How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewA boutique hotel setting with high service standards. The room design is immaculate….. loved everything about this property.
I didn’t like the inconvenience of car accessibility.
Dear Mr. Mansour, Thank you so much for your kind words and for taking the time to share your experience at Martius Private Suites. We are delighted to hear that you appreciated our boutique setting, high service standards, and thoughtfully designed rooms, it means the world to us. Regarding your comment about car accessibility, we understand how that can be an inconvenience for some. One of the unique aspects of staying in the very heart of Rome is being surrounded by centuries of history within walking distance , Piazza Navona, the Pantheon, and countless other landmarks are just steps away. While this central location offers an extraordinary opportunity to explore the Eternal City on foot, it does come with the trade-off of limited car access due to the historic nature of the area. We truly value your feedback and hope to welcome you back again soon , whether for another stroll through Rome’s iconic streets or a relaxing evening in one of our immaculate suites. Warmest Regards, Peter P. Night Auditor

Verified reviewBreakfast was very good. Staff friendly top to bottom. Walkable to Trevi and Spanish Steps. Busy area with good selection of shopping and restaurants all within walking distance. Room and shower also excellent. Modern but touches throughout of the history of the building.
Elevator small but since airline lost our luggage it wasn’t an issue. Regardless, the steps are easily manageable.
Dear Mr. Martorano, Thank you so much for your thoughtful review. We are thrilled you enjoyed your breakfast and felt warmly welcomed by our team from top to bottom, that truly means a lot to us. Our central location is one of our favorite features too, and we are glad you took advantage of the easy walks to iconic spots like the Trevi Fountain and Spanish Steps, plus all the great shopping and dining nearby. It’s wonderful to hear the room and shower exceeded your expectations and that the blend of modern comfort with historic charm made a positive impression. And thank you for your understanding about the elevator , we are glad the stairs were an easy alternative and hope your luggage eventually caught up with you! We look forward to welcoming you back to Martius Private Suites for another memorable stay in the heart of Rome. Warmest Regards, Peter P. Night Auditor

Verified reviewI had been debating between this apartment and one other one in another location. In the end, we chose this because the location was excellent. A very short walk to Pantheon and another direction, Trevi. Lots of great restaurants nearby. A gelato shop (Giolitti) a few steps away from the apartment. If the weather was not too hot, you can actually walk your way to Castel Sant'Angelo. Staff was generally helpful - they even helped us get a cab when we went exploring and had switched our rooms promptly when we had issues with our first one. Breakfast is part of the package - it consisted of bread, jam, yogurt, muesli, pastries, juice and coffee. Eggs and crispy bacon (I recommend this) are an extra charge. Rene was extra helpful with our orders. The highlight of the room we booked must be the Jacuzzi-designed sauna room inside the big hotel room. This is just another level of decadence. There were two rainfall showers and the another option that spouts water like a waterfall. There is a quirky thing though to be aware of - the showers (at least in the room where we finally settled) did not have a door and we had a hilarious time figuring out how the shower worked. But there was minimal splash and the water did not leak down the floor so it was all right. But if you have the air con in full blast - you might want to shut it down while you shower. About the sauna - our family loved this. The presidential suite with SPA is pricey so if you want to indulge, give it a shot. We had to switch rooms because the first one, although fully renovated, was just too small for our group. The second room located one floor up was huge, lots of space and light, but partially renovated. The toilets was still in the classic style and the entire space is carpeted and had the older furniture, unlike the renovated smaller room which had wooden floors and more modern furniture and a smart TV.
The first room they gave us was much smaller than I expected from the pictures - the size did not match up to my exception of a presidential suite but was beautiful and newly renovated and the bathroom shower leaked out on the floorboard. I spoke to the front desk and they switched us to a bigger room the next day. The second room we stayed in was really big and the bathroom shower / sauna was excellent. But there was a musty smell in the carpets. The aircon was also tricky because it is controlled centrally so it was cool then suddenly shut down when you raise the temp by one degree - speak to them about the ideal temp you like because they will work it out from their end so you avoid any issues during your stay. Some of the furnishings / equipment are older - like an older chiller, older TV model (not Smart TV), lacked an extra plug for charging devices on the bedside (either you use the lamp or you charge your device) Since the sauna and the shower was a bit of a novelty in design, it might help to have some written instructions on how use. Elevator was small - but I think this is the norm with many older buildings. Just be aware rooms may vary in features, appearance and size - try to clarify your expectations with the booking staff to avoid issues.

Verified reviewA beautiful and luxurious experience in a fun and bustling part of Rome. The entrance is not obvious, it’s rather hidden because you have to ring in at one of this ominous doors, but I enjoyed it because it is part of the private, luxury, and safe experience. The room was great with a comfortable bed and unique decor and architecture. The staff was great and I enjoyed the addition of a bar on site. It was my second time in Rome for this particular trip and I definitely preferred the location of this hotel. It was right by the famous sites and the best restaurants, as well as some cute and unique shopping experiences that I enjoyed. Overall the area was so lively.

Verified reviewThe room is nicely decorated and the bed is comfortable and the hotel is in a good location.
The shower cabin leaked in the flood, the sauna did not heat well, the sewage in the bathroom smelled. The cleaning ladies saw the shower leaking and smelling every day, but no one did anything or asked us if something was bothering us. Our room (presidential suite) was located next to the room for washing and drying towels and linens and it was noisy until late at night. We complained about it, but we were told there was nothing they could do about it. We were also disappointed with the breakfast where you have to be satisfied with what is provided, and where omelettes, eggs, pancakes, hot chocolate, cocoa are charged extra. One morning we did not have cheese or ham. You have to pay extra for anything they do not bring to the table themselves. For such a price of accommodation (presidential suite), this is unacceptable.
Dear Visnja, We are very sorry that your stay was unsatisfactory, even if you were assigned one of our most prestigious and new suites, 75 square meters of surface. As for breakfast, it consists of a large continental breakfast, served at the table as is appropriate in a luxury boutique hotel, complimentary extras are also served and the rest is à la carte. The hotel is located in one of the most beautiful ancient buildings in the historic center of Rome and offers a taylor made service for all customers, who in fact always give positive feedback and return to the Martius Private Suites Hotel. Best Regards, The Concierge, Luigi P.B.

Verified reviewI had an absolutely wonderful stay at Martius Private Suites in Rome! The location is unbeatable—right in the heart of the city, just a short walk from the Pantheon, Piazza Navona, and other iconic landmarks, making it ideal for exploring on foot. The room amenities exceeded expectations—beautifully decorated with a blend of classic elegance and modern comfort. The bed was incredibly comfortable, and the suite was equipped with everything needed for a luxurious stay, including a well-stocked minibar, high-quality toiletries, and excellent climate control. Cleanliness was top-notch—the room and bathroom were spotless, and housekeeping maintained the highest standards throughout my stay. The staff was warm, welcoming, and always ready to assist with recommendations or requests. Overall, a perfect boutique hotel experience in Rome. I would definitely return and highly recommend it to anyone looking for luxury, comfort, and convenience!
The only thing my wife missed was a full-size mirror in the room, which would have been a great addition to an otherwise perfect setup.

Dear Mrs. Sibel, It was a pleasure to host you at the Martius Private suites Hotel. The facts are as follows, the tourist tax is never, and we emphasize never, included in the price of the stay. The reason is as follows, if you were not to stay and had already paid for the stay, the tourist tax would not be charged to you. For this reason it is mandatory by law to collect the tourist tax at check out, as has been done. We also remind you that the documentation on the reservation is reserved at the desk and it is not possible for the customer to view them. Furthermore, the receptionist has not threatened any complaint to the Municipality of Rome. We add that among our reviews, no customer has ever complained about paying the tourist tax, which the hotel is required to collect, in the name and on behalf of the Municipality of Rome. The Martius Private suites Hotel works as a team to satisfy the needs of the customer. Best regards, Luigi P. B,, The Concierge
