Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

BelgiumNo one on site apart from the gardener, so need to consider breakfast, drinks and towels but apart from that we absolutely love it.
Lovely hotel with large family villa overlooking the garden and pool. Spacious and clean.

RussiaEverything was wonderful!
We just returned from a delightful 10-day stay at this villa, which was truly remarkable. The villa is surrounded by a beautifully maintained garden, which provides a peaceful and serene atmosphere. The pool was a refreshing escape, always clean and inviting. Our room had everything we needed, including the fastest Wi-Fi and fresh drinking water. The owner and staff were incredibly warm and attentive, quickly resolving any concerns we had, which made us feel genuinely welcomed. Just a short 7-minute walk took us to the stunning Narigama beach, perfect for relaxation. We highly recommend this accommodation for anyone looking for a serene getaway!

AustraliaA little away from the beach and action, but that’s what we were hoping for so it was fine for us! Might be a bit more challenging for those less active, especially in the heat.
Huge private villa with kitchen and outdoor dining area. Beautiful large pool and lovely well kept gardens. Quiet location. Washing machine available to use. Excellent hot water pressure. Manager arranged ongoing transfer at reasonable price.

SpainI can’t write enough good things about this place! Several separate and private villas that share a garden, pool, and barbecue area. Beautifully and thoughtfully designed and maintained. Spacious and easy tuk tuk and moto parking behind gate. The windows in villa are all screened. Bathroom has separate shower area, HOT water, windows, and a door to an outside shower! Wow! They provided two pillows and two towels per person, dishwashing soap etc - all those details add up! The groundskeepers are wonderful. Friendly, helpful, welcoming and keep the garden looking incredible. The pool is gorgeous, with another nearby (hot water!) outdoor shower. Such a peaceful and tranquil place. Location is brilliant - super close to beach and just far enough from town (still very close) for silence. Our biggest regret was booking this at the end of our stay and not being able to stay longer! Huge thank you and hope to return.

United KingdomWe absolutely loved it here. The location was perfect being in a village location outside of Hikkaduwa . Perfect tranquility! The gorgeous pool, the wonderful friendly staff and all their neighbours... The delightful doggy concierge Rocky! We felt like this was home and didn't want to leave at all. The villa was also so perfectly equipped....

ChileWhat an incredible place and experience !!! We moved to Villa Lanka Relax because we needed a break from the crowds of tourists. Villas are clean, spacious, well mantained. Lovely garden and swimming pool, we spotted few different birds! Our only regret-not staying longer. We look forward to returning again.

South AfricaThe pillows were really not great, but I am sure if we asked the owner for other pillows he would have assisted. The sad part is that the garden is so wonderful but it's really impossible to be outside for longer than 10min due to all the mosquitos, so the garden can't really be enjoyed.
The property is absolutely beautiful and there are monkeys, frogs, monitor lizards, mongoose, fireflies and birds, which really makes you feel you are in the jungle and close to nature! I really liked the friendly and helpful staff, the cleanliness of the cottage, how quiet the location is, the swimming pool, free drinking water, the soft sheets and towels, the fact that we had a fully equipped kitchen and access to a washing machine for free.

LatviaThis is a great place to stay at near Hikkaduwa, the garden is amazing and the house was clean and spacious with everything necessary for comfortable stay. The pool is also great and it is also possible to barbecue in the garden. The communication with owner was easy and he is very helpful. Overall I would say it was one of the best stays during our 2 months in Sri Lanka and definetely huge value for money, highly recommended!

RussiaThere were power cuts every day at different timing. 2 times in 2 weeks the electricity was off for more than 3 hours. If you need to work keep your power banks charged and arrange a local SIM card with mobile internet as there’s no generator
This was one of the best stays we had in Sri Lanka. We rented a 3 floors villa. It is very spacious with separate bedrooms with a bathroom, kitchen, dining area and an upper terrace. Kitchen is equipped with everything you might need, drinking water is provided. There’s also a washing machine in shared area. Wi-fi was good enough to work, I could join all my calls with no problems. The garden around is gorgeous, lots of birds and trees. The pool is also clean and 24 hours available. The location is perfect, very quiet, walking distance to the beach. Tuk tuk parking and groceries are 5 mins away, just ask the staff to show you the fastest route. I would stay here longer if I could

PortugalAnimals noise but it's not hotel's fault - just paradise reality :)
I had such a great time at this hotel in Sri Lanka. The location is perfect—just a short walk from the beach. The staff were absolutely amazing: so kind, welcoming, and always ready to help with anything we needed. The room and kitchen were well equipped, making our stay super comfortable. We also really enjoyed the pool and the other amenities. Highly recommended for a relaxing and friendly stay!

United KingdomA couple of minor gripes. Two plug-in induction hobs are provided for cooking. However, the location of the two plug points and very limited kitchen surface makes cooking on these a juggling challenge. If you are not planning on cooking this is not an issue but for longer term stays (as was mine) I found it a bit inconvenient. The large pots/pans in my small villa could've been of a smaller size, more suited to cooking for one/two people. Of course, these comments apply to the small villa, the larger, family sized ones may not suffer this problem. The property description shows several shiny new bikes which they say are free for guests to use, these no longer exist.
The host, Sanjeeva, was friendly and very helpful as were all of the staff supporting him. This is a good property in a peaceful neighbourhood. Four villas share well maintained gardens with plenty of mature tropical plants. I occupied the smallest of the three villas, which would suit a couple or solo travellers like me. The villa was clean and adequately furnished. The kitchenette was well equipped with pots/pans, kitchen utensils and a fridge. A housekeeper/groundsman, Raja, attends every day to tidy the gardens and clean the pool. Raja will also clean the villa and change bed linen as and when you request it. The gardens are beautiful and attract a wide variety of wildlife including regular visits by peacocks, mongoose & a kingfisher. Monkeys (Purple-faced Langurs) commute through the trees above and around the property but do not trouble the humans at ground level. The pool is about 10m x 4m, the pool area must be the prettiest I've ever seen. Narigama beach is a ten minute walk away, there are restaurants & bars along the beach. A washing machine is available, at no extra charge, in a shared washing/covered drying area under one of the larger villas. WiFi was included in the price and was available throughout the property. The property is some way from Hikkaduwa town, if you have transport this is no issue as it's a ten minute journey by moped, tuk tuk or car. It would be a 15 minute walk to the nearest supermarket and a 30 minute walk into Hikkaduwa town.
