JapanThe location can be a little far from the city center especially at night to eat so it's better to have a car. Air conditioning is in the rooms so it can be a little hot in summer when using the common spaces.
The location was very good to visit the sand dunes of Tottori close. The proprietary was extremely nice and is available when there is a need, the house was Japanese style clean and comfy.

ItalyBeing a charming old house means it can get very cold in winter. I visited in late March and common areas were very cold. The kitchen was not the cleanest kitchen around but it served its purpose. I would recommend visiting Guesthouse Hamada-En and the beautiful Sand Dunes.
The staff (and the cute family) were super friendly and nice. It was fun communicating in Japanese and English and fighting the language barrier together! The guesthouse is strategically close to bus stops and Tottori Sand Dunes. It is still a remote area so not convenient for grocery stores and restaurants/konbini. Be mindful of that but it was beautiful sleeping in a tatami room facing the japanese countryside. The room was super comfortable with extra blankets and heating/AC

JapanThe wifi didn’t work in the rooms which we knew beforehand. But even if you have a japanese phone number it also highly depends on whether you will get service in the room- I did, my friend didn’t. There are also few electric sockets so if there are more than 2 of you be aware that it might get cramped trying to charge your devices. The room had a slightly moldy smell that happens in highly humid places, if you are sensitive, be aware of that. Quite a few bugs sneaked in through the mosquito net as well. There are only a few buses that go to the guest house location, and the services are reduced on weekends and national holidays, or if it rains heavily. If you want to travel to places that are further from Tottori city like Yonago or Mount Daisen be reeeeally careful with the buses and trains.
The location is walkable distance to the Sand Museum and Sand Dunes and it is really peaceful and beautiful. There is also a really convenient 30 minute bus to Iwami for those who want to take an Uradome Coast boat tour. The starry sky was also incredible (if you are lucky and its not cloudy of course). The room itself is nice and comfortable, the bathroom as well! Kitchen was free to use and the common rooms had plenty of cute decorations)) Most amenities you might need are available and the hosts are really accommodating!

AustraliaMy group only managed to find 1 power plug next to the TV. The location is also quite a bit away from most restaurants and last bus is at 8pm.
Can fit 6 people in a room quite comfortably. Staffs are nice. Check in and check out process were simple.

SingaporeNo shower facilities on same floor. No hot water from the basin on my floor. Smoke smell every where, main hall entrance, toilet on my level. Room not as clean as expected.
Nothing to like. Nothing special. But accepted late arrival and received us with polite manner.

CanadaA wonderful stay and property. The owner and their family were very nice and accommodating. The room was perfectly sized for myself, and I kept warm with the AC/Heater unit. The toilet room was modern, clean and easy to access. The shower space had nice hot water and was very comfortable to use. The guesthouse is in a perfect location to walk to the dunes, about 15-20 minutes, wonderfully convenient. There's a convenience store about 20 minutes walking for food and other necessities, and the buses run frequently enough to go in and out of the main town space. An excellent stay, I really appreciate it, and I hope to stay again in the future :)
