A home among the palm trees! The property is in a great location, less than a 5 minute walk to the bus terminal and in a fantastic area for walking around the city. The property is secure and has a feeling of privacy and safety despite being in the thick of Tulum! Ramon, our host, was exceptionally friendly and helpful, contactable by WhatsApp! We extended our stay for an additional night and it was no problem at all to organise with Ramon - super host!! This felt like a home, more so than a hotel. With only three rooms available it’s very cozy (we were lucky enough to have the whole property to ourselves for most of our stay so it felt like our own little home) Huge comfy bed, fantastic shower! The water pressure was fabulous! The room stayed nice and cool in the thick Tulum heat. Grocery store is just around the corner for cooking in the communal kitchen, cafe right next door! Prime location!

It was cool to have so many turtles, but I don’t like any animal coming up to me to beg for food. I put my feet up so they wouldn’t touch me. About 7 came running when I sat on the patio to eat. To be fair, some guests spent a lot of time feeding them.

It’s Clean. There is a kitchen guests can use. The location is perfect - walk to the ferry and in town. Close to the malecón. The shower pressure was amazing. Water provided.

Everything you want from a budget option - very clean, access to drinking water and a kitchen, and the friendliest lady who runs the shop next door (Rosa?) checked me in. The same family who owns this place also run a cafe nextdoor which is really convenient as it opens early so good for people who have early starts for trips. Communication was great and it was safe and secure. The location is excellent - tons of lovely local places to eat around. If I come back to Tulum, I would stay here again.

The room and bathroom was spacious and clean. Kitchen is well equipped. Late check-in worked well. Lots of stores and restaurants, food stalls nearby. ADO bus terminal is very close, only a few minutes by foot. Eloida, who was in charge during my stay, is such a nice and warm person, made me feel very comfortable.

There was no one at the property to let me in when I arrived so I had to wait on the street. I do not know if there was a carnival going on but it was very noisy with loud base music going on late into the night which made it difficult to sleep.

I liked the communication. The replies were quick. The house was lovely with a nice entrance and a shared kitchen. The room was very big and the bathroom too, and nicely decorated. It felt like a solid house and safe room. The lady who let me in was very nice and the owner I was communicating with via text was very helpful.

the shower head could be replaced and the AC smells a bit moist when turning on, but both is really minor.

Great location close to bars and restaurants also 4 minutes walk to ado bus station, Nice and quiet so good for sleeping. Lovely big comfortable bed and aircon works well, shared kitchen well equipped should you wish to prepare your own food , all in all good value for money and host was very responsive to any questions etc

There is not a reception, the owner is available through whatsapp. The entrance is total free. For us it was not a problem.

The locations is good, near colectivo station and Main Street full of restaurants and shops. The room is clean and comfortable.

Incredible nice host, easy & fast communication through WhatsApp, spacious room with enough place and hangers to store your clothes, super clean with lots of amenities (fresh water, towels, shampoo, hair dryer), kitchen available and super fast internet. 3min walk from ADO station, Collectivos to Ruinas (30 pesos) just around the corner. Can highly recommend!

Staying here felt like traveling 20 years ago, in a great way! It’s like a cross between a hostel and a bed & breakfast - you’re staying in someone’s former home & may share space (i.e., kitchen, living room, patio) with other guests but have your own bedroom & bathroom. It was super comfortable & quiet, but we were the only ones there so it may be noisy with neighbors. The location is amazing - a five minute walk to the ADO station & very walkable to restaurants, stores, etc.. There is a cafe with great coffee & food next door that is owned by the same family. We loved our short stay - itv was a perfect fit for us.

Good room size, comfortable, AC cooled room quickly, drinking water provided (water cooler in kitchen area), decent availability of furniture (table, hangers for clothes, etc.) which I would expect all places to have but I've since stayed in some that don't! Staff are friendly, helpful, and very responsive on WhatsApp for any requests.

Read the description and you'll find it perfect: a cute little homestay close to the ADO bus station, with a super comfortable room, great AC and yet a warm shower. Ramon and Tumben Kuztal are great hosts.

Obviously it’s a room in a shared house, so you have to bear in mind that it may be quite noisy. It wasn’t a huge problem for us though.
