How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

Verified reviewComfortable house share directly over the road from the public beach and a few restaurants selling the most delicious fresh sea food. The house itself is dated, so if you are looking for 5 star accommodation, this won’t be for you - but is safe, clean and has everything needed for a comfortable stay at a great price! It is also located very close to where the ferry leaves to Isla Mujeres. It’s a great base for exploring Cancun and the local buses run frequently along the beach front, which makes exploring very cheap and easy. Alex and his girlfriend were both very pleasant to deal with.
Some thicker/blackout curtains at the windows due to the police car sitting on the beach front with its lights flashing all night every night. Alex did speak with them but they weren’t allowed to switch off the flashing lights as they needed to show they were present. Alex helped with hanging a thicker cloth over one of the windows as a temporary measure and this helped.

The unit needs badly TLC, not hot showers, old mattresses, the bathroom door is a curtain, etc, etc. I Recommend pay little more for better hotel accommodation. Even Motel 6 is better. Pictures are out of reality.
The photos are completely real as is the detailed information exactly as you received it in your reservation information. If you didn't like it, why did you accept the place with a smile and thank me? Why, out of so many available options, did you choose the cheapest one and then complain? By paying only a small symbolic difference, you could have stayed in a condominium with a private beach and pool, but you made this decision. I can understand and respect a point of view or disagreement, but this exaggerated and dishonest comment will radically affect my livelihood. God sees everything. Also the comments of thousands of travelers are real as well as gratitude for my service, personal treatment and comfort in my accommodations. The location was not at all like the advertisements. The area is quite run down and very noisy. Music was playing loudly across the road until 3 in the morning The kitchen and bathroom were not clean. The bed had only 2 pillows that were very flat. There are no good restaurants or cafes nearby. I would not recommend this place
Thank you so much for your comment, but it's not at all honest or real. You can't pretend that the comments of thousands of travelers in this area are wrong. And you're just right. You're completely wrong. Specifically, as the information shows, this area has become very popular with people looking for a more authentic and real Mexican atmosphere in a very affordable way, overlooking the ocean in front of a public beach and local restaurants. Good, nice, and cheap. Very close, this area is loved by many travelers. What a shame you won't enjoy it for a very low price. Enjoyed this area that other guests love. If you wanted a different type of vacation or stay, you should have booked at the all-inclusive hotels in the Hotel Zone, which are five times more expensive. Yes, it is true that sometimes on the weekend, which is when you checked into the accommodation, there may be some distant music on this public beach. During the week, it is always quiet and we have not had any complaints from any guests. This is something very occasional and rarely happens. All our guests within our listing have the opportunity to reserve private studio apartments or the more economical option, as in your case, sharing common areas with other guests. If you wanted less noise and superior quality, you would have simply chosen another option and paid a little more. Next time, I recommend you plan your vacation better and consider where to book. We had many different offers, also with better furniture and much more luxury, but you didn't want to pay for them, so your comment is dishonest. The hundreds of reviews from travelers in recent years are absolutely genuine. That's why they return to Cancun and frequently repeat their experience with us in our different accommodations. Verified reviewWe loved the location as it was out of the crazy that is Cancun and opposite a little public beach, so I could wake up and watch the sunrise from there each morning. My room was nice and spacious, which was perfect to keep my kitesurf gear. The host was super great and really attentive. He helped us with trips and always available if we needed anything. And breakfast was delicious!

Verified reviewAlex is such amazing host; he was constantly connected with me no matter the time of the day and making sure that i was comfortable with all the arrangements. Very accommodative with my change of plans or anything I might need. He made arrangements my last min tour requests and taxis. He supports his local community by using their services rather than big tour companies. The property is right across the beach mostly for locals and far from all hustle and bustle of the tourists. If your looking for a quiet stay this is the place to be. Down town is 15 mins on the collectivo or cab ride away. Highly recommended The ferry terminal to isla the mujheres is 5 mins walk away. Couldn't have asked for more.

Very strange behavior of the owner, whom I saw only once upon check-in. Initially, I agreed with him on WhatsApp that there would be breakfasts, and upon check-in I paid for my breakfasts. But during my entire stay, I did not see a single one of my paid breakfasts, at all. The owner simply disappeared, did not answer calls and messages. He simply disappeared. And my money for breakfasts, too. The owner only responded in a message after I moved out and sent him a photo of where the key to the room was. Of course, he apologized, said that he had very urgent matters. He promised to return the money. But naturally he did not return anything. What a scam! There is no hot water in the room, at all. There were small cobwebs in the corners of the room and the window frame. The choice is yours.

If you liked the accommodation, the location, and the area, and enjoyed a good stay, it is not correct to leave a bad comment because of some breakfasts that I could not serve you because I had a specific problem. We always strive to provide the best service and be professional. However, somehow a personal problem can eventually arise at some specific time in this life. I followed up on your WhatsApp, and you never replied where to transfer the refund for your breakfasts. What you describe in your comment is not correct.

Room was fantastic overlooking a private beach, I really couldn't have asked for more, will most definitely be returning.
