How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewPerfect place to stay when visiting Tokyo. Super clean room and bathroom, friendly staff, water, snacks and coffee at disposal. The hotel is in a very convenient location, just out of Kanda station. We will return whenever we come back to this amazing town!

Verified reviewThe person at the front desk was friendly and efficient. She was also very helpful and helped us dispose of our broken luggage. The hotel itself is well equipped and the snacks and drinks are a wonderful touch. The rooms are very clean and spacious.
Unfortunately there is no elevator and staying on the 4th floor or higher is a bit tiring.

Verified reviewLocation was great, right by Kanda train station. Its a small locally run property, only 4 or 5 rooms. The staff was beyond friendly and helpful. Free water, coffee,juice and even some alcoholic drinks. Close to Akihabara area. Highly recommend!

Verified reviewThe location can’t be any better. Literally 5-10 steps from the metro. Located in central Tokyo. Even walkable distance from Tokyo station. Staff are friendly and helpful. The room is way bigger than a regular hotel room in Tokyo. Had a great time!

Verified reviewThe location was absolutely perfect—just steps away from Akihabara Electric Town, with plenty of great places nearby to eat, shop, and explore. The room was spacious and beautifully maintained, with comfortable beds that made for a great night’s sleep. Our host was incredibly kind and accommodating, making the whole experience even more enjoyable. We couldn’t have been happier with our stay here! ❤️

No elevator, only fairly narrow stairs and all rooms are upstairs. Room cleaning isn't included, except once for stays of three nights or more.

We should have read the reviews to understand the lack of lift situation. We were on the 4th floor so it was a bit of a work out with our suitcases on check in and check out. The street noise ( traffic ) is loud ( even with the supplied earplugs) so if you are a light sleeper this may not be the place for you.

Verified reviewA very large room (by Tokyo standards), perfect for a family of three. The hotel was clean, well-designed and had everything we needed in it. Staff spoke great English and made the check-in very easy. Room was ready ahead of time, too. Complimentary snacks and drinks in the fridge was a nice touch. Just walking distance to two subway lines (Kanda station), and easy to catch a taxi to Tokyo station (10 mins away). Will stay here again.
The stairs - like the other reviewers said, it's narrow and steep, so we had to carry our luggage up and down very carefully. We didn't mind it, though cos we only had to do it once. Other than that, it's perfect.

Verified reviewWe really loved staying here—everything was great! The room was spacious, especially compared to other places I’ve stayed in Tokyo. It’s extremely close to the orange subway line, which made getting around super convenient. They also offer complimentary drinks and snacks. The staff were very helpful and friendly. If I have a chance to visit Tokyo again, I will definitely choose to stay here.

Verified reviewWe loved staying here! The young proprietor is very personable & we really enjoyed our time w him. We were in Tokyo for the marathon & booked the hotel w/out realizing that it was on the marathon route. So great to watch the race leaning out of the window of our room! Rooms are simple but huge by Tokyo standards w 2 double beds & room to walk around: simple clean design w lots of thoughtful details like earplugs & snacks. The area is very quiet in the evening & off the tourist track but lots of local spots to eat inc a historic soba restaurant. Very central for getting anywhere in the city w a subway line right outside the hotel & many major JR lines a 5 min walk away. We’d definitely stay here again!

Verified reviewThe rooms were very clean and had lots of amenities. The staff were also very friendly and helpful, they directed us to several nearby attractions as ideas. There was also a fridge on the first level with free beers which I had to take advantage of.
There was no elevator so we had to bring our luggage up to the second floor. The stay is perfect for those who don't need the elevator or have packed light. The rooms and location were absolutely worth the price.
