    Fabulous small boutique hotel where every room is different. Lots of eating places nearby and very close to main shopping street and market but in a quiet neighborhood. Close to Imperial Palace and Nijo Castle. We booked an executive suite which was huge. Loved our stay here.

    Huge comfortable rooms with super comfy mattresses. Big room for Japan standards. Excellent amenities like toothbrushes vanity kit etc

    They had nothing on the rooftop but weirdly layes out chairs

    The room was spacious, clean and well appointed. The hotel wasn't bang in the centre, so the area wasn't over-run with tourists, but still easy to get around from there and right next to the Imperial Palace. The roof terrace was a nice feature, too.

    Loved the location. We stayed six nights and the room size was very generous - which is what you’re after if staying longer. Staff were very attentive.

    With windows covered with Shoji screens only, as soon as the sun rose you were wide awake with the light streaming in. But tight getting into bed one side - may be a bit squeezy for less mobile visitors.

    Every room is differently designed - which I liked. But make sure to mention your desired room before booking. It’s around the corner of the castle and it’s a very nice area with lot of cafes and little restaurants.

    The hotel needs little renovation: stains all over the carpets, scratched suefaces, the sofas in the lobby fall apart and are ripped at the bottom.

    The room was amazing with the largest bed I've ever slept in. Very comfortable, and while a little bit away from the Kyoto station area, was easy to get to by bus. It was also close to the Imperial gardens which are well worth walking around.

    Stylish hotel with large rooms and friendly service

    The hotel is is not up to date with maintenance. Wear and tear is showing in the bathroom and in common areas of the hotel.

    The location was nice and staff were friendly and helpful. The bed was large and mattress was comfortable.

    The room was very strange and not warm or inviting at all. The walls are in desperate need of a repaint and the room itself felt kind of like a corridor/open area that had been converted to a room. Everything was very thrown together, the pillows were horribly thin and the doona inside the doona cover was protruding and was very stained. The shower had a curtain and didn't drain well at all, I had to unplug the humidifyer that was in the bathroom for fear of water getting underneath it. The toilet had a smell which was also unpleasant. I had read this was a boutique hotel and maybe the other rooms are nice but this one (room 403) felt like cross between a hospital room and a campground toilet block.

    Need curtains in the room ... sometimes lights outside shone through the paper doors all night.

    It was a fabulous stay ... just the light shining into the room at night and the coffee bafs in the room didn't provide a strong coffee.

    Very charming hotel in a quiet area of the city. Staff was extremely helpful and friendly.

    Bed was a little uncomfortable and the pillows were very thin.
