How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewLocation is great, although the Trinità dei Monte stairs to acces Rome at Heart are eternal and then the stairs to access the room are awful bad.
The description to access the Rome at Heart is vague. No contact at all with the administration. Some bread/donuts and 3 water bottles for the 4 days is not breakfast! Drainage was clogged as soon as I got to the room. Wifi didn't worked most of the time.

Verified reviewThis property is in an amazing location, a stones throw from the Spanish Steps, walking distance to the Trevi Fountain and other landmarks. The host was very kind and helpful leaving snacks, water and coffee for the machine. As a solo female traveller I felt very safe here in this clean, cosy space.

Verified reviewService was brilliant - Jacopo messaged me the minute I landed and gave me good instructions on how to get to the B&B. He also sorted a taxi for me to get back to the airport at the end of my stay. Very helpful. Available if needed, but not intrusive. Facilities were good - Fridge, coffee machine, good sized bed/bathroom/shower, and the air-con was a godsend! A few minor repairs needed in the room but I felt very safe behind the 3 locked doors. Loved the genuine Italian feel of the place, the private stairway to the bottom of the Spanish steps and the restaurants literally outside the front door (see pictures). Ingenious wardrobe behind the mirror. I forgot to take pictures of the room but the pictures on the booking site are a true reflection of the facilities. Would definitely book again! Location was perfect - Spagna metro is just the other side of the Piazza (A line) and the main centre is easy walking distance. Ideal for visiting the Vatican or the Borghese gallery which are both worth a visit.
Very minor - Radiator was on in the main hallway and a little confusion on arrival when I pressed the wrong buzzer which then got stuck. My advice to future guests, stick to WhatsApp communication and have a little patience if you arrive first 😁

Verified reviewI spent 2 1/2 weeks in this charming apartment. The location was wonderful. And, despite the lack of an elevator and more steps than I would normally be able to handle, they were easy surprisingly to climb - only a few inches high. I stayed in the area last year for a couple weeks and was looking forward to this apartment - I was pleased!!! I hope to return soon. btw - the hot water was hot and the water pressure was superb.

Verified reviewIt seems that I was very satisfied with my stay in Rome, especially with Jacapo’s assistance and the amenities provided in the room. The location, right next to the Spanish Steps, was a huge advantage, offering both comfort and a well-prepared guide for tourists with recommendations for restaurants, markets, viewpoints, and other attractions. For first-time visitors to Rome, I highly recommend checking out this guide. I will definitely stay here again on my next trip to Rome.

Verified reviewLocation was Excellant for walking to attractions. The live performances in the Swuare were Excellant. Local food restaurants were moderately ok
I had no access to wifi on arrival so did not receive email to advice of my arrival at your locked front door. Very disconcerting and scarey. Thank goodness on several occasions over the first few days the next door hotel was able to assist. I did realise I booked only a room No hotel facilities . Me big error.

Verified reviewAmazing place to stay in the heart of Rome . I would love to come back again . A very comfortable, stylish and clean room . Good value for money , especially for this area. Everything is closed , a lot of restaurants, taxi next to the building, the host was so kind and professional- my flight was delayed and he was waiting for me till 23-00. I left my luggage for 2 hours more after check out in the room. There is coffee machine and biscuits, water and fridge. They are giving sleepers and robe. I like everything and definitely will come back

Verified reviewI loved the location. It’s perfect because it’s literally on top of the Spanish Steps so you can overlook the city. Very close to all the places you’d want to go such as Trevi Fountain, Piazza del Popolo, Pantheon and so on. It’s a cute room that has all you need and more, to be honest. (Small coffee machine with little bagged croissants/cookies and water in the fridge) Host was super nice and accommodating and easy to reach via WhatsApp.
The fridge was either not cold enough or not working.

Verified reviewThis property was perfect for a solo traveller. Jacopo the host was very helpful and patient. He kindly waited on me to arrive later than scheduled, due to flight delays. He was also brilliant at keeping me informed in advance about work going on outside the property on one morning during my stay. The location of the property was amazing- literally right at the top of the Spanish steps. This made sightseeing so much easier as I felt I was right in the heart of everything and was able to walk to most places. The property was also very easy to find coming from the airport. I was able to get the train from the airport to Termini station, then take the metro to Spagna and be right at the property. This saved me a lot of money compared to getting a taxi from the airport. I also appreciated the welcoming touches of Nespresso coffee pods, mini packets of biscuits and chocolate croissants. The property had everything you need if you plan to use it as a base whilst visiting Rome. The facilities were clean, the bed was comfortable, there was also a coffee machine and mini fridge in the room. I would recommend this property to any solo traveller wanting to visit Rome, and I would certainly stay here again on my next trip.

Very minor point, but water pressure in shower could have been a bit more ferocious. One thing to mention for people with mobility issues is that the climb up the stairs in the property from the bottom of the Spanish Steps might be a bit if a challenge.

*The bathroom always broken. First the sink, than the shower, than the toilet. NIGHTMARE! *It’s really hard to find the accommodation. The description online is not accurate. *The enormous stairs up to the apartment are not for everyone and should have been mentioned upfront *The cleaning stuff was crazy loud. Smashing the doors every 90 seconds, shouting as hell. Doors are thin as paper, it was like they would shout directly at me. This happened EVERY day for HOURS. Even my noise canceling AirPods (second generation) couldn’t help much. It was a NIGHTMARE. *The hear dryer is missing a part at the back. The safety net that protects sucking in your hear in the back is GONE. Of course I did not assume that and tried to dry my hair. Big mistake. My hair was sucked in. I lost a lot of my hair and it was so very painful. NIGHTMARE
