How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews

Verified reviewPerfectly good for what it is. Host was very patient with a non-language speaker and was a lovely place to stay.
Feels like the room I was in was close to another family room as there was quite a bit of noise through the walls. However it quietened down by about 10pm.

Verified reviewThe rooms are heated with individual units. The bed was comfortable. Reading glasses were at the check in/check out station. Which helped with reading all the instructions. WhatsApp is also an option for contacting the property. The email does not mention this but there is a QR code at check in.
If you are traveling on a budget and need a quiet, clean place with a comfortable bed and enjoy an off the beaten path location, this place fits the bill. Note - there is nobody on site at any point. I booked late the day before arrival and did not see the email saying to call by noon until 1 pm. There are a lot of instructions! The Japanese instructions are probably fine but the English version is missing some key details. My stay was in early February. Arrive during the day. My after dark arrival made it hard to find the place. Pasting the address from the listing into the IPhone maps did not work. I found out later, The hotel name is visible on google maps. There are charges for everything- Onsen fee for each night even if you don’t use it. Towels are rough and dyed hot pink - I assume to hide stains - because nobody would take a towel that rough. The rooms are heated with individual units, However, the rest of the house is not heated, this includes the entrance, kitchen, and bathrooms. I didn’t use my towel because the bathroom was too cold. The inside “Onsen” is a bathtub. Access to this room can be prevented if the wing is rented. I was locked out of that wing the evening I was there. I found the outside Onsen in the morning as I was leaving for the day. I ended up finding a different place to stay for my second night in Atami. I wanted a heated bathroom to myself and a larger Onsen with all the amenities. Enjoy the experience you will have stories to tell.

Verified reviewIt was a beautiful old house in Atami on a hill. Our room was a really big and spacious apartment with a beautiful view of the city and harbour.
The staff seems disorganised and it was a bit of a difficult walk from the station with the bags. The room wasn't insulated so it was quite cold but fine with the airconditioner on.

Verified reviewI canceled the stay one day before I checked in because I noticed loads of bad reviews and the price was not reasonable at all. Their staff said that they would contact the landlord to check whether we could have the refund, but after that, no one responded to this issue even though we've already message them many times.
If you wish to cancel, please follow the procedure from the website you made the reservation on, just like when you made the reservation.

Verified reviewIt was clean and comfortable, shared kitchen had microwaves, pots, pans, and a stovetop so it was very easy for us to prepare our own dinner.
For the price, the rooms are microscopic. Basically just a bed with maybe 2 feet of standing space. The onsen hot tub is nice but limiting our time to just 30minutes while it takes 10-12 minutes just for the water to get hot, was unreasonable. It’s not complimentary either, so you’re paying for just 30 minutes.

If you were attracted by the price, know that everything needs to be paid extra such as the shower, I’ll let you imagine what else. Bed sheets are dirty, cleaning the room not even think about it unless you paid it’s hot words are made of paper which means you hear everyone and I’m not gonna mention what. Bathroom is Shared and not clean. And even if they, after all of that, you would be seduced by the Onsen…… it’s made of plastic in the 1 by 2 m room. When you need them no one answer when you leave they ask you for more money if not, they treaten you to called the police!! Be ready be warn.

Please observe the rules and manners. It is very inconsiderate of guests to leave their luggage behind after check-out time without contacting us, or even to ask to take a shower before leaving in the evening of the day they check out. Not clean. I had a cutaneous eruption on my body on the morning after using the sheets. Doctor says it’s very posible to happen due to low hygiene on the bedsheets. That had stains and the smell was not good.
We use clean bedding. Please also abide by our accommodation rules. Thank you in advance.

I booked for 2 adults. I paid the fee in advance via booking. I had a 1 year old baby with me. I thought my baby could stay for free because the hotel said that adult fees over 6 years old are charged on the hotel page. However, they said that we will not stay unless we pay for 3 people. We agreed and my husband decided to go to another hotel and I decided to stay there with my daughter. This time, they tried to take the parking fee and onsen fee which I did not want to use, by saying that it is mandatory from me. However, booking also says that we have to pay if we use them. They said I couldn't enter the hotel without paying these money, and I refused to pay. As a result, I couldn't stay in this room where I paid for in advance, I was officially scammed. After not being taken to the hotel, I went to the police and explained my situation, but according to Japanese law they said it was not a crime and they couldn't do anything. They disgraced my vacation with a 1 year old baby. As if all this wasn't enough, they made me look like ı stayed at the hotel on the system, even though I told them to cancel. I regret this reservation I made with confidence in Booking. Never choose this hotel.

The system counts the number of people even if they are children and requires you to enter their age when making a reservation. Selfish interpretations will not work. We made every suggestion we could, but they were rejected. As the reserved room exceeded the capacity, we showed them a larger room, but they refused to pay the difference. The police also agree with us. We hope that in the future they will follow the rules and manners and have a fun trip.

Verified reviewIt is within walking distance from the train station. You can walk to some places like Atami Ginza and the sun beach. The neighborhood is quite peaceful and nice.
The place is good enough to rest for the night but if you are sensitive to sound while sleeping, it won`t be a good option because you can hear everything. Unlike most hotels in Japan, you have to buy amenities like towels, toothbrushes, etc.
