A bit far from the station

Ulu hotel was in a very quiet and safe area. Our river view apartment was very big and comfortable.wachine machine worked fast so we could do laundry easily when we came back late at night. All staff were amazing and helpful with all our requests making our first visit in Tokio much easier. Hotel does all the process for luggage forwarding also.

The neighborhood was quiet and peaceful, but was a bit far from the city center.

The place was very clean and comfortable. The bathroom and kitchen were perfect for us.

Very minor detail, but the kitchen was not built for tall people. Anyone above 5'7" or so should be careful walking around the kitchen island and avoid hitting their head on the overhead fixtures & the low ceiling.

Staff was wonderful, and we really liked the free goodies available in the unit & in the lobby. They were super helpful before & after our stay - they received our luggage a day early and helped us store our bags after checkout. They also spoke good English, for certain international travelers who aren't fluent in Japanese.

Nothing ... we loved everything.

We had suite 5A it was riverside with several. Wndows and a balcony. The AC was fabulous as the city was extremely hot and humid the view was spectacular the apartment was very spacious, the washer dryer was very handy and easy to operate. The staff were very nice. I would not hesitate to recommend this property. On entering reception, it feels basic, but it is not. €9 equivalent for a taxi from Tokyo station. Snacks and sparkling wine provided on arrival. There is also a roof terrace on floor 9, but we didn't not have the opportunity to try it.

Very nice location along the river, but it's a bit of a walk to the nearest subway station.

Staff was incredibly nice and friendly. They even organized a party for the guests with free food and drinks to view the Sumida river fireworks from the rooftop patio, away from the crowd. That was a memorable evening.

Wonderful, large footprint with excellent views, comfy beds and couches. All the facilities met or exceeded our expectations, including lovely touches like free French bubbles, fresh coffee beans, a grinder and a drip set-up. The beds were large and comfortable. The kitchen was fully functional with a large fridge and freezer. Washing machine (and dryer) comes with detergent. The staff were so friendly and attentive, without any formal stiffness of other hotels. Absolutely recommend to families; don't be put off by the location - it's a 5-minute walk to two well-connected stations. There's a lovely riverside walkway that you can access about 100m from the entrance and walk north or south on either side of the river - it's beautiful and very handy for seeing the city beside the Sumida river. I honestly don't have any complaints.

We were very pleasantly surprised with the size and comfort of the apartment. It was very spacious, the separate room with twin beds was great to give our son some private space. The kitchen was well equipped and the living space was really comfortable. There is a roof terrace where other tennants were gathering so it was nice and social. The employees were so friendly and helpful.

Beautiful River View Stay with Rooftop Charm and Wonderful Hospitality We had a fantastic stay at this lovely apartment in Tokyo! The highlight was definitely the stunning river view — it was so peaceful to wake up to and even more magical in the evening. The rooftop access was a wonderful bonus, perfect for relaxing after a day of exploring the city. The apartment was clean, well-equipped, and thoughtfully designed. The staff went above and beyond to make us feel welcome — they were incredibly helpful and always available for anything we needed. We also really appreciated the complimentary drinks and snacks on arrival, such a nice touch after a long journey. Overall, this place felt like a home away from home and made our Tokyo experience even more special. Highly recommended for anyone looking for a unique and comfortable stay with a personal touch.

It is not super close to a train station.

The view of Tokyo from the River view room was amazing. The room was spacious. The rooftop patio was awesome. Snacks and drinks were a nice touch.

This property is a little bit of a walk to the bus or train station and there weren’t many food options right next to the building. However there was a 7Eleven just around the corner which was really convenient. We also liked that the area we stayed wasn’t very busy, it was calm and quiet which was great!

The view from our riverside suite was stunning! And the staff were so kind. We really enjoyed our stay.

Subway stations were a 10-15 minute walk but all flat with wide footpaths. Bus close by. Otherwise no issues at all.

The property was stylish, clean and comfortable for 5 adults. Staff very helpful and friendly. River location and quiet area was a nice change after a few weeks travel.

Spacious flat. It had a separate bedroom for the teens. Beds were comfortable. Large bathtub to soak in after the long walks. The staff were amazing. They were very eager to help. There's also rooftop access to get a good view of the lit up bridges and Tokyo Skytree.

It’s not really a full service hotel, more like serviced apartment, with a reception open during the day.

Very spacious room, nicely decorated. Location is bit off the centre but subway stations are within 10min walk. We landed in Tokio in the morning and they gave is the room well ahead of check in time.

The apartment was clean and large enough for a family of four. We loved the little welcoming touches with snacks and drinks in the fridge. We would definitely come back. The staff was very helpful and kind. It’s a quieter neighborhood than the bustling of Shibuya or Harajuku but we loved it. There is an airport limousine bus stop nearby as well.

Nothing. We see that some reviews have location as a hindrance, but it's fine. It's about a 10 min walk from 3 different subway lines. And a 10 min taxi ride to Tokyo Station if you have luggage. The fare is about JPY 1,500-2,000.

Stunning property and room (river view). But better still, the staff are so incredibly friendly, genuine and hospitable. We wish we could have stayed longer than 4 nights. This hotel is a real gem in a stunning part of Tokyo's canal network. The hotel even has an outdoor rooftop area with sunloungers. A great place for an evening drink and view of the city and Skytree. We loved it and will be back. Thank you Sho and team!

The second bedroom could do with a light near the headboard and or a night stand but these are minor details - as overall we were very happy.

A large clean, quiet apartment with a great tv with streaming services and comfy sofa. Access to roof was an added bonus with views over the city. The staff were lovely, and we really enjoyed the breakfast recommendation to IKi 15 min walk away.
