    The breakfast felt overpriced for what was provided — it came in a box, the food quality was fairly basic, and there was no dedicated dining area. A bit weird to have 2 separate lounges for VIP / non VIP guests

    The roof terrace bar is guests only which meant we could not meet our Kyoto friends there. No matter, we met somewhere else. At least the rest of the time the terrace bar was nice and not too crowded. For me, I was a bit worried about the step outside the bathroom. I felt I might fall down if I got up to use the bathroom in the night. I don't think this is an ideal design feature and someone with limited mobility might find it annoying/worrysome. Honestly this would not stop me going back to this lovely hotel though - I'd say it was the one of the cheapest and certainly one of the best of our trip.

    We had been booked at a nearby hotel but this one was much cheaper so we took a chance and rebooked this one. What a gem! Much cheaper than nearby alternatives and truly lovely. Nice communal area, good spa, lovely roof terrace with relaxing foot spa. Free drink in the evening. Great views from the terrace, friendly staff. Our room was on the small side with no view but all very comfortable and convenient. It was the most comfy bed I had for our whole holiday and nice soft pillows too. I would definitely go back and, as it was good value too, we were very happy that we swapped.

    The hotel location is in the center. Between the old and new city and next to Nishiki Market. Without a doubt, the bar above the old city with your feet in warm water made it special and pleasant!

    Our room was small but well-appointed.

    This is a lovely boutique hotel, the rooms were a little small but everything else was great. Free coffee and drinks in the lobby, onsen. The location was the best, right next to the subway and lots of restaurants and bars, the Nishiki market and shopping. Perfect.

    The location is close to everywhere, staff is super helpful and friendly. Room is small but functional and clean. Rooftop bar is a great option but can be crowded as it is polar.

    This was a great hotel in a prime location. Outside was nice and did not look like a hotel. Rooms were clean, bathroom was clean. Bed and sheets were comfortable and soft. Small amenities in the room were nice touch, like pjs, robes, and sandals. Rooftop bar and foot bath was pleasant. We looked forward to foot bath every evening. Check in area was nice and kept. Staff was polite and was very helpful. Highly recommend this hotel and would definitely go back.

    Do not expect a nice view outside the window if you get a room on the side of the hotel - you will see just the wall of the next building 1m away.

    Great location, very clean and well equipped rooms - small but arranged in a good way, friendly and helpful staff.

    Only criticism we have is that we would have loved to have caught a later transfer service - we understood we had an 11am check out but as our train wasn’t until around 2pm it would have been great to store our bags and come back to get a transfer to the station a bit later!

    Bathroom is spacious. Room is warmly lit. Hotel was super clean and staff was friendly and professional. The onsen was fantastic, and each of the bath stalls had wall separators. The rooftop was the best, we would go at the end of the day for the hot foot soak and eat some snacks and unwind. Location is 10/10, with train stations close by. Had trips to Fushimi, arashiyama, Nara, and Osaka from here with no issues. Would come back again.

    There was an unexpected onsen charge that was not specified at the time of booking. Any hidden charges always make the experience less enjoyable. Would have preferred to have paid everything all at once

    We didn’t get the opportunity to try the breakfast, every time we went up it was already gone. We tried going at 6am and 8am and it was empty both times on multiple days. must’ve been really good though!

    We enjoyed the amenities the property had to offer! The views from the roof top terrace were phenomenal and the foot onsen really helped my sore feet! We went multiple times and it never felt crowded. The staff were very attentive and friendly!

    Beautiful boutique hotel with a stunning rooftop bar and onsen. The staff were beyond helpful and friendly. It’s location is perfect for exploring Kyoto just a 10 minute walk to Gion

    AC could have been better. Would have preferred a closet to the sofa but it feels very japanese.

    Beautiful hotel, nice staff and an amazing terrace and bath with a great view over the older part of the city. Japanese size standard on the room (barely enough room to open your suitcase) but there was a hallway and a very good bathroom. (You could close two doors between the bedroom and the bathroom.) You could take free beverages and popsicles on the onsen floor.

    The room could’ve been a bit more spacious, but other than that everything else was excellent.

    I absolutely loved this hotel! The bed was comfortable, staff were very hospitable, and the view from one of the onsets was breathtaking.

    It's a shame the onsen had a covered-tattoo rule. For the number of foreign guests it must limit who can use it. We were unable to use the onsen as we have tattoos that cannot be covered. Obviously this didn't impact the stay at the hotel itself, which was immaculate, but would have been nice if we could have used it.

    Nicely designed, conveniently located, just across the river from Gion and down the street from Nishiki Market. Room was spotlessly clean and in the style of a traditional Japanese room with tatami and screens across the windows. Room is small, but fits a lot of amenities. Nightshirts and slippers are provided for in the room, while yukata and sandals are provided to wear around the hotel. The free drink every evening on the roof terrace is a lovely treat, and the view is spectacular. Staff were incredibly helpful, and they are able to send your luggage onto your next hotel with next day delivery.
