Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

NetherlandsA little bit too far from the main strip in Tulum (20mins on foot) and next to one of the main streets so quite noisy at the pool (rooms were quiet though).
Spacious set up with lush garden and very nice pool. Excellent breakfast options (recommended!) very friendly staff. Also close (5 mins on foot) to the up and coming Veleta area where you’ll find lots of nice restaurants and shops (not so tacky as on main strip)

CanadaRelatively small things that could make a difference like no shelf for toiletries in the shower, zip ties used to hold up the curtains; garbage bags over the bathroom window; overpowering perfume scent used.
Parking availability, restaurant.

Very good to be in the center of Tulum, close to restaurants but still a peaceful oasis even if you hear the sounds of the city

United KingdomWhen we arrived at the room (early afternoon) there was no cold water. We reported this to the reception and they said they would have someone look at it ASAP. So we headed out and came back and same thing after an hour or so, however in the evening it was working again and we had no further issues on the stay - unsure if this is a fault with the hotels system or just due the general lack of water system and water shortages in Tulum. It didn’t really cause any issues as it was working by the time we needed it for a shower and tbh I think there’s a high chance a lot of hotels in Tulum may have this issue due to the water issues.
The room was a nice style, generally clean and had a nice balcony in the sun. We didn’t use the pool but it looked nice. Staff were helpful and friendly. The location of the properly was good. A short walk to the main areas of Tulum town. If you want to go to the beach from here you probably need to get a taxi. We did this one day, and it was fine, it’s not the cheapest but probably the most convenient way to get there.

BelgiumShower pressure and warm water was very bad sadly enough, I had to wait 5-6 mins and yes seriously let the water run all the time to have a bit of warm water. The matras was very hard also and made it very uncomfortable to sleep.
The room was great, small fridge, a table, working safe, big bathroom, superb working air-conditioning, all top notch.

United StatesThe room was clean but the bed and pillows were not so comfortable. Also while we were there they had a problem with the water line. We had not water in our room for a few hours. Then later on in the evening the water was back on but only the cold water. There was no hot water to shower, We were told that the hot water would be back on the next day. However, they gave us access to another room in order to shower.

NetherlandsThe location of the hotel is ok and convenient but doesn’t offer great views as it is a slightly messy side of the town. That doesn’t mean we felt unsafe at all! We still walked to the restaurants which were not that far
A family trip :we booked 3 rooms in different categories and they were all amazing! A modern apartment with private outdoor pool/ ground floor deluxe room with private pool and a standard modern room. The decoration of the place creates a nice relaxing vibe. I would also recommend the hotel restaurant (sushi lab at night and a different chef and concept for breakfast and lunch ) both breakfast and dinner were exceptional.

ColombiaThe bathroom didn’t have a lock, so it was not possible to lock the door.
It was very clean, enough facilities, privacy and a ver nice and big terrace. The hotel is beautiful, very worthy for the value. Location is good if you have a car, easy access to Tulum beach and to the main avenue, very central.

United StatesThe only downside is the road in front, which is dusty and loud at times. The resort's design does help mitigate that a lot tho.
The place is very satisfying to be at, including the room, pool area and restaurant-bar. Laid back atmosphere. Good time.

FinlandThe kitchen is not so well equipped & the pots & pans are very worn out teflon. It’s no problem if you’re not planning to cook, but we traveled with a family and prepared breakfasts & lunches at the hotel so we needed to buy some pots & pans. The pool water was a bit cold.
This hotel has a great price-quality ratio. It’s a small hotel with unique (perhaps all self made) decor. The rooms are comfortable & the pool area is nice. The location is pretty good, close to Tulum main street.

United StatesThe patio area and couch/sofa outside was never cleaned, we asked twice and they didn't do it. Also they need some shelves in the shower for soap/shampoo, you have to put it on the ground.
The room and hotel were very nice! The room was quite large and the hotel's grounds were like a jungle oasis. The kitchen was well equipped and we were able to cook breakfast and dinner. They provided a nice crib for our baby as well!

United KingdomHot water supply very poor and limited. We stayed in the penthouse 3 and weren’t able to shower comfortably with hot water our entire stay. Hot water is available for about 3mins max worth of a shower every hour or so. So an issue especially if you are more than 1. All pools and hot tubs are also not heated. Also hotel is next to a busy road so not so quiet.
Nice looking complex with pretty greenery and hotel theme. Penthouse was very spacious, well designed and nicely decorated. Cannot hear noise from other guest at all in room. Decent pool. Hotel not too busy or crowded. Right next to shops, restaurants and supermarkets. Reception and hotel staff very friendly. Nice sushi restaurant on hotel site. About a 15minute walk to lively bits of downtown. Quite far to the beach you’d need transport.
