The communication with the host. The host was very helpful and responsive.There were also some sweets and coffee for breakfast, as well as water. Air conditioning was also very good for this season.

Everything was nice, the place was clean, easy to reach instructions were clear for check in as we reached around 12 in the night. Tips were given to move around the city easily. Most important the host was very helpful and available when required.

Location. Was just a bit difficult to find it since it was kinda a flat inside a big building. Could use a sign outside to tell people they are at right place, but that's it.

Nice and clean. Good value for money. Person who checked us in was very nice and friendly, gave us some good recommendations on where to eat some real good pasta. Special thanks to the little helper, who made sure we both got a bottle of water.

There were multiple objectives we did not like. For starters, the owner did not instruct check-in method, not until a few hours before check-in. We weren't aware that out bathroom was across the hall and not in the room. Additionally, the breakfast is water, coffee and just some croissaints/sponges.

The room was of good value for money. Transport just across the road.

Excellent facilities, clean rooms, fantastic location close to buses, train station and food places. Coffee machine and prepackaged breakfast treats, water juice and milk supplied. Common dining area.Access via lift or stairs. We loved staying here, secure place and with great communication with host.

There was a little problem with the internet, it didn't work properly in the room area, but everything was fine in the lobby.

The location is good, right opposite the hotel there are public transport stops going to the center. The room is clean and bright. The lobby is very comfortable, where you can spend time outside the room, there is also coffee, cookies, water, milk for breakfast.

The Place was inaccessible. Couldn't find the owners / renters for hours. Too many persons milling around in the same space. We did not feel secure Besides,, there was not even a spoon to eat some cereal. The other occupants ate all the snacks and juices. The experience was horrible. I demand a refund .

There room we checked in was room No3 and it had bathroom and toilet in the corridor(privet for the room but still outside) it worth the money but it was really old and definitely had better days. The only good part was wifi speed and access to all the public transportation with just 1 min.

Firstly, our bathroom was privat, but not in the room and we must’ve gone there through the hall, I guess it must have been highlighted in the room description during the booking! Room number 3 it was. The room wasn’t new and saw better times, the bed was creaking. Breakfast was bad. There we just coffee and cookies and that’s all.

Good and stable internet, location of the hotel - there are different public transport nearby. The room had a conditioning. The price was cheap.

The accomodation was not at all like in the pictures. The room was dirty, we had no warm water and the breakfast was a joke. Also when you arrive, there is noone waiting for you, it's just so unpersonal.

however, there was no breakfast included. It was mentioned on Booking.com that breakfast was included (and they advertise as a Bed and Breakfast), however they only supplied water, coffee, and small cakes for breakfast. Additionally, there was a problem with the hot water when we were showering. it would come for maximum 2 min then turn cold. We had spoken to the host (by message, as he did not accept phone calls) and the problem was never resolved during our stay.

The location is quite nice, being in a quiet area in Rome, and just a 15-30min bus ride from the center of all touristic locations the apartment complex is nice and the cleaning staff are pleasant

Terrible communication. Check-in was terrible. I was sent a message when I booked the room that I would be given check-in instructions the day before check-in (no one is at property to greet you). I waited, but no instructions came. I sent multiple messages with no reply. I even began scrambling to find another place to stay in case this one fell through, worried I'd be left with a four-month-old baby and no place to sleep. Finally, three hours before check-in, they sent me the information, including that I would need to call a specific number to open the outer door. I did not have a working phone to call out at the time. Had they told me sooner, I might have arranged something. Luckily, someone was coming out when I was going in so it worked out. They didn't give me the wifi password until I asked specifically. After those two communications on the first day, they didn't respond to messages again. My request about what to do at check-out went unanswered, so I left the key where I found it and the door to my room unlocked. Other room problems: Dirty walls. Floor that blackened my socks walking on it. Unwashed cup in bathroom. Scorched socket in bathroom so no place to plug in hairdryer. Light fixture was hanging partly off the ceiling (not a safety issue, just aesthetic). Front of nightstand drawer falling off. Broken lamp by bed side. Bad layout of beds with little room to move between them - the room was too small for a double and single bed and should have been rented out with just a double bed. No sheets or pillow cases for the single bed. Old-style keyhole into your room that people can easily see through from the hall (we put tape over it for privacy). No shampoo or conditioner in the room, just a bar of soap. There is no fridge in the room as advertised, only in the common area which doesn't work for storing my medication.

Clean, comfortable bed. Ok breakfast of individually packaged croissants/pastries, bottled water, and juice - cheap and not a lot of variety, but a decent snack. Not much else good I can say. I will not be staying here again.

we stayed 5 nights and they only cleaned the room one time and only because I asked to. The shower was very dirty the hot water in the shower did not work well the lock of the room was a nightmare, opening and closing the room took a while always there was a construction outside the building therefore a lot of dust everywhere the air conditioning never worked, it was very hot during the night

location is good, far from city center but the bus stop is just in front of the building. So, it is worth it

Location.

Breakfast was very very poor, only crackers, cakes and coffee. Nothing else. The same all days. Not spoons, nor equipment for kitchen. when I arrived at the house, no one warned me about the code at the front door, I could not enter the house because I did not know the code. Only a random passerby discovered the host did not warn me. I did not catch wifi in my room, only in the reception room, the water was only cold and hot for a few seconds. I couldn't bathe and wash my hair normally. There was almost no breakfast, only cookies. No spoons or other kitchen utensils.

We didn't have warm water, air condition for heating and WiFi in the room. When we arrived in The Place to be&B, we didn't get what we saw on Booking.com. It's a completely different. The dirty room and bad sheets, cold room and bathroom. The owner promised us that he will repair, but he didn't do it.

The rooms are poorly maintained. On the surface, it is a good area, but very poorly maintained. The main complaint is poor maintenance and hot water, which is almost non-existent. But at the end of the trip, all that was amortized by beautiful Rome.

Good concept of rooms and common dining rooms, breakfast, good location. Public transport in front of the building every 10 minutes.
