SingaporeThe place doesn’t have a welcome feel with empty chair stacks around and no place to hang out. The bathroom its not well maintain. The floor gutter cannot be close and there’s baby cockroach in the room. Breakfast was late by 30 minutes and the drink was served only after we finished breakfast. Having said all those, I believe they will improve in time to come

MalaysiaIt's not about the place itself... everything is good about Janice Homestay. The road to reach the homestay is a bit steep, not really nice experience for a novice driver.
The owner is very helpful and friendly. They also provide a socket/plug at the balcony. It's really good since I can do my work with my laptop with a very nice Kinabalu mountain view.

MalaysiaI am absolutely terrified with my recent stay at Janice Villa. Our group of twelve, which included two children and two elderly individuals, was traveling from Kudat to Kundasang. On the evening of our scheduled arrival, at approximately 6:30 PM, we were informed by the person in charge that Janice Villa had no electricity. We were told that we needed to cancel our booking, and we were further informed that cancellation was not possible on their end. I was hesitant to cancel due to concerns about receiving a refund and the difficulty of finding alternative accommodation for our large group at such short notice and potentially at a higher cost. I asked the person in charge to find alternative hotel for us instead of cancelling. They found 1 nearby Janice Villa but the conditions were disgusted. Heavy dusty fans, unwashed bed sheets, flickering emergency lights. There was also an unsettling unidentified substance on the bathroom ceiling. The hot water system was inadequate, requiring an inconvenient 15 to 30-minute wait between each shower. The following morning, only one of our rooms had running water, which meant all twelve of us had to share a single bathroom. We were disappointed to hear from the staff that the alternative accommodation was offered based on pictures that were apparently misleading, and that Janice Villa did not pre-check the suitability of this alternative. Despite raising these significant issues with Janice Villa, we received no response or offer of compensation. The next morning, upon our arrival at Janice Villa itself, the electricity problem had still not been resolved. Although our booking included breakfast, it was not provided, and we had to specifically inquire about it. We were only able to leave our luggage before continuing with our planned activities. Later that afternoon, around 4 PM, we were informed that the electricity issue had been resolved.
The view of Mount Kinabalu from the hotel is marvelous.

BruneiThe water heater didn’t work very well and splash-water didn’t drain properly. So the toilet floor is always wet. There are cables hanging from the wall. Everything else is there and sufficient for our one night stay.
View from the rooms are excellent. There’s ample parking space for our cars. It’s close to some of the attractions in Kundasang.
