How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewMy stay was excellent, I wish I could have stayed longer. The owner is very friendly and helpful, and the house is very interesting as a tradition Japanese construction. Very good guesthouse experience.
Thank you very much for good review. I will keep this house, so come back here anytime.

Verified reviewWe had a wonderful time in Matsuzaki! The guesthouse was lovely and so was our host and the other guests. I would definitely recommend staying here. We enjoyed sharing dinner around the fire in the evenings and received excellent recommendations on what to see and do. We also enjoyed riding the bikes into town.
Thank you for your wonderful review! I have fond memories of the time I spent with you guys. Have a nice day.

Verified reviewAuthentic old Japanese house was fantastic.
Even though the house is well preserved, some facilites such as toilets and showers were renovated new
Thank you very much for staying with us. I'm glad that you liked our old Japanese house. Please come and stay with us again if you come back to Izu.

Verified reviewThe owner is incredibly friendly and speaks great english, there was free use of bicycles, the guest house is incredibly old and charming which gives it a really authentic rural charm.
The shower doesn't get super hot so it's a bit rough in the winter months. Location is far from any shops or transport hubs, but that can also be considered a bonus if you're after some tranquility
Thank you for sharing your wonderful time with us. I've reset the shower temperature so it should be fine now. I apologize for not realizing that. Please come back anytime if you feel like relaxing in the Japanese countryside.

Verified reviewIt was a short walk from the bus stop.
There were only two table fans in the room where 8 PPL were sleeping. Definitely insufficient cooling for middle of summer. I couldn't sleep at night because it was uncomfortably hot.
See you again in the cool season

Verified reviewThe staff is super nice and friendly. The facility is old, but worths the price.
It was hot and there were no AC.
Thank you for staying with us. It's hot and hard in the summer, but if we set on the air conditioner, the cost of accommodation will be higher, so I'll think about it.

Verified review- If you want to experience a traditional old wooden Japanese house (more than 100 years old), it's a great opportunity to do so; - The location is also great: a few kilometers away from the city, with many rice fields around; - The owner lives in a modern house just a few meters away, so it's convenient if you need anything (and his kids are also kind and helpful); - Even though it's a old house, the owner invested in order to install modern toilets and showers.
It has the drawbacks of an old house: - no sound isolation, so you may have difficulties sleeping if there are people chatting in the common space (all the more since it's right next to the rooms); - no temperature isolation, so it can be very warm and humid in summer, especially since there is no air conditioner (and it's probably freezing in winter); - dozens of insects and spiders everywhere in the house (the owner doesn't want to kill them or use repellent), some of them being quite scary (bigger than a smartphone). Also, charging customers for a towel and even for soap and shampoo while you already charge them almost 100 dollars for one (very basic) room seems a bit mean...
Thank you for staying with me. I think it's a facility to experience an old house in Japan and it's open. Of course, unlike the current house, there are a lot of inconveniences. ( Insects and air conditioning) If you want to have a natural experience, please come again.

Verified reviewWe loved the location and value for money.
The heat is very uncomfortable to sleep in during summer. If you struggle with sleeping in the heat, plan accordingly. Especially if you are slept in the roof.
Thank you for staying. The time I spent with you guys was a lot of fun. I'm sorry that in the roof is particularly hot. Please come again in the cool season.

Verified reviewIt was very pleasant to immerse in the atmosphere of a Japanese village. In front of the house, there's a BBQ area where you can grill dinner and chat around the campfire. There is a good shower and toilet. There's a wide selection of rental bicycles. The location is very convenient with many attractions nearby.
If you're afraid of insects, be prepared to encounter them. There are big beetles and spiders. This is a real village, and they are part of nature. However, the spiders are friendly and do not cause any inconvenience. Love nature!
Thank you for staying with us. It was really nice to meet you and your family. Please come again with your family. Спасибо😄
