How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

However, we would like to clarify the situation to help future guests understand more clearly: ✅ Contactability – Our team was in touch via multiple channels: phone call, WhatsApp, and official Booking.com message, and responded within a reasonable time. We never ignored the guest’s attempt to contact us. 💳 Security Deposit – As stated clearly in our house policy on Booking.com, a refundable property damage deposit is required before check-in. This is a standard practice in many accommodations and is fully refundable after checkout, provided there is no damage. ❌ Cancellation Request – The guest refused to pay the deposit and demanded cancellation, which unfortunately could not be processed for a refund due to platform policies and timing. Our team did try to assist, but the guest chose not to proceed. We always aim to be transparent, responsible, and responsive in all communications. While we understand the guest’s disappointment, we hope future travelers will read our listing details thoroughly and reach out with any questions before booking. Bad parking space and not fit for family
We’re sorry to hear that your experience didn’t meet your expectations. However, we would like to clarify a few points to help future guests better understand our listing: 🚗 Parking – This is a landed townhouse unit with 1 dedicated private car park, and the guest’s own photos confirm that they successfully parked their Toyota Estima (a large MPV) in the designated space. We also informed the guest that additional cars can park along the nearby public roadside parking, which is commonly used by our other guests without issue. 🏡 House Size & Suitability – The unit is designed to host small to medium-size groups and is accurately described on our listing with real photos, dimensions, and layout. 📍 Location & Self Check-In – We provided clear, timely instructions before arrival, including parking access and check-in procedures. Our team remained responsive and supportive throughout the check-in process. We truly welcome feedback and always strive to improve. However, we hope this clarifies that the issue raised was not due to a facility deficiency but perhaps expectations mismatched with the actual booking details. The beds was mostly comfortable accept some has some stains on it. There's one parking but getting into the parking was hard as neighbors were inconsiderate to cover the entry. TV could not see anything as it's connection was bad. Watch something for 2mins and it reloads the same thing or skip the entire part. After 3 times this happened the entire show just stopped. Walls needs retouch up.

too much rules, many rules not mentioned at booking.com page when book. then they send out total 15 items of rules on 3/5/2025, so you cannot cancel booking even not agree with the rules because cancellation fees RM400+. somemore the facilities very old & damaged. the sofa & pillow dirty, you wont dare touch on it & sit there. then the other big isue is the shower head, the water supply too small untill cannot use the shower set to take bath. my sister & myself used the bidet to shower!! the pictures shown at booking.com page totally different with the real one, dirty & not nice as shown. i cannot sleep well & tension stay there, spoilt my trip, bad memory!! i wont use booking.com to look for hotel/hostel anymore. oh ya, they request me to take selfie with I/C, after that they agree me to provide selfie with driving licence. i hope they wont leak out my photos & delete this data. May need booking.com monitor on this issue, thank you. another 1 thing is whether the cleaning fees by customer? i paid RM130 for cleaning fees, they ask me check with booking.com this fees charged by booking.com. i not aware this cleaning fees when review at the page, known this after made payment. pls help to verify on that.

I am extremely dissatisfied with the unjust imposition of a non-refundable RM130 cleaning fee on my reservation, in addition to the rent. My attempt to cancel the booking and seek a full refund was met with disregard from the hotel staff. This experience has been highly frustrating. This lack of transparency and responsiveness is unacceptable for a service provider.

Regarding to the low water pressure and side table got dust, we informed you that there is water outage which cause that is a big paip is broken and government is repairing it within 4 hour and this happen at your 3rd day which the water supply is normal at other day. Meanwhile , we found out some dust on side table and did deep cleaning on whole house to make sure whole homestay is in good condition. Even you broken some glass cup ,but we not request penantly on it.Appriece your feedback and hope we empathy and rational to each other. Thanks :)
