    Excellent staff, especially the director and the girl at the reception. We arrived at the hotel by taxi from Tivat for 70€, and left for 45€ and thanks to Ivana, who called a taxi for us, I advise you to choose a taxi, agreeing with the hotel reception. Thank you again for your responsiveness and care.

    The hotel was amazing. Perfect location to everything.. I would like to add, Ivana from the desk was very helpful and friendly. Ivana, thankyou so much for all your help, it was nice a smiling face everytime we walked into the hotel.

    We love this place and have been staying here the last 3 years. Ivana at the front desk was knowledgeable and a pleasure to deal with. Also, the owner is a great guy and is there for anything you may need. My family and I enjoy being able to walk to the beach, restaurants, & shops. No car is needed.. I would definitely recommend this place.

    Just location and reception hospitality

    Parking is big problem, they have very small area for parking and if you leave from hotel by your car you should come back to hotel latest 2300 cause personnel is working till 2300.Each day / daily fee is 20 euro which we expecting free of charge. Location is near to citedal but same time there are 2 parking area near to hotel , all cars wait to enter to those parking areas and we have to wait on this traffic cuve which is same way and stuck to go your hotel by your car.

    Very good location, quet and secluded even though it is only steps away from the bustling centre and fortress, fair value for money. Room was spotless, change of towels every day. The maid was very nice and friendly.

    One of the receptionists was not very friendly, wouldn't reply to me greeting her at entering or exiting the hotel. The mattress was not very comfy, no hair drier and no coffee machine or kettle in the room. It is a garni hotel and we did only pay for board (no bf as we like to eat late and at various restaurants, never liked any hotel foods) but not a 4 star by any means.

    We had a very pleasant stay at Hotel Butua Residence. The location is excellent—just a few minutes’ walk from the Old Town and the beach, yet quiet enough to relax. The rooms were modern, spacious, and clean, with comfortable beds and a nice balcony view. The two ladies in the reception were polite and helpful, always ready to assist with directions or recommendations. Overall, it’s a great choice if you want to be close to the Old Town, restaurants, and the beach, while still enjoying a calm atmosphere. Definitely recommend for couples and families visiting Budva.

    Wifi not working in our room, No kettle in the room. Badly worn balcony chairs need replacing. Shower head broken. Damp or mould on walls. See pictures. Very costly for a hotel in this condition.Certainly not a 4 star hotel. Very dissapointed.

    I appreciated the cleanliness and order of the hotel, and the location was excellent right next to the old town.

    The room description said it had garden, mountain, city, and courtyard views, which clearly means there should be windows. The room I got had no windows or actual view, and the ceiling was very low and sloped because it was in the attic, making the space feel even more cramped. After several exhausting hours at the reception, we were only given a room at midnight, and it felt like they were doing us a big favor! An unacceptable attitude. At check-in, the receptionist kept repeating that I had booked the "cheapest room" instead of offering real solutions, which felt disrespectful. Only after this long wait in the reception we were I offered a alternative room in the hotel for an extra €50. After the woman in the reception keep saying in unrespectfull said there is no other room available "your problem". Though the alternative room was ok and get my expectations,in the morning the reception make sure we are leaving at the exact time. After my request for a refund was refused. Overall, poor room quality, unhelpful staff, and a lack of respect toward guests. I strongly recommend avoiding this hotel.

    Modern apartment with very nice balcony. In amongst all the other hotels. Close and easy walk to old town with its cafes, bars, restaurants and shops. Beach also easy walking distance. Really lovely and helpful reception staff. Arranged our ongoing transport and other needs.

    The first section of our part of the hotel required us to take our cases up stairs. The lovely receptionist asked if we needed help but there was no additional staff so she herself (a young woman) kindly assisted us. When reported we were missing a towel she offered to bring it to our room. Perhaps another staff member should be employed to assist with these ancillary matters. Doesn’t seem right a receptionist should deal with them.

    rarely write reviews, but my experience at this hotel was so bad that I feel compelled to warn others. From the moment I arrived, things went downhill. The receptionist was shockingly rude — no welcome, no friendliness, just impatience and an unwillingness to help with even the simplest questions. It immediately set a negative tone for my stay. The room itself was incredibly outdated. The furniture looked like it hadn’t been replaced or cared for in decades — old, worn-out chairs, stained carpets, and shabby decor. It felt more like a neglected motel than a proper hotel, especially considering the steep prices they charge. But the worst part of my stay was the terrifying incident in the middle of the night. Without any warning, police officers — fully armed — burst into my room and forcibly opened the door. It was absolutely horrifying and left me shaken and feeling completely unsafe. I was never given any explanation or apology, just left to deal with the trauma of that invasion of privacy. For what this hotel charges, I expected at least a basic level of professionalism, safety, and comfort. Instead, I got a rude receptionist, rundown facilities, and a nightmare scenario involving armed police. I strongly advise anyone considering this place to look elsewhere. This was one of the worst
