How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Verified reviewLocation is top. Extremely short distance from S. Francis basilica. Everything within walking distance. Parking also conveniently close by. We were able to walk and visit all the sanctuaries.
We enjoyed pretty much everything.

Beds were hard. No A/C - No way to get outside air. Felt like a dungeon. Room had zero sunlight and a very dim fan light.
Dear Guest, If you book only the lowest rate and do not read the description, then it cannot be our problem if you book the economy room that do not have air conditioning. If the same room has two different rates and name there is a reason. Hard beds because the mattresses are new, soft and deformed it would be a problem. There is a large window that you can open the sun shines on it all day. In addition to the light of the ceiling fan there is the central light and there are LEDs along the entire headboard of the bed. All you had to do was ask and we would have turned on all the lights.

Dear guest, you booked by yourself!!!! In our description is not write that we have a lift. You had the room on first floor as you requested. In the historical center of Assisi the hotels are in original building trace back '1200-'1500, are not new building with big rooms and bathrooms. But as you like to spend more you can find some suites or Luxury hotels, you paied for 2 stars hotel.

Sadly everything. The photos & questions responded to on booking.com did not match the accommodation. While we understand that old buildings are not perfect, we expect honesty when telling us about your accommodation. The photos & stairs, 20 to get to the accommodation then another 44 stairs to get to our room with luggage,did not match the online photos. On arrival we had to go to a shop next door to try & contact the Manager/owner as access instructions did not work.

In our decription you can find the photos of the stairs, there are photos of the entrance with the arch and stairs and photos of the internal stairs, we have only 2 floors, we are not so high... Our description does not say that we have a lift. Our check in instructions don't say that we have a bell next to the door, where you can ring and we answer or open the door, but you can see it, we didn't think we'd have to write that.

Plumbing odours, resolved eventually. Fair bit of noise from street below.

There was no staff on site when we stayed at the hotel. Staff came in the second morning to collect a cash tax payment, which I was not aware I owed.
Dear guest, if you check on your reservation you can see the room rate and is specify city tax payable cash direct in hotel. The staff is always present in the morning, for preparing and serving the breakfast, for cleaning the rooms and more. As is specified on our description (for that you received a code to open the main door) during the afternoon we are not always present at the reception, but we answer always on the phone.

Verified reviewThe location was very nice, I mean, you can’t be at both sides of the town at the same town, I’ve been staying by Piazza Del commune I the past, but I really enjoyed being so close to St Francis, it looks stunning at night and was a real gift go for Laudes and visit the tomb at 6:45 am when it was completely alone. Breakfast was a very basic Italian Breakfast but really good quality. And Martha, the kind woman who helped us with breakfast was very sweet and hard working lady, all the details were taken care of.
Well, the rooms are in the small size and the insulation is not the best, but the good was much better .
