Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

United KingdomWe had to move two days after settling in which was fine, my issue is the communication as I inform the owner I would prefer to move in the morning. We had to move at night which was stressful and the next property was not in pheonix park village I, as the communication was poor: thr owner stated down the road I thought that was lot 3 in pheonix I as we were at lot 4 prior to moving. It was when we were moving the information was given that in fact it is pheonix park village II lot 3 536. The house was dirty cobwebs in the room, the fridge was not clean, we didn't have washing up liquid for dishes we had to buy our own, no hand soap in the bathroom, floor needed cleaning, old school washing machine outside the house did not wash my clothes properly and I had to wash them by hands as the machine soiled them, the machine don't work well. The owner need an assistant to manage the property, he had attitude when it comes to showcasing issues at the gate as they didn't want up let us in, putting family on the list and they struggle to get into the pheonix park, house needed cleaning inform him, he did not respond with the time on the day but the following day and no update to work around our time. We didn't have a broom in the house to tidy up a roach was found in the main bedroom which I took a picture of. This a very stressful place and I would not recommend it anyone. Poor communication and organisation
The first property was fine it had an updated washing machine. The directions were straight forward. The place looks as presented on the website

United KingdomUpon arriving at the front of the complex i was made to wait for well over 30 minutes outside as the security did not have my name down on the system. Upon finally gaining entry I was told that the property I should have been staying in was occupied and I had to move to another property until the following day. The next day I was moved to another property which again was not the property I booked on booking.com and was made to stay there for the remainder of the stay. Not good at all. The fee that we paid for for the accommodation was not correct as we were not in the property booked via booking.com. The one that we did end up staying is was slightly cheaper but this was not addressed by the host. The accommodation was okay but her are a few list of the issues. -No bedding on the first night - at temporary property. -No light for the main lounge area throughout the whole stay. - Shower fixing loose upon arrival and had to be partially repaired by maintenance man. -The microwave at the property was in very bad stated with rust and not fit to be used. -Wifi in the property was not very strong and we ended up using our data the majority of the time. -I ended up being stung by a wasp at the rear veranda of the property as there was a small wasp nest there, this was not picked up by the maintenance team or the host despite being told they do maintenance regularly. Thankfully I did not have a bad reaction to this sting. - AC within the property - I was made to feel that I was not allowed to use the AC within the property. The host contacted me on several occasions querying how and when I had the AC on and came across as argumentative and challenging. Tabs were being kept of how the AC was being used and several request were made to turn this off. At one point the water supply was disconnected by the water company due to an unpaid bill. We were also asked to share wifi with the neighbour. If I had space to write more detailed info I would. On a whole, very bad.
The location of the complex was good and many places were accessible from where we were. The complex was gated with guards 24 hours.
