AC broke during our stay and hot water stopped working. The owner was very accommodating and waived daily tax and reimbursed us for the purchase of a fan. He was friendly and repaired both within 24hrs.

Location near good restaurants and subway transit. Breakfast items available in the room. Easy access to the room.

Very clean and spacious. Was walkable to everything you needed and Emanuel was very accomodation and quick to response to any questions. We loved the stocked kitchen for small snacks and coffee in the morning too! Also the bed was super comfy and very much appreciated after 24 hours of travel!

Everything was perfect! Emanuele was so kind, he was there for anything and the facility was perfect! We were very confy and near a metro line, it's perfect for exploring rome! Thanks again Emanuele!

Friendly welcome, very clean, everything we needed was provided. Cakes & coffee always being topped up was a lovely touch. Accommodation felt very secure. Nice neighbourhood, very close to Vatican city and only 5 minute walk to the metro station. Would highly recommend.

Just something to consider for the light sleepers, the place is on the ground floor but it is not a heavy traffic street. Only thing I noticed was street garbage picking up happening every night around 11PM and early in the morning which can be disturbing for some.

Lovely place with everything you need 15mins walk from Vatican and 15 steps from metro station. The attention to details in providing everything you might need, from generous bathroom items to a snack or coffee always there for you, was lovely. My husband appreciated his daily morning cake that Emanuele left for his guests :)

Excellent accommodation option, everything was super, and a very wonderful host! The apartment is located next to the metro, it is convenient to get to any point by public transport, the Vatican is just a 15-minute walk at a leisurely pace. The room had air conditioning, but we didn't use it, it was very comfortable. There was also a common kitchen where you could find tea, coffee and pastries. Excellent option for price and quality

The host, Emanuele was very kind, the property was very clean, it was cleaned every day. A big bonus was fridge on the room, plus a common, well equipped kitchen. Great location too, near to Vatican and Metro A line.

Everything was perfect and exceeded our expectations! We were greeted by Manuel upon check-in, he was very responsive and friendly. He suggested some great places to dine and they did not disappoint. The free breakfast was enough for my family to start our day. The rooms were clean, and each had its own bathroom which I liked a lot. The facility is very close to the metro and bus stops. It is also a walkable distance to the Vatican City. Overall, this is one of the best places we stayed at during our Europe trip. I will definitely be back again! Thanks, Manuel!

First of all, the friendliness of the manager (Emanuele) is really exceptional. The location of the apartment is great, the nearest metro station is 3 minutes walk, Vatican City is nearby, too. The rooms are modern and clean, with all the comfort you really need. You get a nice Italian breakfast that helps you start a memorable day.

We ask for a single bed and that one was not so comfy, also although if you are visiting Vatican City its perfect location but not if your looking fir a central location where you can explore the rest of the city.

We have the hall flat available for our family, so it make our stay really pleasant, beds, bathrooms and in general all the facilities are outstanding. The staff and the owner where excellent hosts.

I remember, my first time at the B&B that they would have served you breakfast in bed, with cappuccino and cornetto from the local bar. This time round breakfast was served in a common room with products bought at the supermarket. I would recommend to go back to where you started on this! It was a massive plus considering the price!

Location is close to the city centre by walking distance. Receptionist was very helpful. Room was clean and area was quiet.

Booking. Com should be very strict regarding the facilities and services written by the property. For example a pastry and coffee should not be mentioned as breakfast, similarly offer for arranging a very expensive taxi for airport drop off or pickup should also not be allowed to mention as airport shuttle. Regarding this property there was no airport shuttle, no staff, no iron, no working AC and a very basic breakfast. The location given on the map was not working and it was extremely difficult to reach property using the instructions. The owners were repeatedly contacted to send location on watsapp but they did not, so 1 hour plus on streets with luggage. The instructions given were not clear and the language used was threatening. Last night was horrible as it was hot and AC connection was turned off from somewhere else. Owners were contacted but they deliberately did not respond till morning. So last night was horrible. Overall score not more than 4, so very overpriced. The room was basically a room in three bedroom flat and a very small kitchen where surely 6 people could not stand if they came out at the same time for a so called breakfast. Walls are extreme thin and my room was next to the washroom of the other room and every time someone would flush it seemed like sitting in Lu
