New ZealandCoin operated air con not mentioned in advertising. Watered down soaps. Electricity overload, couldn’t use sockets in kitchen for more than half our stay. Boiling kettle and toasting in tv room. Sheets and towels inferior. Upstairs flooring dangerous, will fall through soon.
Loved the pool, size of property, it easily accommodated our family of 8. Great authentic feel.

United KingdomIf you want luxury, this probably isn't the place to stay. The bed linen and towels (two each) were fine, but not top end. There were no bathmats. The water pressure for the hot water wasn't high in two of the bathrooms and kitchen and we never managed to get hot water in the master ensuite shower, we just used the other showers where hot water was plentiful. We had a few power cuts whilst we were there. This might have been triggered by local work but on at least one occasion the main switch was tripped and didn't come back on. There was good emergency lighting.
There was a lot to like about the Gem Farmhouse. From prebooking until we left, the host, Jana, was available to answer questions. The location was superb for touring the island as well as being a fairly short drive from the airport. Initially we were going to hire a car. I'm glad we didn't as driving in Malta, even if they drive on the same side of the road as in the UK, is something else. We made good use of public transport. With so many buses we were able to get to everywhere we wanted to go. The Gem Farmhouse is located in the older part of Qormi and has been sympathetically converted from a domestic and farm building. The accommodation is arranged round a central area which includes a pool (2m deep) off which the rooms are accessed. Two ensuites are on the upper floor and a further three bedrooms, two bathrooms, a seating area and very large kitchen diner lead off the pool area. The accommodation worked well for three generations with the grandchildren (aged 1 and 3) sleeping in a room adjoining their parents room and sharing their bathroom, the grandparents in the master room (mind your head) at the other side of the square and the uncles in their own rooms on the upper level. Jana had provided a cot, including bedding, highchair, a few toys for the children and swim nappies. We didn't use the pool much as it is unheated and hadn't really had time to heat up much when we travelled in early May. I imagine that later in the season it would be warmer. The outside area was for sitting but the inside area was so large that the children had plenty of space to play in the mornings and evenings on either side of our daily excursions. There's air conditioning throughout but we didn't need it; the thick walls of the building kept the inside cool when the outside temperatures were in the high teens, early twenties. Secure Wi-Fi kept us connected and enabled the occasional TV viewing. It was a good choice for a family holiday accommodation.

CanadaNot a lot in the immediate area for young kids but that wasn't a big one for us as we needed it as a base for exploring rather than lounging around. Jana had plenty of games and toys provided anyways to keep them occupied
It was great for us to have our while extended family together in the large communal areas while everyone also had their own rooms too. Perfect spot to use as a base for exploring Malta, close to regular buses into Valetta and bus exchanges Jana was always available to contact if their were any issues and was super easy to deal with

United KingdomWe were not informed that air conditioning was extra, and coin operated. Which was a BIG problem that one euro was 30 mins, while it was 35c. This felt like a cheap skimp on the accommodation, and after only one hour and a half of air con, all guests had restless and terrible nights sleep- for all nights stayed. If we'd known in advance we could have prepared and got change, but it was an unpleasant surprise. Two of the showers didn't have hot or warm water. The main bedroom on the bottom floor, smelled like raw sewage, coming from the bathroom. Very unpleasant, and made worse with the heat. The cleaning took longer than our expected arrival time. Yet we couldn't get a later check out. The power cut out several times, when we did pay for air conditioning, and had to reset it several times. Despite an electrician coming by twice. The owner asked us to do multiple chores, despite us being on a long awaited (and needed) holiday. There weren't lampshades, or the ability to plug in said lamps, and a lot of the beds were broken. Sound off the television was broken, and watching movies was even tainted. We expected a lot more from the villa and it felt very unloved.
Initial villa look was beautiful, the pool was great, comphy couches, great kitchen and hang out area. Kitchen was well equipt, and had all we needed there. Great location, close to bus stops, friendly neighbours, gorgeous nearby resturant.

United KingdomWe was told before hand that we’d only need to spend around 5€ a day on the air conditioning coin meter but it was definitely more like €20 as we found €5 wouldn’t go very far
It had everything we needed and was in an ideal, Easily accessible location. Communication with the owners was quick and easy. Rooms were spacious

MaltaUnfortunately, one must be very careful while using appliances since the electricity supply tends to overload very quickly (using hob, oven, fridge, freezer and ACs all at once led to constant power outages). The upstairs flooring was also slightly unstable.
The property is well kept, and the host was very helpful especially in offering help in the multiple issues we faced. Ignoring the issues, our stay in general was a pleasant one with an all-rounding location and incredible host. The availability of the dishwasher and washing machine gained quite some points with us too! the pool is also of decent size, enough to keep guests entertained.
