How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewThe host was super nice and attentive to our queries despite not speaking English. Ryokan style Tatami mat floors. Randomly got given sweet iced treats during the day (which is super appreciated given how brutal Japanese summers can get).
The onsen was on a reservation basis which was limited to 1 hour slots per day, there was an additional onsen tax that needed to be paid per person per day but that was communicated pretty well in the beginning of the stay. During the Japanese summer, it was brutal trying to get to the villa itself (which was tucked in the middle of a mountain). Taxis were sporadic as well but they do eventually pick up via the apps if you are patient enough.

Verified reviewThis was an excellent experience, especially for such a cheap price. This is a small business run by a single proprietor who was extremely friendly and attentive to me from the beginning to the end of my stay. The rooms were clean, comfortable, and bigger than I expected. The business also has two private onsen rooms available to customers daily for an extremely minimal extra charge -- it was less than five USD to access the onsen for my entire stay. The view out the windows from the private baths was gorgeously stellar and worth top dollar. I have no complaints about the property itself other than that the location is a bit of a pain to get to, especially if you are dragging your luggage with you. It is a mountainous town, and the inn is located steeply uphill from the beach and from downtown. Though maps said it was only a ten minute walk from the bus stop, it took me about forty because of how strenuous the uphill walk was while towing luggage. I ended up going by foot downtown in the mornings and finding it worth it to pay for a taxi back uphill in the evenings.
The uphill walk to the inn was the only thing that wasn't good

Verified reviewThe owner was extremely kind and friendly. He let us leave our luggage in the hotel before the check-in time. As well as that, he gave us lots of recommendations, offered us free sweets, and said he was happy to help us whenever we needed

Verified reviewThe host was very friendly and nice and he’s got his own humor. The room was clean and spacious. The public onsen was also clean. You get to reserve it for an hourly period which was far better than I first expected it. Overall it was a nice accommodation.
The villa is a bit far from the station. However it’s quite convenient to get a taxi or uber. The average price would be around ¥1000-1500. The host actually contacted me before my arrival and suggested that it would be cheaper for us to get a taxi for 4 rather than buying 4 tickets for the bus. It was very kind of him to do so. We really did enjoy our stay.

Verified reviewnice view from the mountain which is a plus and a minus at the same time, because the road to the house may be a bit hard (better to take a bus or a taxi). the villa itself is great, with the option of private onsen (but without the towels, they should be paid separately)
the wi-fi worked not so great in the evening

Verified reviewThe value here is amazing. Parking for small vehicles and private baths included, and the view from the hill is great. Without a car it might be a little inconvenient (or tiring, depending whether you wait for a bus/taxi or hike up). If you do have a car, though, this makes a great home base to road tour around izu.

Verified reviewVery nice and welcoming manager! The view from the public space and the room was fantastic and the baths were really nice!
Nothing we disliked but just be aware that you should take a bus or taxi up cause it is quite steap to get up there.

Verified reviewClose to 来宮駅 Kinomiya Station just next to Atami. I could walk to Kinomiya shrine from the hotel. Nice view from the room seeing birds and squirrel and I could see the Hatsushima Island. It is very peaceful atmosphere around this area. The Hotel was clean and a nice big size. Private spring bath was great! There was a large window in the lounge room morning sun shine straight through. Owner of this hotel was very kind and helpful. I am very happy to find this Hotel.

Verified reviewThe facility has very comfortable futon and robust amenities. 2 private onsens temperature was perfect. Staff is extremely friendly and helpful.
It's a bit of a hike by foot from the station. Private onsen can only comfortable accomodate 2 people in each.

Verified reviewGreat bird's eye view from this accommodation, can see Atami Castle and the sea. Friendly staff, private onsen and free usage of the common kitchen area and utensils.
Have to pay to use the towels and yukata or otherwise you are expected to bring your own towel. This accommodation is at least 1.5km away from the walking street and restaurants.
