Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

AustraliaWe checked in late and the owner was very accommodating and helpful. One of the coolest places we stayed. It had sick art and swords and was very authentic Japanese style living. I thought the futons were very comfortable, my girlfriend not so much. Major shoutout to the owner, he even drove us to the train station for free even though he had a busy day. He gave us lots of helpful tips and points of interest in our next location.

United StatesWe absolutely loved staying here. Octavio was as helpful and nice as the reviews all say. He greeted us with a drink and offered us information that was very helpful. He even offered to take us down to the station in the morning when we had to leave early. The beds were comfortable. There is toast and jam and coffee waiting for us in the morning. The shared baths and shower were spotless and there was never a conflict. The location near the temple walk was lovely as was the entire town.

IsraelThe location of the shared bathroom is downstairs while bedrooms are upstairs. The way to the bathroom can be complex to some people. Since it's a classic Japanese home, walls are thin to hear the next bedroom.
Octavio is the best host owner of the house. Very calm and happy, gave us very good information and explanation about Takayama. Have to do booking for the shared shower. Great location! Gave us a ride to station and free of charge breakfast of coffee and toast.

United KingdomWe had the most wonderful stay at the Ninja House. The host was most welcoming and helpful, marking on a map both the main and lesser known places for us to see and patiently answering questions. He helped us create a varied itinerary for our 3 night stay in Takayama which, largely thanks to our host’s knowledge and his kindness, we found to be one of our favourite destinations in Japan. The coffee and toast breakfast was lovely and the room was super clean and cosy, featuring everything we needed. The shared toilets and bathroom were spotless and we liked the booking system. We stayed at the Ninja house back in January and it’s the most wonderful memory for us - we very much hope to return one day. We also treasure the origami cranes we were kindly given by the host - thank you.

A wonderful experience. The host Octavia is a fantastic host. Warm and cozy accommodation. The welcome drinks and breakfast toast and coffee was a nice touch. He stayed up late as we arrived late in town… and offered to take our bags (lots of bags:) to the next hotel. Absolute gentleman…would stay here again 100%

AustraliaNOTHING, amazing stay
Chill vibe, such a kind man who runs the place, spacious shower and room, warm, cozy beds, toilet right outside door and kept very clean. Only a 10 minutes walk away walk to most attractions. Breakfast coffee and toast was a nice touch, thank you Octavia!

BrazilEverything was great! Octavio, "the ninja" owner, is very very nice and always ready to help. The Japanese style room was large and very comfortable. The shared bathroom was impeccably clean, large and modern and the time reservation system for the shower is very good, because you can be sure you have the bathroom all for yourself at the scheduled time. The welcome sake Octavio offered us when we arrived was a very nice touch, so were the toasts and coffee in the morning (try the orange jelly, it is perfect!). The location is good for sightseeing, you can walk everywhere. Takayama is a lovely city, definitely one of the highlights of our trip.

DenmarkThe mattresses are rather thin - a littel hard for your bag
Ninja House is well located in the periphery of old city of Takyama. Fifteen minutes walk from the station. When you arrive on foot you have already had a marvelous introduction to Takayama and after arrival the host kindly serves you a drink - e.g. a cup of tea - to sip while he tells you where you are and where to go following your wishes.

United StatesNothing.
Octavio was an extremely welcoming and helpful host. The room was a very comfortable traditional Japanese room. The location in central-east Takayama was perfect, near the historical temples on one side and the old traditional streets on the other.

The owner is very kind and very helpful. Listen to his recommendations, and you will see the best of Takayama. The room is great, spacious, and comfortable. It can be a bit cold in the morning, but there are extra blankets. It's a traditional house; if you want to experience a super friendly atmosphere, don't hesitate!

Stylish room, very clean and quite. The manager Octavio is really nice and helpful, he offered us saké and information. Even he offered to take us to the station when we were leaving. The hotel is at walking distance from the best locations in Takayama. Room is large and charming, chamber dresses kimono style were available. Toilette Is shared but perfect. Recommended! It was the cherry on the cake for our stay in Takayama.

United KingdomWhile having to book the shower is a practical system for avoiding conflict, it was a bit cumbersome and we found it inconvenient to have to decide when to shower the day before. In reality, a system where you may have to wait a bit is probably a better fit for us.
Our host was very kind and gracious throughout our stay, going the extra mile at every point such as driving us to the station early for our train. The guest house was well situated, right near the shrines and closeby to the old streets. It was generally comfortable but not overly stylish.
