JapanWe found the breakfast (singular piece of toast) slightly odd, but nothing negative. Besides there are so many lovely closeby breakfast spots.
The location is INCREDIBLE. You literally could not ask for a more central Kyoto location. The view from the rooftop is worth every penny of the stay here. The staff were also so wonderfully kind, taking time to speak with us and share insights, we thoroughly enjoyed our stay.

United StatesNo bad reviews or feelings about this location. Rooftop was also great at night after sightseeing. But could use a small bar for drinks up there but there is drinks of any kind right outside of hotel door before stepping in historic road. So no big deal.
The location was perfect. With an awesome view from our room.Aftet the other tourist went home we had the entire area literally to ourselves. Was able to walk around before sunrise through the historic roads all alone without a single other other person in site until the sun rose. Walking distance to many other sites without any issues to get to.

United KingdomGood place of the hotel, the issue is, as there's no elevator, so you need to carry your luggage upstairs. Not worth to get a room with the view, because you can just climb the stairs to the roof and see the nice view to Pagoda and have a nice pictures without the people. Breakfast is included, but they serving only the toast with butter and jam. The room was spacious and cleaned.

Awesome hotel Conveniently centered in Higashiyama 1 min from the Yasaka Pagoda. Staff was super nice, and the breakfast very convenient in their cozy lounge. The 15% discount at the nearby coffee truck was a great idea too. The room was spacious - unusual for Japan - and very comfortable bed. Would definitely come back for a future trip to Kyoto !

Location is KEY when visiting Kyoto!!!! If touring Gion on foot is the plan, this is the place to be! Epic old building that has been fitted out to ensure a comfortable and clean space to rest. No elevator, no TV, [which would normally rule out a Property for me] BUT the most phenomenal view of the Pagoda and the Mountains beyond, from the Rooms and the Rooftop, that made those minor inconveniences worth enduring. Take one step at time, bring your iPad. Nice small on site Laundry Room and Lounge.

Such a wonderful location and so very lovely hotel and staff. Its a small hotel, and note no elevator but the staff carried my luggage up the stairs. Absolutely loved the vibe. Loved that I was in the middle of the historic district and so walkable to all the historic sights and Gion down gorgeous windy paths. Crowded middle of the day so get up early for those photos :). The bar was well equipped with good Japanese whiskey. Beautiful view from rooftop terrace. Terrific restaurants and shops every few feet. And only a 20-30 minute walk through the temples to the river and main modern shopping area. Great bus service at bottom of street and of course taxis are easy. I really want to call out the staff for exceptional service. The hotel is rated 2* but it's really 3.5 and I would recommend it highly. If you dont need the lap of luxury you will be extremely happy here.

I can say that the location of the room is the best in Kyoto. The view from our room was of Hōkan-ji Temple, it was very happy to start the day with this view. Our room and bathroom are large by Japanese standards. The staff was very friendly and helpful.

AustraliaThis really is a gem of a hotel. Large, very comfortable rooms in an awesome location for sightseeing temples and immersing in the old school charm of Kyoto. Plenty of food options within minutes. We took a 20 minute walk on the first night to Karawamachi area for dinner and that gave us a good opportunity to scope out the surrounding area. Got up and out early (7am) and barely anyone around at that time. Really nice to experience the area without the crowds.

RomaniaThe rooms do not have black out blinds and if you do not like wearing a mask when you sleep, you will wake up very early. There is plenty of space in the room, but no wardrobe or chest of drawers, only 4 hangers.
Loved the design of the place (even the staff uniforms look great). The rooms are large and airy. The location is perfect to explore the area and catch it at a time where it is not crowded in the mornings and evenings. The staff is great and it is very quiet. Bonus: the roof terrace.
