Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

United StatesHonestly, there was nothing that we didn't like about this place. It was a little bit uphill through some narrow streets, but that arguably makes it quieter than downtown.
Kenzan An was a wonderful home base in Kyoto. It was a clean, cozy, artfully decorated, fully stocked apartment, and we definitely took advantage of the bathtub. Although more people could've stayed there, we were a couple with a lot of luggage, so the extra space was appreciated. As others have noted, the staff (including Rachel's dog Cypher!) were the highlight. Rachel was extremely communicative, generous, and helpful. We had some challenging logistics because we were ending our cycle tour in Kyoto, and Rachel’s hospitality was a huge bonus. We absolutely recommend this place to anyone passing through Kyoto and looking for a comfortable apartment to crash in.

United StatesA little off the beaten path but also part of its charm.
Very comfortable. Clean. Loved all the snacks and beverages they provided as well as the nespresso machine. Appreciated the thicker toilet paper too.

AustraliaIt’s a bit of a hike from the bus stop, and we had luggage. But if you forward your luggage, it’s no issue.
More than the amazing house, and amenities, Rachel our host was FANTASTIC. Super thoughtful and helpful with any questions we had. She even helped us find hidden spots to view Sakura and find less crowded temples. She had skincare and a hair straightener, the bath was AMAZING. We travelled with our toddler and she went to extent of providing a shampoo cap, two small duckies to play in the bath, shampoo and body wash for babies and also organic soap to wash clothes with. The bed was super soft and fresh, so comfortable after a long day! She even stocked the fridge with drinks, there was milk for our toddler, there was a coffee machine. We felt so pampered after staying in other air bnbs in Japan. This was definitely the most comfortable stay. And Rachel just was the cherry on the top. Would highly recommend 👌👌👌location also good, there’s a delicious sushi train very close to the hotel.

United StatesStaying at this hotel was one of the highlights of our trip! Starting with the amazingly welcoming hostess! Walked us through all the details about the room, and showed us the many amenities we could use or need. It’s a much larger than we expected place. It has all the real Japanese charm to it. The management has really dedicated time to make sure that guests feel welcomed :) we will miss it and definitely want to come back someday!

United StatesNothing. I cannot recommend it enough!
Imakumano Terrace is in an ideal location in Kyoto. It is within a few minutes walk to bus stations that conveniently connect with all main sites in Kyoto. It is even possible to easily walk to Fushimi Inari and Kyomizudera, if you feel like taking a 30 minute walk directly from the Terrace. The accommodation itself is equipped with everything one could need, and lovingly furnished in traditional Japanese fashion and modern conveniences. The floor heating makes it especially cozy in the colder months, and the wooden tub is truly wonderful for soaking after a long day of sight seeing. Rachel and Ryoko are amazing. They were always available to answer questions, provide extra coffee, and give us invaluable tips about how to visit the various incredible sites in Kyoto. When we traveled back to Tokyo stopping in Hakone, Rachel gave us extremely useful help with forwarding our luggage. When we do go back to Kyoto in the future, we will be definitely staying at Imakumano Terrace again!!

JapanNothing except I wish I stayed longer!!
Loved my stay! It was so relaxing and fun to be in a more local area of central Kyoto. I really wanted to experience staying in a machiya but it was hard to find one for a solo traveler. I am so happy that I booked Kenzan An. It was a perfect mix of Japanese style living but with western things like a sofa and really comfortable queen size bed. Ryoko was so helpful with getting me a rental bike and solo restaurant ideas. I will come back again in the fall with my family.
