This guest house (only 4 rooms) is a very nice place. It is located 10 meters from the beach across the road. Rooms are big and recently renovated. At the dining room tea, coffee and water available all day long. Locals restaurants are around. Parking is available at the street.

hot weather :), early checkout - at 10am

The property is in 3 min from beach, a few minutes walk from cafe and bus stops, 15 min by taxi from Fiumicino airport or 30-50 min by bus from airport (it depends on route/time). The home has coffee/tea room. Big Thanks for friendly welcoming and iron provided upon request. We tried Papaya beach (in 5 min walk), not so many people, with a lifeguard, water is clean, we paid 4 euro for umbrella, 4 euro for sun lounger, no fees for entrance. P.S. FYI, regarding public transport, we needed to buy bus/subway tickets, we could not pay in bus, it is suggested by drivers to buy tickets in advance in tobacco shops. In our case some tobacco shops had not tickets because everything was sold out. Finally, we found tobacco shop with available tickets, 24-hour ticket for bus/subway (whole Rome) costed 8 euro, if I am not mistaken, kids under 10 years old can use bus/subway for free.

The location is close to Fiumicino airport and takes 2 hours to reach city center by public transport. It is absolutely ok, if you enjoy beach and do not travel much to center.

It was so quiet and peaceful. The only problem was there was no address markers so our cab driver had a hard time finding it.

The place is brand new, hope will stay this quality while the time goes by

Everything! This was is a perfect place to stay in that area. I was only staying there one night before a flight. It would be a great place to stay just outside of Rome. Beautiful waterfront location, close to restaurants, and even a small market , to buy water, beer, etc, which you can keep cold in the small fridge in the room. AC works well, and the bed is very comfortable.

Everything was great! Room was super clean and staff was really helpful. Location was really perfect, it was really across the beach. It was only 10/15 minutes from the airport also :)

Very close to the sea. Very clean and crisp. Easy check in.

Thin walls. Lots of loud noises.

I could not find a taxi to get to the hotel from the train station. They staff went out of their way to arrange a ride for me. They also set up my taxi for the way home.

I didn't have time to go to the beach, but it did not look clean or appealling.

Wonderful place to stay. close to Fiumicino Airport , close to many restaurants and markets. Across from the beach for one last beach walk before heading home. The staff here is always very nice and helpful The rooms are generous as are the bathrooms, everything is spotless. Always coffee to start the day. . Our go to place

Clean and nice room. PrIvate outside area with cloth rack for drying and seating. Best of all was the staff. So friendly and helpfull. The beach is across the road!
