Lovely hotel with very attentive staff. Super comfy bed and the most amazing shower. Location is perfect as down a quiet little side street away from everything but only a 5/10 minute walk to restaurants and the beach. Definitely recommend.

Everything was perfect.

This place exceeded our expectations. We were upgraded upon arrival, which was a lovely surprise. The room was just perfect. The bathroom screamed luxury, and the bed was so comfortable. It was clear that Dilshan and his team were determined to give their guests an amazing experience. They were super friendly. The breakfast was delicious. Kings Landing is located within 5-10 minutes walking distance to Unawatuna beach, but it is far enough enough for a peaceful stay. Overall, we highly recommend this place.

First of all we got a free upgrade, which is already a great start. The room is spacious, very clean and modern, enough storage room, a safe, bathrobes and beach towels and everything you can find only in a top hotel. The bathroom is the selling point, huge and comfortable shower. Staff is very friendly and welcoming, and even came on purpose to help us with luggages at 4am when leaving for the airport. They also offered us two free drinks during the stay. Really no negative points at all this time.

Excellent hotel. High-quality cleaning every day. Friendly and welcoming staff. Spacious room. I liked everything, although I am a demanding tourist.

I stayed at this hotel and was absolutely delighted! First of all, I want to highlight the impeccable service and incredibly friendly staff – they are always ready to help, do it with a smile, and create a cozy and welcoming atmosphere. The Wi-Fi is fantastic – high speed, stable coverage, perfect for work, streaming, and staying connected without any issues. The bathroom deserves special mention – it’s pure luxury! Spacious, modern, spotlessly clean, with high-quality toiletries and well-thought-out details. Without a doubt, one of the best hotels I’ve ever stayed at. I will definitely be back!

We were treated with greatest hospitality. We haven‘t had such an extensive breakfast in our whole Sri Lanka trip and the rooms were very modern and comfortable. We just loved it and will definitively come back!

- Best breakfast! Fresh fruits and juices! It is more than 5 stars! - Staff supported me everywhere! We were living like in the house of my mom! - Fast and stable internet! I was working in the hotel using video calls - Comfortable rooms with large bath, air conditioner and balcony - Everyday they clean up the room, change the bedclothes and towels and make figures from them and put bottles with drinking water for free - In the bathroom there are all necessary things such as shampoo, gel, toothpaste with toothbrush, bathrobes, etc - They also provide you beach stuff such as hats, beach towels and basket for free - Great location! It is near to the beach, near to the main road with cafes and restaurants and the same time it is far from the noisy places - Staff is really attentive, helpful and friendly This hotel should have 5 stars! I really enjoyed 10 days living there!

The staff was the friendliest I’ve ever experienced. The rooms are super nice, breakfast is great and the bathroom is insanely big. It’s newly renovated and way nice than the photos. Great value for money

We received a lovely room in one of the upper floors. Apparently it was recently done (or redone), everything was brand new. Bathroom is positively huge, the bed and pillows are very comfortable. The staff is super friendly and are always willing to help 😊 !!

Villa is just wonderful! All photos are true. Perfect cleanliness and comfort everywhere. From the balcony you can watch squirrels jumping and peacocks and parrots flying . A very tasty and rich breakfast. To the beach and to the street with restaurants minutes 5-7 quiet walk. Special thanks to the manager and all the team, the guys were very helpful and friendly. Big thanks from all my family! I highly recommend!

Very nice facilities and the best hotel we have stayed in Sri Lanka! The bathroom is luxurious.

We got the room downstairs which is pretty noisy. Better to get the rooms that are upstairs.

Our 3 night stay . The location was perfect , close enough to smell the sea , yet far enough to enjoy the tranquillity and serenity. We were staying on the 4 th floor ( newer wing) rooms are large , modern , well lit comfortable and clean. Staff were very attentive and were always cleaning the place. As we were a couple of minutes off, the beach had the option to enjoy the diverse cafes , restaurants, and the bustling nightlife. Dilshan, the manager, is a very grounded, approachable, and friendly person who went above and beyond to ensure our requirements were met. We strongly recommend this place for a comfortable and enjoyable stay

Very clean, new, friendly and polite staff. The best 3star hotel in Sri Lanka we have been.

Breakfast was on rooftop, which was nice but as some of the roof was with glass, it was very hot. Maybe would be good idea to cover the glass with wood and add some fans. A bar with snacks and drinks during the evening would be also nice (currently they had soft drinks).

We stayed an extra night as we loved it so much. The staff are very kind and the room was very clean :) the location is also perfect for getting around.

The location was perfect. Very close to local restaurants and the beach with just 5 minutes walk away. But also very peaceful day and night :) The room was spotless and built to a high standard. In fact…. It was one of the best we stayed in during our trip in Sri Lanka. We even booked another night which we didn’t plan as we loved it so much. The staff are very kind and helpful - thank you! I would definitely come back to stay here on my next visit!
