One of the receptionists was not very friendly, wouldn't reply to me greeting her at entering or exiting the hotel. The mattress was not very comfy, no hair drier and no coffee machine or kettle in the room. It is a garni hotel and we did only pay for board (no bf as we like to eat late and at various restaurants, never liked any hotel foods) but not a 4 star by any means.

Very good location, quet and secluded even though it is only steps away from the bustling centre and fortress, fair value for money. Room was spotless, change of towels every day. The maid was very nice and friendly.

The two rooms booked (one for the kids) were in two separate buildings. Additionally, the room had only one air conditioner in the living room, and not in the room, requiring the door to be left open.

The breakfast needed to be paid separately, and it was outside the hotel. As one of the rooms had a kitchen, we decided to have breakfast at the room

We stayed at this hotel twice. During our first stay, we were given a spacious, comfortable room in the newer building — the same one with the reception and underground parking. The room matched exactly what was shown on Booking.com: approximately 25 m², a large comfortable bed, a spacious bathroom, and a garden view. The garden view was particularly important as it provided peace and quiet. Unfortunately, our second stay was very disappointing. Although we booked the same type of room, the receptionist assigned us a completely different one, which was noticeably worse. It was significantly smaller (around 17–18 m²), with a tiny bathroom, and the balcony faced south toward the sea. As a result, the room became uncomfortably hot during the day, and in the evening, loud music and noise came from nearby seaside bars, making it difficult to relax. What’s most frustrating is that we paid exactly the same price as the first time, yet the room was clearly of lower quality. Even more disappointing is that the receptionist seemed to do this deliberately, despite knowing which room we had originally booked. We sincerely hope that in the future, guest reservations will be honored properly and that such incidents will not happen again.

The parking cost was 15 euros overnight which is crazy. Every hotel has parking included. The fridge didn't work and the reception couldn't even give us an iron because to iron your clothes costed extra money.

Awesome location, only two minutes from the old town. The room was super clean and spacious. The hotel overall was quite good.

The kitchen looked so good but apart from the very basics, all the cupboards were empty. Even if you had wanted to cook a meal, you couldn’t as no utensils at all. Could have done with a toaster too!!

Location was nice and quiet and a short walk to the beach, old town and harbour. Great shop just next door. Great to get clean towels.

Some of facilities were broken or old. For example sofa was rubbed in some places, part of lamps should be changed, no towel hooks, no place for shower gel etc. But the main things works as it should be.

Conditions in both rooms, large rooms a lot of space and a big balcony. Good new bed sheets. Perfect location: close to the old city, marina, all Budva's beaches, restorants, shops and despite of that it's quite. Positive staff.

Had problems with my room key card. My front door was unlocked for the whole stay, which was not so good since I had valuable stuff with me, and everybody could walk in into my room if they wanted or tried. Luckily, the area is nice, and safe, and front door of the hotel were locked during night, so nothing bad happened. They try to fix it, but at the end nothing happened even if I addresed couple of times that it's not working from the day 1. Sad to leave 8 instead of 10 due to this situation. Everything else was perfect, but this needed to be corrected in real time.

Hotel Butua is located in most amazing place in Budva, right next to old town, but in very quite area. It situated just a few min walking from most popular bars and restaurants. Room was clean, spacious, balconie was amazing-maybe the best part of it, with a see view.😍 Bed was really comfortable. During night you don't need AC since hotel is located near the sea, and it gets colder. In front of the reception desk they have a terrace, like lounge part, with very relaxed atmosphere. Staff was amazing!!! Ladies from the reception desk, and cleaning ladies are 10+!!! Overall very pleasent stay!

The rooms were modern, spacious, and clean, with comfortable beds and a nice balcony view. The two ladies in the reception were polite and helpful, always ready to assist with directions or recommendations. Overall, it’s a great choice if you want to be close to the Old Town, restaurants, and the beach, while still enjoying a calm atmosphere. Definitely recommend for couples and families visiting Budva.

Wifi not working in our room, No kettle in the room. Badly worn balcony chairs need replacing. Shower head broken. Damp or mould on walls. See pictures. Very costly for a hotel in this condition.Certainly not a 4 star hotel. Very dissapointed.
