all easily audible). Odd smell in the bathroom - nothing really bad, it didn't really affect our stay, but it's there

Verified reviewThere was a lot of space, very nice apartment, very well located. All the restaurants and shops were nearby. The owner was very friendly and reachable.
The boiler kept shutting off and there was no hot water. I contacted the owner, whom explained me how to fix it. However the boiler kept resetting and we had to fix it everyday, which was inconvenient.

Falstaff notified us only two days before our arrival about the works on the facade of the building claiming that it started two days prior - in fact the works started in July 2023 until the end of November. The TV didn't work throughout the period of our stay

Was not advised work would be done on outside of building. Shutters would not open fully due scaffolding on building exterior, leaving room dark and little natural light. Men working and climbing right outside window, started 7am and extremely loud. Netting was then put on exterior limiting light and air flow. Unable to have curtains open with workers. Bathroom in need of updating, felt not clean. Had issue with toilet a first day, advise management and said would look into it but no one ever bothered to. Air conditioner did not work in main area. Main bedroom had extremely strong mold smell making impossible to use bedroom. Pullout couch had issue, had to sleep with head at foot of bed. Internet stopped working last couple days. Management would only offer one night refund, but have yet to follow through. Booking.com support was terrible, no one would respond as promised.

Verified reviewThe location and the apartment were both excellent generally.
I was surprised by the amount of stairs and think this should be indicated in the property information. The bathroom was in need of some redecoration as there is quite a lot of damp on the ceiling and there is a bit of a leak from the shower onto the floor. The bathroom floor was not that clean. I also think that the kitchen has need of some work, and it has an unpleasant smell around the sink area. Finally, there was no signal on the TV and no instructions for it.
