One of the best places I have stayed in Sri Lanka, the family who owns the Beach Villa are the kindest people. I was lucky to stay over the Sri Lankan new year and celebrated with them. I also had breakfast and dinner at the villa and was always amazing. I will be back next time I visit Sri Lanka.

My room was in the back and a bit dark, AC, fan and bathroom ok. The 2 rooms in the front have much more light come in. The hosts are a very friendly and speak good English.They can put sometings in de fridge if you want to. Very close to the beach and the road/shops. But still a very quiet place.

Everything was perfect, the best place I stayed on the south coast. Great location, clean room, lovely family who really make you feel at home.

Nothing to dislike.

Great localization just 2 min walk to the beach, close to main street with bars, restaurants and shops. At the same time it's a calm and quiet place with a nice patio and parking behind the fance. Amazing beaches all along the cost there, you can walk for hours. Beautiful place. Hosts are very nice and welcoming! Mosquito net at the bed.

No mosquito nets in windows(only at the bed), so you have plenty of mosquitoes in the room. But gekons enter the room too, and they eat mosquitoes ;) If you take a room with air conditioning then there is no ventilation at all, everything is permanently closed and you have to run A/C all the time and open the door to cycle air.

Our hosts were very friendly and helpful. They were determined that we should enjoy our stay. They provided two dinners and two breakfasts, all of which we enjoyed immensely. The bedroom and bathroom facilities were modern and comfortable, especially the mosquito nets! The villa is located right on the beach, and we had fun watching the local fishermen pull in their nets. Our hosts arranged transport when we needed it and advised us on where to go and what to see. The welcome cup of tea we were served upon arrival was most welcome after our long train ride! We had a wonderful stay and hope to return.

Hotel looks a bit tired and needs updating. We booked the superior room which was quite basic.

Fantastic Hosts and location

We were welcomed by three big smiles when we arrived. The room was clean, cool and comfortable. The owners were very friendly and helpful. The best coffee we’ve had at a stay in Sri Lanka so far.

Wifi didn’t work for us. We had full bars and router right by the room, but I struggled to get it to do anything. I think we were surprised by the cost of the breakfast, almost as much as the prawn dinner there. Not a huge issue, but just as a note, it was the first accommodation we’ve been at where coffee was charged for (but it was also better so I didn’t mind paying). We had to take a tuk tuk to get to some nicer beaches but not too far, so again, not a major issue.

I had such a wonderful stay at this family-run GuestHouse. The hosts are incredibly kind and took great care of me, even when I was sick. The rooms are spotless, comfortable, and the location is perfect – close to everything beach and restaurants.

The family running the place are so sweet and eager to help. They were always there and smiling whenever we were coming and going. Rooms are clean and comfortable, and the aircondition works well. Beds are big. The location is good, close to many restaurants. The beach right by the hotel is not so nice, but its only a few minutes walk to a better part of the beach. Bathroom window needs a mosquito cover because the mosquitoes comes in to the bathroom. Would also be nice with some better blankets for the bed. Right now it's beachtowels that barely covered me. Breakfast is good - seemed like there were some options to choose from. Only thing is that it's bit small for someone like me who enjoys a large Breakfast :) All in all a lovely place with good value for money. Its also quiet around the hotel at night.

The family were lovely, very smiley and attentive, offered good advice about the area and safety and were quick to sort any issues that came up! The bedding was lovely and fresh and very comfy beds!

The room was fairly cramped for three of us and luggage. There was no natural light as the windows looked into an indoor area. It wasn’t really possible to have the curtains open as you could see straight into the room! So the curtains were always drawn and the light on! It wasn’t a room that we wanted to spend much time in, other than to sleep. It was very quiet at night so good sleep was had.

Lovely family owned Beach Villa, with basic rooms, just what you need, 2 steps away from the beach. The hospitality of the owners is amazing. My breakfast was included, lovely free tea all day, and the home made dinners were an absolutely a highlight of my stay!

Downstairs room can be a bit noisy because of early preparations for breakfast and people talking.

We had a great stay. Our host was very responsive and wonderful. They were always available when we needed them. It is well located just a few minutes from the beach and restaurants.

There should be a mop for the wet floor in the bathroom. The shower section is not separated from the rest of the bathroom so the floor gets wet after shower. The floor gets very slippery and it’s quite dangerous.

Cheated..... & cancel my booking form hotel end due to repair as said over the phone while I asked about cancellation.. & they wanted me to cancel the booking.com entry also from my end...I did not cancel...They put me in trouble .....I had to search another place last moment.....Kindly do not direct guest to this place....They are putting people in trouble....

This hotels is very bad.....They are putting guest in trouble....The cancel my booking form hotel end......There are rooms available at the moment ask to cancel. But rates are higher than time I booked......Do not direct any gust please.
