How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

The town Asciano is like 10 minutes away so your supermarket shopping is easy and affordable

Verified reviewThe peace and quiet. The view, the birdsong. There was a problem with our accommodation electrics, which was fixed rapidly and with no fuss.
Some of the furniture is a little worn, but then it was a bargain price, so within expectations.

The room is noisy as it is close to the highway and the photos on the website is not exactly same as the fact. The kitchen is old and fan does not work, no disk wash machine. There are lots of bugs in the room.

Verified reviewNice apartment in a countryside villa. The garden and the pool are well maintained, it is a very nice and relaxing area. The apartment has all the necessary equipment and furnished in a nice style. The whole estate is in the middle of Tuscany, Arezzo, Montepulciano, Cortona, Siena, and the Chianti and Val d'Orcia regions are close, in 30-40 minutes driving distance. The facility manager Francesco is very kind and helpful, his attitude brings up this rating to 7.
I think there is a serious issue regarding the cleanness. The apartment was dusty, the ceiling had a lot of spiders with their nets, the dining table had some kind of meat cream on its side. With a bit more attention this could be managed easily. Was talking to other guests they also complained that after arrival they had to spend 1-2 hours with cleaning.

Verified reviewThe area was pretty and the flat was spacious. Some of the views were beautiful but not the main road! The handyman Francesco was responsive and tried to fix things but some of it was unfixable sadly.
We left early as it was so uncomfortable and it was very tired. They need to inject some money into the place as photos don’t align to the experience. The beds were rock hard. The dishwasher was faulty for 3-4 days, the sofas were so uncomfortable and the kids beds were unsafe and hard. My son fell off and hurt his leg on a broken chair which they then removed! Wouldn’t recommend to a young family like ours. The pool was dirty and the property is right next to a main road which is really noisy. I am still waiting on a city tax refund and was disappointed they didn’t give us some sort of discount especially as we left early due to poor sleep. Thankfully Booking.com helped us manage everything. I have lots of other bad photos to show but can only upload some.
We thank Mr. Abi for being our guest and for taking the time in posting a review... probably “time” that he should have taken (in addition to being more careful) when booking, rather than doing it superficially and then, upon arriving at our property, realizing he had the wrong apartment. The result is this “revenge review”! But let us explain: Mr. Abi, independently booked and chose one of our two apartments on the first floor. Apartments that do not have an adjacent private outdoor space, instead arranged on the ground floor in the garden with table and chairs. This is clearly indicated in the photos/description in our ad and we have never had any misunderstanding in the last 25 years. As soon as they arrive he asked us for a change of apartment, saying he was wrong in his choice (we have the chats to prove it). Unfortunately, it being August, we had all the apartments occupied and could not grant it. From this moment began an endless series of complaints (including some reported in his review) totally unfounded only with the aim of receiving a cancellation and a refund, which were not granted neither by us, nor by Booking to which we proved that everything indicated by him was false. I could list and prove that all the complaints written by Mr. Abi are unfounded, but I think my description just given is sufficient. Fortunately, our property is highly rated and excellently reviewed by all our guests. And one can easily document it by reading the hundreds of reviews on Booking, on other portals and on the web in general. We work very hard daily to meet the needs of our guests and, we can assure Mr. Abi, “we inject money” every year to maintain the property and to purchase and replace interior and exterior supplies. We also reassure Mr. Abi that most of our guests, especially in the summer time, are indeed young families with children! Maybe they simply chose their apartment with care and attention according to their own needs. It is really disappointing and frustrating to know that there are such travelers, making up bad reviews that throw mud at accommodations like ours to justify their own mistakes. We hope to have no more guests like Mr. Abi and hope that he will not be hosted by other properties.

Verified reviewVery restful apartment set in Tuscany about 20 minutes from Siena. Our apartment was spacious and comfortable with all the facilities we needed for a relaxing stay, an outdoor seating area and access to the pool and sun lounges. Paolo, our host was generous to allow me to use the washing machine on our first day there. We particularly liked our visits from the very friendly cats.
Not a huge negative but general feedback, the overhead bifold cupboards in the kitchen were heavy and difficult to manage.

The location is really isolated. You need to drive everywhere you go - even to get breakfast. The pool is very dirty and is not cleaned. We saw all kinds of insects swimming in it - so none of us went in during our 5 day stay. There are also incredible amount of bugs - we were COVERED (not the property's fault -- but would have loved a heads up and some insect repellant). Wi-Fi wasn't great in rooms. Also - there are lots of activities to do around the property - wish we were told of them when we booked so we could have made use of the bookings. We found wine tasting and cooking oil details in the welcome book, but it was too late to book by then.

Verified reviewthe house is located in a bucolic setting, at night it is completely quiet, the air is very clean. there is parking right on the property. there is plenty of space. our unit did not smell bad in any way
this is a remodeled property that was created by separating 2 buildings into 7 units I believe. the walls are completely non sound proof, you can hear EVERYTHING your neighbors do even if they do it quietly. There are no small windows to open, there are no nets on these large doors, so it’s a challenge to enjoy the fresh air while inside. The cleaning is not thorough, there are killed mosquitos all over the ceiling, I saw some spider webs too. The property needs updating to allow for comfortable stay.

Verified reviewThe location is perfect - it's accessible and easy to find. You can get to the main points of interest (Val d'Orcia, Siena, Chianti) in 30 - 40 min. The apartment is well equipped. We had some cold days and the heating worked perfectly. Last but not least, the landscape surrounding the property is beautiful, especially the sunsets! 🌄
WiFi was only available in the living room, but it wasn't a big issue for us.
