We arrived at the place a bit earlier than the official check-in time, rang the bell, and were let into the room right away, which saved us quite a bit of time. The accommodation is well-maintained, with a small garden and the option to borrow umbrellas and sun loungers for the beach. The staff is truly very kind and helpful. Overall, the stay has a family-like atmosphere, as there are only about six rooms and we were looked after by the same two people throughout our stay. The rooms are air-conditioned and, like the bathroom, very clean. The bathroom even has a hairdryer and plenty of towels. Just be careful with the sand from the beach — it’s best to rinse it off either in the beach shower or in the garden at the accommodation. Breakfast is sweet-only, with a selection of different pastries, yogurt, and muesli. However, at the beginning of our stay, they asked if we had any dietary restrictions, such as a gluten allergy, so they could adjust the breakfast accordingly.

There could be more furniture for sitting in the room - a table with arm chairs. There are no balconies to fully enjoy your sea view in the hotel 😎. The water pressure in the shower might be stronger. There is a centralized air conditioning system that I personally don't like since you can't regulate it. But I managed to switch it off, so it wasn't a problem anymore. Be prepared thar your sea view may have the other side: disco parties in the beach clubs which last until about 2 am almost every night. I had no chance to sleep during my 3 nights stay in the hotel till they end. So, plan to participate in them or spend that time somewhere else 😂.

The great location - just a step from the beach and from all facilities. Very helpful and attentive owners who are truly trying to do your stay nice. My sea view room was nice. A pleasant sweet Italy breakfast - pastries and coffee. There were also yogurts and a bit fruit. Gluten free and lactose free products were available as well. Free sun umbrellas, sun beds and sun chairs can be taken. The public beach where they can be used is 20 m from the door. The public beach is clean. There are also beach clubs around. You can enjoy black sand in Ladispoli (like on Tenerife), which is an unusual and interesting experience.

Can’t think of anything!

Location was perfect, right next to the beach. Very buzzy exciting shopping streets and plenty of restaurants close by. Room was large and quiet, shower great, hosts very hospitable and friendly. Handy to have secure on site (paid) parking too. Breakfast has plenty of choices of the traditional Italian breakfast type but you can request cooked for extra which we didn’t need.

Nice and very clean room with amazing view on the sea. The hosts are kind and very welcoming. They played in the morning with our 2 years old daughter to help us and let us eat. They were very accommodating too with our time of arrival.

Noise levels from the restaurants / bars on the seafront can be high, but this is to be expected if you want to be in the centre of the action. The b & b itself is a very calm environment and there is a garden area in an inner courtyard at the rear of the propery which is peaceful.

It is a lovely place- starting with the location on the boardwalk of Ladispoli- Despite being in a very central area with bars, restaurants and organized beach locales, inside the rooms are quiet, tranquil and spotless with every convenience. Breakfast is varied, tasty and generous. Alessandra and Antonio are amazing hosts and make each guest feel at home with their warm hospitality and generous manner. I can't wait to return!

Absolutely a lovely place to stay. The hosts were so lovely, the room was great and very spacious. Spotlessly clean and a great location, near beach and town and bars/ restaurants. The hosts allowed us to leave luggage there on our last day which was great and also provided a space for us to come back to change clothes etc and let us use facilities like toilet and outside shower, and left out towels for us. Alessandra and Antonia were so warm and welcoming, We had the king room with a beach view. The room was cool and clean (everything you need for our stay, white towels, white bedding, love the view)... We explored Italy from here but also loved the local daily markets and restaurants. Nothing was too much trouble for our hosts, they helped us understand Italian better.. the areas and nearby beaches and towns. Thank you for making our stay “perfecto”

It would have been helpful if there were screens on the windows. Mosquitos came in over night as we needed to cool down the room with ocean air. I had many bites in the morning.

Parking was available on-site for a fee as well as free parking out front of the gate on the street. Rooms were modern and very clean. Breakfast was perfect. Croissants were fresh. Owner prepared us cappuccinos.
