Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Location was a little far from the dot base / ski lifts, but the accomodation was overall a pleasant experience and very well furnished and clean with everything you need! The host was hospitable and kind as well, even going out of his way to fetch us to the welcome centre as we had heavy luggages and no car. We really enjoyed our stay and would highly recommend this to anyone looking for a place at grand hirafu! It was also very conveniently located near the shuttle bus stop and the Lawson mart.

AustraliaWe had a 3 bedroom loft room, which fit two downstairs and one person upstairs. Kitchen/laundry area was great with a microwave and fridge and washer/ dryer. Walk to King gondola was only 15 mins or catch free shuttle just at bottom of street. The owner was very kind- driving us to and from welcome centre. Very quiet place and good value for money!

United StatesThis room we booked was on the side of the main house so had to walk up and over a large mound of snow to get to the room which could be slippery but not a deal breaker. Other than that no complaints
Awesome location in the middle of Hirafu area of Niseko. Many shops and restaurants within 5-10 walking distance. The room was great and spacious due to an adjoining kitchen area the also had a washing machine for clothing. Very clean and nice staff. Would stay again

AustraliaGreat value for money to be within range of the slopes. We had our own flat on the side of the building that was great for 5 people. Plenty of area to leave ski’s and boards. Was about a 10-15 min walk to the ski lift which was no issue for our group.

New ZealandWe arrived quite late, it was snowing and we were really cold (but loving it!). We stepped inside the house and it was everything we needed and more! It was so beautifully warm, our room was really cosy and comfortable. The breakfast in the morning was substantial and sustained us for the whole day! Staff were really attentive and friendly. It was a really memorable and special experience for us, we highly recommend and would love stay there again one day.

AustraliaAs we skied in late March, there was no warm room to dry our boots. Had to take them upstairs to dry out. Sheets weren’t changed on a regular basis and having to ask for toilet paper every couple of days was a bit much.

AustraliaOccasionally had problems with the hot water.
Beds are fantastically comfortable and warm. Our room had a little mezzanine area, which was great for storing our stuff and stretching.we could use the breakfast/ dining area to get a bit of work done, and also use the ‘kitchen’/family room, e which is Sunny and has a nice outlook, so it feels not at all crowded. The host Igs also extremely friendly and helpful. Parking is super convenient. Has a ski room with a bench for waxing ski gear, and some tools, iron etc.

AustraliaNot cheap. Also breakfast wasn’t included and would cost us 1500 yen extra per person. We opted for Lawsons food. Also there was no coffee supplied for the guests, and all the toiletries had to be purchased from the vending machine. Convenient, without a doubt, but for nearly $300 per night I feel some basics should have been included.
Super comfortable bed and ample space for the clothes. Also we liked the communal seating area with large bay windows, we spend a lot of time there. The lodge is located on the outskirts of the village, but we actually preferred that, seeing how crowded Niseko has become. Lawsons is just across the street, and a couple of nice restaurants right next door.

AustraliaThe toilet had a basin in the top of it, the tap came on automatically with any flush and ran on for too long. No frige in the room.
Great location and premises. Room was a good size , clean and comfortable. Good little heater kept the temperature perfect and easy to adjust. The host Akihiro was great.
