How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewThis is a lovely guesthouse run by a highly dedicated owner. We knew Matsue from previous visits but the owner, Emi, opened up several new pleasures for us. For example, she arranged a visit to a soy factory-it's at least 150 years old-and also treated us to tea. The house is within easy walking distance to the town center and there is a very good bus service. The bakery across the street is a gem, combining innovative breads, whiskey and an excellent music collection. We had fabulous sushi at a restaurant close to the laundromat. The kitchen space is perfect for breakfast. We'd love to go back to Matsue and hope to stay at Kian again.

Verified reviewEmi was a great host and we enjoyed our stay very much. The place is in a quiet side street next to the castle area so very convenient (and easy to reach by bus from the station). We came early and Emi made sure that everything is already ready for us and welcomed us with a tea ceremony. If we revisit Matsue one day I'm sure we will end up staying here again!
Goriyo wo arigatou gozaimasita. Thank you for coming to Matsue and your stay at KIAN. This town is very quiet and never become the main stream of travel scene. All of the guests deserve to experience the best of this town because you chose to be here. We try serving mattcha for our guests as much as we can because tea culture is still remained in this town. We truly appreciate you include KIAN as a part of your special trip. Once again, thank you very much.

Verified reviewThe place is comfortable. It’s like a home away from home. The cleanliness of the place is exceptional even the screen door in the shower was very clean, which I found it a hard find in any places at which I ever stayed. The owner gave me a home type of tea ceremony. We are very grateful for that. Thank you, Emi San! The location is very convenient to walk to Matsue Castle, which is also an interesting place to visit.
Nothing.

Verified reviewGreat stay in a lovely guesthouse. Emi, the host, was amazing! She was super friendly and welcomed us with some tea and sweets. She had great tips for stuff to do around Matsue (she recommended this beautiful sunset watching spot!) and was overall a very gracious host. The room was very large and we just had the nicest and most relaxing stay in a long 24-day exploration vacation in Japan.

Verified reviewKIAN was a great place to stay with our family while in Matsue. We were fortunate that no one else had booked the other part of the property, so we had a nice stay to ourselves. The kitchen had snacks ready for us, which was very appreciated and helpful. The location is right by the Matsue Castle, and it's a good jumping off point for anything in the city. Our host was very kind and provided wonderful recommendations. She even made a reservation for us to tour a local soy sauce brewery, which was the highlight of our stay. If you are looking for a stay in Matsue in a traditional Japanese home, this is a great choice.
Thank you for your stay at KIAN. The weather was not cooperative while your stay in this area but we still feel happy to hear that you had some memorable experiences and were able to enjoy a relaxing family time here. Please continually have a great time and enjoy the rest of tour in this country! Once again, thank you very much.

Verified reviewExcellent tatami room in a guesthouse in Matsue. It is close to Matsue Castle and well connected to other areas, including Matsue Station, by bus. There are some great restaurants about 10 minutes’ walk away and a nice bakery close by for breakfast. Emi-san is an exceptional host who is very welcoming and gives great advice to help you enjoy your stay. I would absolutely recommend.
Everything was great.
We are very sorry about taking some time to reply. Once again, thank you very much for your stay. We were happy to hear that you enjoyed Matsue area. It is snowy here now. The castle covered with snow looks different. Not only the castle, but the entire scenery seems like a different world. ( “YUKIGESHO” is the way to express the scenery covered with snow.) at the same time, we feel spring is coming. Please come to Japan again to enjoy Sakura (cherry blossoms)sometime! Arigato Gozaimashita.

Verified reviewEmisan is amazing. She provided us with little gems about Matsue what to do, so we filled up all our 4 days we had in Matsue. The room was really nice and we had a little garden as well. The kitchen was nice and clean and you could reach everything by foot. She even has a small tearoom and she invited us to have Matcha tea and sweets.

Verified reviewThe location was excellent, steps away from the Matsue Castle and a short walk from the restaurant and downtown area. Although we took a taxi from Matsue Station, there is also a bus that comes to the end of the street and is very convenient. Our host was excellent, very thoughtful and flexible. She gave us suggestions and recommendations and made us a reservation at a charming soba restaurant.
The guesthouse was as expected, so I have no complaints.

Verified reviewI really liked the surrounding in Matsue close to the castle and great restaurants. The communication and tips by Emi our host were amazing and really a big bonus. She cared for us a lot. Check in and check out we’re also flexible. The atmosphere in the rooms was very good and how you expect in an Japanese family house. It was also very clean.
Of course this is subjective. But the kitchen could be a bit cosier. Sound of other guests is generally no problem for me. But certain guest might be bothered. Something to be aware when staying in Japanese guesthouses generally. I still would never change for a hotel.
