How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewYou feel like at home, the hosts are extremely kind and, for example, if possible they will bring by car to Akabane station. Especially in these hot days (end of August) this has been very important. The room is perfect if you want to really experience a typical Japanese house and I slept very well. The hotel is in a very calm zone and this is perfect after a day in the “nice chaos” of Tokyo

Verified reviewI apologize for the delay in writing this review, as I have been busy sorting out my life and academic arrangements since returning to China. First and foremost, I highly recommend this hotel to anyone visiting Tokyo, whether you are traveling alone or with companions. Mr. Ito, the hotel owner, and his wife make every guest feel right at home—their kindness and warmth are the main reasons I wholeheartedly suggest this place. I have traveled to many countries, and this was my first trip to Japan. The hospitality from Mr. and Mrs. Ito left an extremely deep impression on me. After returning to China, I shared this wonderful experience with everyone around me, and my friends were even eager to visit here with me again in a year. The hotel is not in a remote location. The only thing to note is that it takes a short walk to get to the subway station. However, Mr. Ito is very thoughtful—he kindly drives guests to Akabane Station every morning. If you come back late after a day of sightseeing, you will need to walk back on your own, but the distance is not far. Moreover, Tokyo has excellent public security, so you don’t have to worry about safety at all. Lastly, I would like to sincerely wish Mr. Ito and his wife good health and all the best. I also look forward to seeing you both again in one or two years!
If this place is not perfect, I believe there are no hotels to stay in Tokyo.

Verified reviewWe really enjoyed the opportunity to stay in such a lovely family home. Our room overlooked the garden which was always a delight through all kinds of weather, the bathroom and shower were comfortable, and the traditional Japanese room has convenient seating as well. The generous and filling breakfast was always made fresh by the family and served in the kitchen with the other guests and their sweet, friendly dog, K-chan. The Ito family were so helpful in many ways, especially offering transportation from and to the nearby Akabane station (certainly at arrival and departure) and helping us forward luggage to our next destination. Akabane is on a line that connects well to the network and we found typical rides to attractions usually took about half an hour. The 15 min walk from the station through the quiet residential neighborhood was never a problem for us (we love the drink vending machines along the way!) Most of all we enjoyed sharing experiences with our hosts: intercultural conversations, playing Go, watching Haikyuu and enjoying kentsugi. We had many common interests and we left with a feeling of having made new friends who we hope to meet again someday!

Unlike any hotel stay I've had before, they went above and beyond—giving us a thorough tour of the property and communicating effortlessly in English. Each morning, they prepared a delicious breakfast, and our conversations felt like catching up with old friends. It was a uniquely personal and memorable stay.
The hotel is located a bit uphill and a fair walk from the train station, but the kind owners generously offer a ride to the station every morning, which made things so much easier and more convenient.

The morning breakfast made by them was so good, gave me a feeling of home. I left my camera equipment after I checked out. Mr. ITO contacted me and delivered it to me to Akabane Station. Verified reviewThere’s so much to list that I do not know where to begin! I had experienced some slight loneliness while in Japan, but here it was blown away. Ito-san, his family and the dog, K-chan, welcomed me warmly, eager to talk about this and that - I also received rides from and to the nearby Akabane Station. The house and its garden are lovely: they breath an air of past days, but in a clean and dignified manner. Everything is in a perfect condition. The room was spacious, cozy, and the bedding the best I had in Japan. These feel like exaggerations, but truly are not. The hospitality blew me away. Talking with the people of Mokkoan and the other guests over a tasty home breakfast (try the marmalade!) was the best way to start my days in Tokyo!
That I had to leave! Next time I will stay longer.

Verified reviewA bed and breakfast guest house with a traditional Japanese vibe. Room is spacious and clean. The room design is Japanese style with tatami and futon beds. The host Mr and Mrs Ito together with the staff Yuki are very friendly and most helpful. They help to make our stay a wonderful and pleasant experience. Last but not least, the star of the house is Ke-chen, a most friendly poodle that welcome you every morning!
There is no ensuite shower/wash room, but each guest room has its own allocated shower/wash room.
