Sincerely, I can’t recommend this place enough. One of the great things about traveling is meeting people and you won’t meet warmer, more friendly, more helpful hosts than Luana and Marco. It's an idyllic setting and beautifully maintained, and brilliantly located to explore the area from.

I couldnt fault anything even after careful consideration.

Luana and Marco made the stay very easy and comfortable. The breakfast was ample and served partly at table and partly buffet, it was plenty and just kept coming. The view is amazing, even from the pool area and even though the place was full, the pool area was quiet even when all the guests were there, it is a big space and you dont feel like you are on top of eachother. Parking is easy, the room was very large, the bathroom too and Luana also gave us extra towels since we were using them for the pool. The donkeys are a bonus.

This place is like paradise. The surroundings and the views from the house and the pool were absolutely stunning. The guesthouse was spotless and beautiful, and Luana and Marco were incredibly kind and welcoming. Marco gave us great tips for day trips, and the location was perfect for exploring the area — close to the center of Spoleto, yet tucked away in peaceful, natural surroundings. Can’t wait to come back!

Very nice and extremely quite. Well positioned, 5 min from the city center . The pool is absolutely amazing for a refreshing moment . Breakfast is very rich, savoury and sweets, cakes are delicious , don’t miss “Torta della Nonna” !!

There are no negatives about this property. It is unique and special.

This is an exceptional B&B with extremely welcoming and helpful hosts. I felt like we were staying with some friends who just waited on us and helped us enjoy our time visiting, but we did not sacrifice privacy. We had the whole place to ourselves in the evening. I would definitely return.

Plenty of delicious choices for breakfast, including homemade jams and cakes. Marco and Luana made sure that we had everything we needed. Generous welcome pack in room - wine, fruit, chocolates, and also water replaced each day.

The views were excellent. The room was large and comfortable. The hosts were excellent and the breakfast was amazing.

Our stay was absolutely delightful! Marco and Luana were incredibly kind and welcoming, always going out of their way to ensure we had everything we needed. The room was beautifully decorated, spacious, and immaculate, providing a serene and comfortable atmosphere. A beautifully restored farmhouse out and away from the traffic/city. Luana and Marco were the best hosts so helpful with restaurant ideas, sights to see. We wanted to lay low one evening to have pizza and wine at the house and they accommodated us with wine glasses, plates. 10/10 hosts and B&B.

There wasn’t really anything we didn’t like.

It was situated and tucked a little in the hills about only a mile from city center but quiet, spacious, and gave an incredible view of the Italian countryside while easy to walk into town. We stayed as a family so had two rooms and the pool and little animals on property made it a nice stop too for the kids.

A stunning and stylish conversion of an ancient farmhouse in a gorgeous position overlooking olive groves and oak woods. The family are really welcoming and thoughtful. Would love to have stayed for months.
