We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

RomaniaThe air is incredibly wet inside the room, and even tho there is an air purifier and an AC, I could still not find any confirtable temperature to live in. AC on is too cold, AC off is unbreathable, so sleep was pretty unconfortable because of that.
We loved the location, Shibamata is a unique neighbourhood, friendly, quiet and a must visit. It is also a 1 minute walk to the train station and several shops. Very convenient. The place was clean and easy to access and check in to. Matresses are confortable even though the space is tiny, it’s good fir a couple days.

AustraliaThe toilet wasn't cleaned properly when I arrived. The room was relatively small, which was a relief since I was there by myself. You only get one futon per person. Since I was by myself, I got two, and I could still feel the floor underneath me.
Although five steps away from the train station, it's surprisingly not a noisy area at all. The location gives a traditional look to Japan's culture. Also extremely close to a lawson for some late-night snacks. The check-in system was easy, and they have a lock for your suitcase if you arrive early and want to leave it there. I had no issues with the microwave and kettle.

The equipment was okay, close to train station and a peaceful surrounding.

United StatesIt was pretty cramped- but you get what you pay for. No staff to check you in which adds both some convenience and frustration, but they were pretty good at responding to messages and questions over the app
Right next to the station- it was a cool Japanese experience with a tatami mat and futon

PolandThe stay was overall quite good. The hotel is located in a nice, quiet area, which I really appreciated. Check-in and check-out were super easy and straightforward. There were various amenities available downstairs, which added to the convenience. The room was very small, and the futons were a bit thin, but it was still a comfortable enough stay. Nothing fancy, but definitely okay!

United StatesOnce I figured out the mini split and the hot water heater everything was fine.
Great access to train station, super easy to find. Check in on the iPad was easy, and my room was well equipped. The public area has water (hot and cold) and a microwave which was good for jet lagged guests needing 2 am cup noodles from the 24 hour Lawson next door. The town was charming, and great food was everywhere. Also the WiFi was great at the lodging.

PhilippinesThere was no handwashing soap in the dispenser. I read about finding hair from previous occupants in the other reviews, and I did find some hair in the tatami. It also had a regular toilet, no bidet.
It's in a historic part right next to the train station. Lots of places to eat, conbini, street stalls and a temple nearby. Check in process is straightforward, barely saw any staff since it seemed like a self-manned place. You had to leave luggage below since the rooms are small.

MalaysiaOur hotel room is at the second floor, the stairway is very steep and narrow, so carrying our heavy luggage up is a pain in the ass. My wife complained that the bed is smelly and uncomfortable, and making her body itchy.
Strategic location, the train station is just right in front of the hotel. Plenty of food nearby the hotel. Bathroom is inside the room. Tatami room just nice for 2 person

IrelandThere was nothing that we didn't like, but ideally it would be a little more spacious. We had enough room, as we were two persons in a room that was labelled Triple. However, this we totally understood, on our last night of 21 in Japan.
Location was excellent, ideal for travelling to or from Tokyo/Japan, as it is situated merely metres from the local train line. Yet the trains cannot be heard. It is situated in a beautifully quiet and very friendly neighbourhood, with shops and restaurants close-by. We Both Loved It.

AustraliaThe space felt a little small at first but I also brought extra luggage which is my responsibility to handle and I managed to find a way to sort my items to fit the room comfortably after the first night.
I really liked how close it was to the station just around the corner for all my Tokyo travel needs! Also having Family Mart, 7-Eleven & Lawson all within walking distance is very nice with the abundance of vending machines nearby.

CanadaDirections to the property could be a little clearer, especially from Narita airport. Instead plot the directions to Keisei-Takasago Station, then take the local train 1 spot (about 150¥) to the Shibamata Station. This will save you about 20mins of walking with luggage. All trips to areas like Ginza/Ueno/Chiba/etc can be done in reverse by walking 1 min to the Shibamata station for 1 station, then transferring Keisei-Takasago which is a decent sized metro hub. Do not bother with taking the local bus as it is slower and costs more. The property and the rooms are well laid out. But their standard room will be tight fit for 2 people and 2 large luggag. The washroom is functional but will be tight for anyone taller than 6ft and not of a slim build. The futons were comfortable, and the room is clean. But I suspect that the comforter is not washed between guests as it did not feel freshly cleaned. The towels, bed sheet and pillow case looks to be cleaned regularly. Check in is done through a contactless app located in the lobby and there are no facilities to check in early or to leave your luggage with front desk. All in all a decent property and I will revisit if budget is of concern and there are no better options closer to the tourist center part of tokyo.
Property is located in a quaint suburb 5 min walk away from a famous temple. A few 7/11 type convenience stores as well as quite a few local neighbourhood restaurants around the property. The clean lady is super friendly.
