We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesIf I wanted to sightsee and maximize my time in Japan then the commute would be a little far.
The accommodations are in a quiet neighborhood close to a train station and convenience store. If you are looking for a good night's rest than this is the place for you. The air conditioner works well, the lobby and the room are clean, and the water pressure is great.

United StatesThe bathroom ventilation fan didn’t seem to work and there was mold on the ceiling. I hope that someday Japan hotels can be a bit more flexible and human - I had been traveling on planes for 48+ hours with no sleep and arrived to Narita at 6am, I had asked the host if earlier check-in was possible but nope, I had to painfully wait until 3pm. It seems even if the rooms are available and ready, there’s still such a strict adherence to the rule. I’ve been to other places in the world where they’re more compassionate, understanding, and flexible. Hopefully one day more businesses here can be this way too.
Good value. It’s very accessible to Narita airport. I loved how quiet it was here, the studio was comfy with a comfy bed and having a little kitchen was a nice touch. Self-checkin was very clear and it was nice to have the laundry room right in front of my room. It’s in Chiba so it’s a better base if you want to be close to Narita airport rather than Tokyo center, but the train station was right next to this building and I could easily get to Tokyo center in an hour.

JapanThe room was dry due to the dry season. Therefore a humidifier would increase the comfort.
It was easy to find the location from Kita Hatutsomi station. Checking in was easy, as the host sent us the information beforehand. The spacious room had hot water and a cooking facility. The location is quiet and good for resting.

PhilippinesIt might seem cramped compared to a classic Japanese apartment/house (or if you're more than 2 people). Kitchen and cooking area has little space. No bidet. It might feel like a workers apartment as you have little interaction with people within the premises. The road outside is narrow and especially at night you might need to watch out for passing cars.
Self check in available. Short distance from Kita-Hatsutomi station, a station away from Shin-Kamagaya station which connects to department stores and Narita Express lines. The apartment complex feels okay and didn't feel like you hear sounds from the other rooms. In-house laundry and dryer. Nearby konbini. Heater in the room provides enough insulation (or you can turn it off later). Stable wi-fi.

United StatesThe room(304) I stayed always hear a little background noise, sounded like coming from either the washing machine or dryer in the hall way but when I checked the laundry room, no one was using it. Not sure if it's from the ventilation system or something else. The bed was making a noise whenever I turn my body when sleeping. This is not related to the property (Giving the high cost of public transportation in Japan in general, it might be a little expensive for tourist to commute one hour every time going to Tokyo center).
The room was clean and quiet at night. Instructions for using the washing machines, dryer and kitchen utilities are clear and easy to follow. The property is closed to a commuter train station and it's in a suburban area. It gives you a glimpse of what ordinary Japanese daily life is like for a foreigner. It will take an hour from the property to Tokyo downtown. Property host replied promptly to guest questions and inquiries.

JapanWe absolutely loved this property. It was way bigger than we expected -- certainly bigger than average Japanese hotels. It was extremely clean and comfortable-- the bed especially. It was nice that there was a remote that we could use to dim and turn off/on the light from bed. The neighborhood was very quiet, and so was the building -- we didn't see a single soul there during our entire stay. The shower was AMAZING. The building was a very quick walk to the train station as well as a supermarket and convenience store. And easy ride to Narita airport as well as into Tokyo. We were sad that our stay here was so short!

JapanOur flight landed at 8AM, but check-in time is from 15PM, so the host allowed us to check-in early from 12AM. II asked the host if we can wait at anywhere like lobby of the building but she said no, we had to wait until 12AM. Actually the building has a large lobby at 1st floor. I wish we were allowed to wait there until check-in time because the weather is very cold outside and my wife is pregnant.
The building is very close to Kita-hatsutomi station, only about 2 minutes by foot. The room is clean, full of facilities as description, staff responsed quickly and be helpful. My room's window faces the street but it's not noisy. There is a near station, called Shin-kamagaya, which has many transfer options and rapid line from Narita Airport. Note: the pavement from station to the building is very narrow on the right, it's enough for walking alone, but a little difficult for walking with suitcase. You should walk on the left side, it's wider.

FranceOne thing that could be improved in my eyes would be the power of the tumble dryer, because even with 3 iterations of the machine (100yen = 30minutes drying time) the clothes remained damp.
Good accommodation for individual travellers, the host was responsive and offered a solution quickly when I had a problem. The accommodation is 2 steps from Kita Hatutsomi station and if you want to go to Tokyo from the accommodation it will take about 1 hour. If that's what you're looking for, go for it !

United KingdomClearer check in instructions regards the actually apartment number. The host constantly says apartment "MVx" but is actually 101. The apartment is very small but ok for short stays for 1 person.
Room was clean and quiet. Good sized bathroom, large fridge, microwave and kettle. Building seemed secure and very close to a train station and a convenience store. Although too far away from the sights of Tokyo as a base for tourism it is very convenient for the airport and takes less than 1hr even when not using the express services. Would definiyely use again if I did not need to go into centralTokyo.

United KingdomNot big gripes, probably all would have been resolved if I asked but I didn't! - Towels weren't large or absorbent enough if you have long thick hair, so I would suggest just bring a beach towel with you and use the body towel provided for your hair. Washing machines, there was detergent sitting in these rooms which I assumed was supplied by the building (there was no information if this was supplied or not) but the 2nd time I was going to wash some clothes it was gone (there are 2 floors with washing machines and both had detergent the first time I'd looked) so I may have "stolen" a scoop of someone's detergent! There is a cupboard in the utility room that was supposed to be stocked with toilet roll but when we went to get some there wasn't any - the convenience stores nearby also don't stock it so be warned! Cutlery for 2 people but only enough crockery for 1. For the more sensitive headed, you may need to bring an extra cushion or pillow as there are only 2 on the bed - again as I said, this could be resolved by just asking but we didn't!
Great location for commuting, less than 5 mins from a train station (another 2 stations within a 15 min walk), a hot food takeaway shop, a park and 2 convenience stores. A shopping centre/mall and 3 supermarkets also within walking distance. There are plenty local attraction/places of interest to visit but my son and I didn't make it to any of these. Room/apartment was clean, a good size with consistent wifi, tv, air conditioning/heating, lots of cupboard space and ample cleaning products. There is a handy one plate electric stove, microwave and an upstanding fridge freezer with plenty shelves. Good shower with plenty hot water. Lots of relevant information in a few languages (including English) such as local taxis and takeaways, and how to use all appliances. Laundry rooms, so you can wash your clothes and then tumble dry them (both very reasonably priced). Lastly, I have seen previous reviews complaining about the noisy roads, it is situated next to a busy road, but it didn't bother me in the slightest and I am a light sleeper. Overall, it is a nice clean building that I recommend and will stay at again.

JapanIt's about 30-45 minutes away from Tokyo. The building is showing its' age and the cleaning of the room could have been better.
The location is close to two train lines. Getting the keys to the apartment was easy and the value for money is pretty good. It's relatively close to Narita airport.
