Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

GermanyI can only think of the idea, that there could be a way to have snacks or at least a simple breakfast at the villa because there are no facilities within immediate walking distance - you'd have to drive. And still, we were aware of this and were not disappointed at all that we couldn't get that at the villa.
This is an amazing villa located in the middle of Umbria region. It takes approximately 1,5h to drive here from the Fiumicino airport by car, the route is pretty simple, and if you are not an experienced driver you'll still feel fine as only a very short part of the route goes through the mountain serpentine. We lived in the Azurro apartment, and it was very convenient for a family with two children. It also has a great mountain view from the terrace, the rooms are clean, and you can hardly hear other guests staying in the other apartments. The apartment has all the necessary minimums regarding the kitchenware (except for the dishwasher machine), but you need to think of things like garbage bags, or dishwashing liquid and sponges, etc. in advance and bring them with you (of course this all can be purchased in the nearest department store). There is no breakfast option, but you can drive to cafes and restaurants nearby, and also cook yourself (there is even an option to have a real barbeque). The water in the pool was always warm, and plenty of sunbeds were around it for all the guests. Tanja was very welcoming, and shared many tips on what to visit, and where are the key facilities nearby. We would really love to get back here!

United KingdomNo microwave in top floor apartment. Showerhead needs replacing.
Beautiful location in Umbria. 30-60 mins to varied Umbrian towns like Perugia, Assisi and Gubbio. Fantastic pool and communal games area under a rustic roof. Various places to relax and eat inside and outside. Planted flower beds. Spacious accommodation. Authentic solid Umbrian farmhouse. No need for Aircon despite temperatures reaching 38° on a couple of days; just follow the Italian way of closing the windows at about 9am and keeping them closed until about 9pm when the atmosphere cools down, we had a fabulous cooling breeze keeping us comfortable most nights. Mesh at the windows kept the insects out. Tania was an experienced host and bought a new kettle so we could brew tea. She also suggested that we could get extension leads and a converting plug for electrical appliances needed for the toaster, from the empty downstairs flat. We were in the top flat and suggested that the shower head needed renewing as it wasn't spraying the water but shooting it out. Tania was able to explain that I must have turned off the boiler on a switch as we had hot water on only the first few days. Cold showers were lovely and cooling however.

Beautiful location in the Umbrian countryside. Very friendly owner. The pool was nice and refreshing on hot days. Good outdoor spaces with lots of seating. Gorgeous olive groves surrounding the property. Cute and friendly pets at the property. Free Wi-Fi that works best at the common areas.
