The terrace, a view over the rooftops. Getting some tea (way to sweet - just let people decide their own level of sweetness of their tea...) as a welcome drink.

This is like i experienced it, from bad to worse. The address does not point to the actual place (https://maps.app.goo.gl/Pygz5NM8ZmAeZJWq5), there is no sign outside and the house number is badly readable, especially at night. I had to ask somebody in the medina to point the way, he knew where to go and even though it was only 50m he wanted to be payed 200 Dirham, for his services - he did this in front of the host of this establishment, this person did absolutly nothing to help me out in any way. (You don't need to pay the dude anything, nothing he can do about that (in theory) but you might, taken by suprise or whatever circumstances, this is not a good way to start your holidays) Then the host escorted me up to the terrace, my room was not ready yet he said (i arrived at the location in the evening, around 8-9pm) and yes the terrace is nice, there is a view over the rooftops, you can relax and another employee might bring you some tee. I had an conversation with a couple from my home country, they did not stay there but had some dinner and where in praise of the food. I was then picked up to see my room (take a good look at the pictures, they have been taken some time ago and everything has aged definitely but they are acurate) - a room with a window, towards the inside staircase ... the "bathroom" is on the opposite site of the bed and a sliding or split door separate's the bath from the room - the bathroom has a window towards the street, the frame was covered in bird shit. No shower curtain, the whole bathroom is more or less the shower, the toilet was wobbeling and still had excretions hanging in it. The very cheap wooden door to the room was locked by an old lock bar with a padlock on it, i was not given a key to the padlock. I did book two nights, i left after one. I only paid 40€ a night, this was way to much, the price they charge normally maybe caused to its location but never justified.

The sheets on the mattress were clean, the location was easily accessible by car 200m away.

The communication was almost inexistent - I have sent twice the WhatsApp number - the guy insisted it s not working (for everyone works but for him), the phone number on booking did not work, the address was not accurate, I ended up rambling the streets with the backpacks; finally I get a hold of him and I m being given literally a room with two doors which never closed properly cause there was a space between them, next to a kitchen while my room would constantly smell like food, and a mattress on the floor literally, dirty bathroom and no recollection whatsoever with the pictures on booking. They have several rooms, he said he will change it, then that is not possible. A big NO for this property.

Located in very quiet street in the medina. Close to Jmaa Al Fna which is only a 15; minute walk away. The breakfast is exceptional and the staff are wonderfully hospitable. The Riad itself is spotless inside and very nicely decorated while the rooftop terrace is relaxing particularly when it is hot thanks to a comfy shaded area. This Riad is great value for money and I would certainly stay here again if I am in Marrakech.
